So with that simplified math I have a similar simplified question. That $461 M they offered the Browns could theoretically be used to attract companies to build in Cleveland through similar SHW subsidies to offset the loss. But also wouldn't that 30M the Browns be offset by Maintenance cost or is that 30M after upkeep cost?

Honestly if the storefront owners are subsidizing the rents to make these affordable this may be what's needed to jumpstart retail downtown. Opening local shops throughout downtown and getting people used to shopping downtown would bode well for attracting national retailers. Once they see the success they'd be more inclined to take a chance. I do think that is something that isn't thought about in the retail discussion. People aren't used to shopping downtown, it isn't their first thought, so when a store opens they may think of the suburban option first before downtown. We have to start local to start the reversal in mindset.

Honestly, what this project reminds me of is the Wharf in Washington D.C, revitalizing a once desolate piece of waterfront land into a publicly accessible Waterfront neighborhood.

With the track record of Dan Gilbert and Bedrock to get things accomplished, especially with what they've accomplished in Detroit, the Redevelopment of the May Building, the renovation of RoMo Fieldhouse, and the construction of the Training facility starting I think Dan Gilbert bodes well here. Combine that with the infrastructure work that has been done to make this a reality by the city I feel that this looks like a more viable project. The Columbus project kind of gives me NuCleus vibes, partially due to what it looks to accomplish scale wise and me not knowing the developers track record.

Amazing! Where will they play though? Wolstein may be the best option for a traditional basketball environment but maybe they share the same facility as the Charge.

Can I speak on something? I ride down superior into downtown pretty often and even though it's a lot of construction that has built and is being built that stretch from the new CPD headquarters to the new townhomes is DEAD. We go back and forth about whether we should build retail when we already have vacancies or not include them at all and to me this stretch shows why having a commercial space is important. I don't know if creating pop up retail spaces or adding greenspace to draw residents out will help but this stretch needs a shot in the arm outside of converting buildings. This could be our version of short north in Columbus, a vibrant area that extends the Downtown activity but something has to change. Hopefully the Midway project draws people to this street.

I find it fascinating how different University Circle projects and Downtown projects are. When a project in University Circle project gets announced it is almost virtually guaranteed to be built at this point. Downtown on the other hand has a ton of speculation and finger crossing involved.

Personally I feel that Bedrock made sure the Training Facility was funded and started construction before the TMUD Applications were due to show the State that this is a real project and vision. Having shovels in the ground shows the State that they are serious about this and it's more than just pretty pictures and graphics. This to me is especially important due to Cleveland's track record with big TMUD funded projects (Centennial), even Erieview was struggling to get started and needed an outside developer.

What major project that qualifies for the full $40 Million is Bedrock competing against? I feel that this is the truest definition of transformative, taking a dormant, isolated piece of land and turning it into a vibrant space. This would be the poster child of TMUD.

I was being a transit nerd and came across something. One of the newest buses we have, the Gillig's are called BRT Plus. Why? I went on the website and couldn't find anything that makes it BRT anything let alone PLUS.

So how many total rail cars would that be? Would the rail cars be built at the same time as the previous cars we ordered? Also with extra rail cars can we at least use some of the older rail cars that would be replaced to reactivate the WFL Full time?

Yes and it looks like a lot of them were done by Knez homes, they mimic the homes built in Glenville on Ashbury as well as Wade Park between 120th and 122nd street.

i work at the Juvenile Court, I saw them block a road off to do what looks like excavation work for a foundation for housing. Since I've started working here a little over a year ago, numerous lots have been built upon, mainly on 97th and 100th Streets. The new construction looks to be taking place on 103rd.

I'm pretty sure they'll build each building based on Market needs and trends at that time. Look at Circle square, the first high-rise building is a traditional apartment building with two and three bedrooms. The next high-rise building? It contains a lot of Studios and 1 bedrooms due to CWRU student growth and Cleveland Clinic's new buildings coming online soon. With a slow drawn out process like the Riverfront project it allows Bedrock to look at the landscape and adjust versus constructing predetermined buildings all at once which could leave a lot of buildings empty due to changing dynamics.
