  2. So I remember watching an episode of House Hunters that was based in Washington DC. The resident lived very close to a Metro station and the complex included Metro passes in the payments. I always thought that was a good incentive for apartment complexes that are located close to the rapid in Cleveland such as the ones in Little Italy etc. Sent from my Pixel 4 XL using Tapatalk
  3. The aerial view of the site plan shows just how much work there is to do down there but how much potential the neighborhood has.
  4. Rereading the rejection from SHW of those understandable and fair suggestions by the planning commission reminds me that I hated the (for a lack of a better term) arrogance from SHW.

  6. New to the region is the most important part. These necessarily aren't the same mom and pop shops that started to open. While not the biggest names it fits their new mold of a "Marketplace" and I admire how fast they turned around and announced tenants for the mall.   7. My goodness we’ve been discussing this design for months. It’s a conservative company and we got a conservative design. That’s it that’s all.
  8. I’m actually glad that the FEB never got built as one mega project. The different projects at different times allows for various designs to be put forth creating a much more organic feeling neighborhood versus a Pinecrest or Legacy Village.
  9. 3 MILLION SQUARE FEET OF OFFICE SPACE?! With no residential to go with it? Whew That sounds like it would’ve been a 9-5 mall for sure. Kind of glad this didn’t get built as is it needed to be tweaked anyway.

  13. This stretch of Warehouses on Superior is allowing that stretch to become very strong. It has the Live and Work aspects of a neighborhood it could use “Play” aspects. Although Downtown is right there the drop in scale from high rises to warehouses makes them seem worlds apart.

  18. I think the big issue is we set our expectations too high. This isn’t a typical “oh I’m settling for anything because nothing ever gets built in Cleveland post” either. We have to realize who is building this structure, a conservative company who keeps a low profile. Outside of urban enthusiasts and those in the real estate business most probably didn’t even realize Sherwin Williams was based in Cleveland let alone downtown until recently. They were based in the landmark tower with no signage to be found, or any other indication that they even owned the structure. The fact that they shot to be the 4th largest tower in Cleveland and (I believe 5th largest in the state) is saying a lot to me. They EASILY could’ve taken the Eaton Corp route and went out to Highland Hills which in reality matches their low profile perfectly. This design, while not breath taking, is not bland and still has elements that break up the monotony that a glass design could have. This design could have easily went the route of Erieview Tower and had been a glass rectangle but it instead provided the best of both worlds, a modern tower design, but safe enough to where 20 years down the line will age well. Overall to me what we got is what we should have expected based on the type of company we’re dealing with and nothing is wrong with that.
  19. What I'm excited about is it will freshen up the view when driving towards Downtown on the Detroit-Superior bridge. Also the national media LOVES that view so it will be nice to see that freshened up as well. Sent from my Pixel 4 XL using Tapatalk

  21. Great news because it definitely is a large complex that allows us to compete for these major shows but I definitely loved the idea of having these shows that draw tens to hundreds of thousands of people each year. Definitely would’ve contributed to the momentum Downtown.
  22. The finishes are still better that Terminal Tower, THAT was a disappointment. This isn’t that bad.
  23. So I get the comparisons but then again I don't. Cincinnati's waterfront neighborhood has similar placement to North Coast Harbor so I understand that comparison. At the end of the day Cincy built a neighborhood on their riverfront which is similar to what we are doing with the Flats East Bank, basically Live Work Play. While the Banks is very nice and impressive when I visited Cincy, the neighborhood was not very full or active in the middle of the day unlike FEB when I go down there.
  24. It's more so because it's exposed instead of hidden by the building or in a garage.
