Or supply chain issues meaning the plummeting demand for chips/wafers? My guess would be the later, I read that semiconductor sales are expected to be down 11% globally this year. Intel themselves guided to revenue down 40% YoY in Q2. I wouldn't expect them to be rushing new capacity into a down market.

Yeah I hope it's moving forward, but I have to imagine that 245k sq ft of office in the original proposal is a tough sell. I mean we're not San Francisco, but 350 California Street was worth $300 million four years ago. It might sell for 80% less now, brokers say, in a market where office vacancy rates have soared. Wells Fargo & Co. recently said the volume of its office-building-backed loans that are classified as “nonaccrual”—meaning the bank no longer expects full interest and principal payment—jumped to $725 million in the first quarter from $186 million in the 2022 fourth quarter. I doubt office is dead forever, but if Dublin is filling in holes in it's office parks with apartments, that's a pretty good sign it's at least not the thing to build now. Make it all residential over retail. Split it between condos and apartments and let's get it built.

I went to Otherworld 3 years ago and am honestly very surprised it's still a thing. I mean good for them, but I'm not under the impression they've changed anything. There were a few neat rooms that played with light and mirrors, and a couple fun interactive items, I didn't feel the art told a cohesive story nor were all the rooms different enough to live on their own. It felt disjointed with like a theme that appeared in only half the rooms. We didn't do the secret puzzle, but I guess by definition they don't tell you about it, so maybe we missed some deep underlying link or something, but like it was neat to see once, for an hour, 3 out of 5 stars. Don't understand how they've expanded into multiple cities, etc. Anyway, I do like the idea of another cultural attraction on the peninsula. I think a natural history museum, our version of the Chicago field museum would be cool. Move the dinosaurs over from cosi (where it doesn't really fit) and go from there.

Ah no, you're right, Its along Belle. I looked at Google maps too fast before I posted this, I grabbed the first road in front of COSI, but Wolf Dr is the small road directly in front of COSI, that's closed to normal traffic and I didn't think had a name. Sorry for the confusion there.

Columbus: Downtown: The Estrella / 199 E. Rich St
Big news day! I really like the proposed 19 story, very sharp looking! I also dig the micro apartments, I love to see development that isn't of the mega block variety. For the micro units I actually like the first black and white proposal (minus the logo). It's unique and is something that I think could look good in small doses, like this tiny site.

I'm surprised, that place has the absolute worst acoustics, every wedding I've been to there it sounds like the speeches and the music are coming through a broken drive-thru speaker unless you're directly in front of the sound equipment.

I like the Convention Center design, it's quirky, but it does look better at night with up lighting than it does during the day. Although, at least it has visual interest and honestly what do you do with a multi-block long building that's purpose is to be a fancy warehouse space. COSI is super interesting to me because they put the ugliest wrapper around the very attractive Central High School. But it's not even all that functional, you wind up with these super long hallways and really oddly shaped exhibit rooms that seem like they were a square peg forced into a wing shaped hole. I understand that you don't want windows in exhibit spaces but 500ft of concrete wall on either side of the front doors seems like a bad solution. The glass cut through they proposed a few years ago was solving the wrong problem. The middle bit that was the high school is the only good bit. The rest needs to be reworked somehow.

But maybe that's a reflection of less need for office space and the continued need for housing. I also don't remember pizzuti doing suburban greenfield development before or at least I don't think of them as that type of developer. I'd say the plan is about as good as could be expected for this sort of thing. But it's island surrounded by parking lots in the middle of a broader ocean of parking lots, not sure I see the appeal of living here. I hope that someday all those parking lots will get redeveloped and you'd see Dublin continue to densify within 270. Maybe eventually when they run out of fields and have to follow the UA playbook for growth.

Wowza, it went from OK to awful. Remember when I said this could be the thing that gets me to visit Whitehall? Yeah, that's a big nope. Eight huge buildings that all look exactly the same with giant parking lots. At least it's better than what was there before...

17thState replied to WalkerEvans's post in a topic in Central & Southeast Ohio Projects & ConstructionWhile I think this "dedicated" extension is worse in the sense that instead of crossing North Broadway when it's a narrow 4 lanes wide and in a residential section, you'll be crossing North Broadway when it's much wider and is a high way on ramp. It does have the benefit of connecting to the Kohls site. Hopefully that's the result of someone thinking 2 steps ahead.

I do find all this 50's/ 60's hate a little ironic. I'm sure the proponents of those buildings had the same conversations about the dated ugly buildings that existed then. Tough time for a building, too old to be new and too young to be appreciated. Only when enough of those buildings are gone will anyone miss them and want to preserve what happens to be left. I'm not against the redevelopment for a higher, better, denser use. But you can't ignore that it's a unique stretch of downtown that reflects the era in which it was built. I'd rather we develop all the empty parking lots behind those buildings on Chapel Street before we go bulldozing everything along East Town.

It's full of businesses and is one of those things to me that is good in small doses, adds a little uniqueness. You can only take so many 5 over 1 fiber cement board clad boxes with quirky fenestration.

17thState replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionThis is an interesting critique and one I hadn't thought of before, but with the elevation change you were never going to be able to see the river from the first floor or 2. But it would have been interesting to see some portion of the development added to the other side of riverside drive. Maybe something with a cantilever over the valley there. Could have been really cool.

Columbus: Downtown: Capitol Square Renaissance (Edwards Cos.)
The side facing the park is really well done imo. They kinda gave up on the 3rd and rich sides. I hate those desolate balcony strips jutting out. That said I think it's an overall win and I think texture on the paneling is unique. I really like 250 as well, it fits that site perfectly and added some height along with some dimension. Infinitely better than the two55, river south, and Columbus commons apartments it's next to.

Nope. I've lived in Columbus 18 years and I don't think I've ever been. Doesn't exactly have a stellar reputation. I actually had not never even bothered to read this particular thread until the Hamilton Road and Broad development came up in the business first article about bridge park and I got curious. I think something like this could really help to change the perception and give people a reason to visit. Kind of along the lines I've been out to Creekside multiple times despite not having any other reason to visit Gahanna. I hesitate to compare this to Bridge Park though, because while it does a lot of things right, the layout is odd and looks like if they added one parking garage the whole thing could be a 1/3 the size of the current site plan.
