  1. A big issue with the library is their lack of loitering enforcement on the Plaza outside. I have been harassed / threatened multiple times walking by and avoid it when I can. I am saying this as a strong advocate for downtown, so I can imagine how others who experience that would have a bad impression of the area. All that being said - I think selling the unused building to 3CDC (or any developer) would be a better move. They do not need the space and it is a drain of resources. There are much higher uses of that land.
  2. The YoY Decrease in Cargo tonnage is odd with all of the activity that seems to be occurring in that space at CVG. Unless that is more of a macroeconomic issue than a CVG issue.
  3. 100% agreed, but the Uptown institutions have shown time and time again a lack of vision or any forward thinking with their existing footprints.

  5. Money! (/s) But to see real infrastructure improvements for pedestrians around Uptown you really need UC and hospitals push for that. Which I imagine is very very low on their priority list.
  6. This project should be so much more than a strip mall. And I will be interested to see the tenant mix, the last building leased quickly but it also has an Urgent Care - which I hope is not an indicator that this next building will slide into cell phone stores.
  7. The CVS I use in Hartwell also axed weekends which makes it very hard to fill prescriptions there. The Finneytown location also closed the actual store its just a drive-thru now. They put all the local pharmacies out of business and are now closing all of their stores.
  8. You couldnt possible expect the Church to give up parking revenue to do something useful for their mission.
  9. Yeah that doesn't make much sense - a 125 unit high-end apartment building in a wealthy area should not qualify. You could argue Phase 1 (the larger building + hotel) was more "transformational" but either should be able to pencil out in that area.

  11. Answers in Genesis (the parents company to both the Ark and Creation Museum) has purchased 1105 and 1155 Western Ave in the West End for $2M. I am curious what the plans are for these properties.
  12. Converting Vine to a 2-way through the CBD and redoing the streetscape would do a lot to make the area feel updated. Court street is coming along, needs more residential fill-in. The blocks spanning 7th/Vine could easily fit 500+ units without being that aggressive on height.
  13. I wonder if "already 6% leased" is a typo. I feel like the developer wouldn't comment if it was 6%, not to mention that is an oddly specific percentage. "The property is already 60% leased" would make a lot more sense.
  14. I very much hope this project gets off the ground and completed and I believe it will. But I do find it comical when real estate projects get delayed when actual billionaires cry poor if they don't get a 10% equity injection for free.

More of a macro-comment, but when Restaurants close in OTR or Downtown it makes headlines and people immediately point and say "see that area is failing" (with a good amount of folks who take joy in seeing places close in urban areas). But restaurants close everywhere. Maplewood closed in Mason and no one bats an eye.

Mr. Patel shared the redevelopment plan for converting the former “Chong” building at 616 Race Street into a Hilton Homes to Suites hotel. They plan to add two stories to the existing structure creating a six-story hotel. There will be 109 rooms with a first-floor restaurant. Subsequently, he addressed several questions from members. I believe these were originally slated to be converted to residential? Regardless, it will be great to return these structures to active use.
  20. Community Councils overplayed their hand and cannot be taken seriously since they oppose everything. It seems like the majority of people who join Community Council boards are folks who have a lot of free time who then have the ability to show up at 2pm on a weekday to randomly oppose developments at meetings, when the majority of residents are likely indifferent or they support it (with the understanding of more residents = increased tax base = better amenities). What especially irks me is when you see homes in Mt Lookout or HP with anti-development yard signs and they are in a lot that was a teardown-rebuild. Rules for thee but not for me.
  21. That may be true to some extent, but how many college students can regularly afford a pint for $7? If your business model needs individuals with little disposable income to purchase high priced products that is a problem.
  22. Comparing athletic facilities at X/UC/NKU to a regional Arena for an entire metropolitan area is apples and oranges. The main goal of those facilities is to host the athletic teams of those Universities, with anything else being gravy. If they all combined to be the main tenants at 1 single premier facility you would likely not be able to host many events other than college athletics anytime but in the summer anyway (due to the schedules of basketball, volleyball etc) as it would be at least 9 teams (M/W bball and W vball at three schools) all sharing it. Not to mention big-time donors from "rival" schools typically do not pool their funds together.

I wouldn't for certain say that the cause of not having a server is slow business, the place had just opened when we went and there were some other folks in there using the simulators it just seemed extremely poorly run. A start up company that brands itself as "cool and techy" so they get a bunch of money to expand super quick but lack the infrastructure to support the expansion.
  24. Ive gone to Five Iron two times trying to like it. Both times there was only 1 employee so it takes forever to get a drink even if you are sitting at the bar. The second time we went we had a group of about 6 and ordered food then 45 mins later the bartender said he forgot to put in the order but even if we wanted food they didnt have any to serve which was really odd.

    The $37M number that is proposed above - that is a guaranteed return which is good, my main concern with that - is there some sort of escalator in the lease? Like the lesser of 3% or CPI? If that is in the clause then I would lean towards the lease option as it will always go up and the money isnt speculative.
