  1. A lot of properties he absorbed were apart of a GMF (Global Ministries Foundation) portfolio he took over that HUD essentially forced them to get rid of due to negligence. They are getting rehabbed for example the Kansas City property mentioned in the article, the property in Riviera Beach FL is completing a rehab etc.

People wanted Erieview to win instead of The Centennial but this is the thing, the owner of Erieview has a reputation of not delivering on promises so who is to say he would have started anytime soon. Secondly The Centennial delivers everything that the Erieview project does but on a larger scale, it offers more apartments, a 5 diamond boutique hotel, museum, retail, restaurants and office space. It truly is the true definition of transformative. Plus Millennia has a reputation of getting projects started and completed in a timely manner.

  5. Great! Although everyone would love to see a store on Euclid etc. this location makes sense due to its location right by the arena's.

  7. I hope something is going in there, temporary or not. Walking down Euclid retail between Public Square and 4th has taken a slight hit. Maybe it's Bath and Body Works 😂
  8. Soooooooooo I've been thinking about the TOD strategy Cleveland (and honestly most cities do). So in Cleveland wouldn't it make more sense to build affordable housing near rail stations to increase ridership versus market rate housing? I'm not saying people who live in market rate housing wouldn't ride rail but people who have lower incomes are already GCRTA's backbone for ridership. Building more affordable housing near rail would make more sense to me. That income demographic already has a more accepting view towards transit so it wouldn't take much convincing to ride rail versus investing millions of dollars in a project in HOPES that they ride it. It also would allow for more dense development because less people have cars already so they'd be less likely to car about parking requirements. A prime example of where the affordable housing model would work is by Superior station. It serves an income demographic that drives less than those who live in market rate housing and due to riders in that area riding transit due to necessity versus convenience, you're more likely to create more rail riders. Just my thoughts.

If Macy’s is not ready to negotiate, University Heights will use eminent domain at University Square UNIVERSITY HEIGHTS, Ohio -- City leaders continue to make progress in seeing through the redevelopment of University Square as City Council approved Monday (Feb. 7) legislation that seeks to bring about, through eminent domain, the demolition of now vacant buildings at the shopping site. The city is working toward a redevelopment of University Square, located at the southeast corner of Warrensville Center and Cedar roads, that would take place under the partnership KL Holdings LLC. The developers plans to add apartments and several amenities for those apartment residents, as well as reconfigure buildings. Back in September, Mayor Michael Dylan Brennan termed eminent domain the “nuclear option” that would result if negotiations involving Macy’s didn’t occur to allow the developers to add a courtyard and parking garage upgrades. An agreement dating to when University Square was built didn’t allow for apartments in the store’s vicinity. Target, which also own its own building, has revised its part of the original agreement to allow for apartments, but Macy’s has not done so. Brennan said last fall that Macy’s had initially agreed to follow Target in allowing apartments, but then decided against doing so.   11. This will be yet another missed opportunity for Cleveland because we are scared to pull the trigger on the better option of a major project. This type of mindset is what consistently prevents us from reaching that next level that we know we are capable of. I get that the study with multiple options presented is necessary but we constantly let voices that love the status quo ring louder than those who are ready to take us to the next level and that is why we are such a stagnant region.

  13. I look at these early buildings to be similar to any building in Cleveland being built during the early stages of a turnaround. The designs initially are going to be uninspiring but as interest in the neighborhood picks up and demand for housing skyrockets you'll see the designs reflect that and get better. I believe out of the West Side neighborhoods Ohio City has the best apartment designs consistently, I feel this could be the same down the line.
  14. I think the Chester site is the best option. Larger lot that will disappear, the area is dead right now but this is the EXACT project needed to jump start the area.   16. I would hope so too and preferably around Public Square but Dan Gilbert owns so much over there that I doubt that would happen. The Euclid Grand space or the old Geiser space by Heinen's would be perfect, heavy traffic, an influx of visitors and residents with the new(ish) hotels and apartments. Honestly it sells itself.   20. Bath & Body Works closed in Tower City and from what I heard from an employee it was forced upon them. They finished number 1 in the area in sales so it couldn't be performance.
