I say this as someone who loves history and wishes we had more historic buildings left or at least remnants of them. This just looks like they saved the wall of some old bathroom. Hope the developer just skips the neighborhood commission after this round if not approved.

It breaks up the massing without looking cartoonish or relying on different color cement board as a design strategy. Hope they use quality materials, no reason this shouldn't be approved.

I feel like they could design something that could be much more easily maintained. I mean how long do community pools and water parks last? Feels like those manage to make it much more than 10 years before having to be ripped out and redone.

But really hoping it doesn't lead to Strader's being pushed out because overall there doesn't seem to be a ton of empty or underutilized parcels in that area. Seems like a handout to the developer of the premier property.

In the business first pictures it seemed odd a barely framed room had a full bathroom and then in a separate picture you see PDM Durapods confirming my suspicion. I bet that saves a ton of time in construction, but I would have thought they would have had to crane them earlier on, they must be just the right size for one of the elevator shafts.

The application states the following as a requirement: The project must evidence that the tax credit is a major factor in the ability to start or complete the project. This evidence must include: i. A narrative describing the financing circumstances of the project and the deficiencies in the capital stack that that make the tax credit necessary for the project; ii. A sources and uses document that illustrates the financing gap; and iii. A description as to how the tax credit will be used in the financing. Any plans to transfer the tax credit to increase the capital stack must be included in this description. So they have to demonstrate the project wouldn't happen were it not for the tax credit. Although, I still don't think Cover My Meds should have won, I'm sure it hit the economic impact requirements, but something tells me McKesson could have found a way to cover any funding gaps. But yeah I think we should consider any proposed applicant vaporware until they win the credit. That said I'm sure there are applicants who don't really need the credit and are just playing the tax credit game (cough* Cover My Meds *cough)

(screenshots are closer to downtown than Clintonville). Do I think Clintonville could do more to foster better development along high street, sure, of course. But if you've ever gotten off high street Clintonville is a neighborhood full of well maintained historic homes, in walking distance to parks/playgrounds, food, coffee, grocery, etc (your specific mileage will vary based on location). But no one's decision to live in Clintonville is going to be influenced by what's built on North Broadway and High. To say Clintonville is the most disappointing neighborhood is to disregard 95% of the actual neighborhood.

Could they have built a 5 story building instead of a bank, sure. But if that qualifies it for most disappointing neighborhood maybe you should drive through more areas of Columbus.

This may be the old man in me, but the city seems to have zero regulation around the brightness of those boards adjusting down at night. They look fine during the day, but they are eyeball searing at night. The one at state and high is a perfect example of this. Probably best not to have that overlooking a highway merge point.

Genuinely curious, what makes you say that? I do think they're very comparable as dense mixed use master planned developments next to a river front park. But I think I'd give the edge to Bridge Park. That may not be fair because bridge park is more established but here's my thoughts. The Peninsula wins architecturally (I prefer the mix of heights and the more varied buildings). However, Bridge Park wins for parking garage treatment because they blend into the background of the streetscape better and most have 2 to 3 sides wrapped. That said, the Peninsula has nice garages, they are dressed up, but just buried in the back down a dead end street. I could be wrong here, but I also think Bridge Park has more consistent ground floor retail (they've also activated it really well, although not fair to count that yet). But the Peninsula incorporates art. Lastly, and what gives it the win in my mind is that I think Bridge Park was more transformative. Taking a strip mall in suburbia and developing it into a destination urban district is pretty impressive. The Peninsula is impressive in its own right, but with the existing momentum in Franklinton and the location those lots would have developed densely on their own if the city hadn't kept a strangle hold on them. My thoughts anyway. But fun conversation to have, wish we had a dozen more going up to compare. Calling out the disappointments of Grandview Crossing, Hamilton Quarter, etc.

Like unless your business is building parking garages and this is your version of the longaberger basket, I can't wrap my head around it. I understand design preferences are subjective and everyone has their own opinion, but mine is this building is particularly ugly, like hipster trying to be ironically ugly, ugly.

Pandemic delays and subsequent retailer inventory stockpiling drove huge demand for places to store things and warehouses could charge whatever they wanted. I've heard Walmart has rented runaways to serve as pop-up dock yards just to store all the containers of things they've got lying around. Every retailer right now is trying to reduce inventory, I would think that would drive down demand for all these spec warehouses. I mean if Amazon is delaying the opening of 24 facilities and canceling plans for 42 others that can't be a good sign for the market.

Tunnels no matter how well taken care of always feel a little sketchy for some reason and an at grade crossing would be a traffic issue that would defeat the point of the roundabout, plus it would just be very intimidating for pedestrians. I know there's crosswalks there now with pedestrian islands, which is about as nice as you could hope for, but something tells me it doesn't get a lot of use. Also, it's a bit of a shame the empty field portion of the Wendy's campus is on the east side. It'd be nice if they could follow Battelle and sell some land for redevelopment and have it fit right into bridge park (once those dealerships are gone), but it's probably a tougher sell to rebuild their main building.

Hopefully if they invest in a pedestrian bridge that could also lead to some denser redevelopment of that strip mall just to the east of this development.

17thState replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionIt's 3-5 stories with a mix of rental and for sale units, there's parking garages instead of acres of open parking, and those parking garages are clad with rental units. There's maybe a bit much parking on the interior of the housing blocks on east/west, but overall looks pretty good to me. Also, the car dependent criticism is a waste of time, you could build a Judge Dredd style Mega-Block here and you'd still need a car because it's in Dublin, OH.
