  1. What is the current class A office occupancy rate in downtown Cleveland? Reason why I ask is because the corporation that I work for was originally going to build a second office tower and a new parking garage...we were being told this for the past 2 years, then a new CEO came in, and decided to scrap those plans, and save that money towards investing towards internal resources that would help increase revenue...and expanded by leasing more class a office spaces during the hiring frenzy.

It's hard to measure that statement because most of the infill, by and large has mainly occurred in otr in the past 5 years........and otr, combined with Pendelton, Mohawk, prospect hill are a much larger area than the Nationwide arena/parts of short north. I think if we look at current towers being built, 4th and Race, Court Street Tower, 8th and Main, than it doesn't paint that bad of a picture for Cincinnati downtown infill.
  3. It doesn't look that bad and it's better than an empty parking lot. At the very least it will bring new residents and Businesses to an otherwise dead part of downtown... Regarding the prime real estate bit...yes it's prime real estate but when your not a major city you sort of have to cross your fingers, hope for the best and be happy with any new construction development that comes your way.
  4. I think it's more likely Stark will sell the expanded lot down the road to a more competent developer who has financial stability... Until then Stark will probably collect revenue for parking until the cows come home.. And why not? It's easy money!
  5. I was under the impression that the developer that has purchased the property has completed quite a few otr/downtown projects and is considered a very reliable developer.
  6. My mistake but great news regardless. I was sort of being pessemestic, thinking it would be quite some time until we would see any movement with the Emery, so its great that it seems like there is an outline for the future for this historic theater.

  8. I obviously enjoy the vibrancy, hence the reason why I’m down there. Im just making the argument that it poses a risk for pedestrians and slows down traffic, which is already at a snails pace. Its chaotic, but disorganized chaos. Pedestrian should have enough space to maneuver, but do not and hence use the street as an extended side walk which is dangerous when incoming traffic is using that space for there vehicle to maneuver. Again, I’m very pro vibrancy and I love how many people I saw in otr that night. I didn’t like people almost getting hit by cars because they ran out of side walk space.
  9. Obviously a good thing, but it's not good when cars can't move because pedestrians are walking into incoming traffic because lack of sidewalk space.
  10. So what will we do about main St at night. The traffic is a nightmare on weekend nights. A women even stopped her car in the middle of traffic on main to jump onto the roof of her car and dance for drunk public crowd. The sidewalks were equally bad, too many pedestrians and people had to walk on the side of incoming traffic because not enough space to walk. Main St literally reminded me of times square NYC last night with how chaotic and bustling it was. A good thing but a bad thing when the infrastructure doesn't support that level of activity.
  11. Whats the overall background of this developer? Curious as to what motivated this developer to pursue a development (high density, almost no dedicated parking structure or lot) like this in Cincinnati of all places? Obviously i'm ecstatic this is happening, and hopes it leases well, but why can't we have more developers like this one have the same mindset and willingness towards development of dense residential in the urban core?
  12. That's sort of the new trend alot of bars are leaning toward with secrecy. Creates a more exclusive vibe.
  13. I'm curious how tall they will have the new ballet building be. I feel like it needs to reach a certain height to become visible from cars on the interstate
  14. Sounds like there plans were way to ambitious. Sucks when businesses build hype and don't think far enough about how much all of it will actually cost.
  15. How does this hurt the arena if nobody wishes to sponsor the arena? Does this hurt the ownership group of the arena financially in any way the longer no sponsor shows up?
  16. Interesting? Adjacent to where those grassy lots are? If built tall enough it would have good frontage on I-71 and be a good way to freely "advertise" the Cincinnati Ballet.
  17. MLS requirement new expansion stadiums to be built in an urban environment close to the downtown urban core. They probably didn't find Oakley urban enough to their liking.

FCC would be smart to create a mini banks next to the FCC in the West End, that way it would be another source of revenue for them as they collect $$$ from suburbanites who want to park as close as possible to the FCC stadium and have a drink at the West End FCC Bar Louie and eat up some wings at the FCC Buffalo Wings and Rings.
  19. That's exciting! Glad to see surface lots being torn to shreds. Still mind blowing thinking back on how this area used look back in the early to mid 2000's. Nothing but surface lots galore. Its quite a beautiful transformation....Hopefully the Washington Way Caps aren't to far distant in the future either.
  20. It's a casual deep dish pizza chain that also serves some sandwiches. It's good stuff, but you have to be in the mood for it. The deep dish is so filling, and probably has an excess of over 500-600 calories per slice.
  21. I hope that if we do get a Hotel Signia that it's as tall as the Indy version. 38 stories and 800 rooms. Does anyone know how tall the Millennium Hotel is?
  22. I'm wary on pizza shops in general. I'm sort of happy Giordanos didn't take that pad. For me, Giordanos belongs somewhere along Court St or OTR. A smaller-mid sized location, not a prominent Banks location. That banks pad imo is an attractive location considering it's next to the ballparks, the river, smale park, etc. I personally prefer to have restaurants that serve a variety of food on their menu. I know cheese cake gets made fun of alot here, but they are popular because there they have a variety of food that's decent to good, a good (albeit expensive) cocktail menu, and their cheese cake is good.
  23. I would argue that it's biggest feature is cosmetic. Larger sidewalks (assuming repaved), pedestrian islands filled with trees and planters. It might be half baked, but it will definitely look a tad more prettier when all is said and done.
  24. Does anyone know why it's taken so long to built out the 2nd restaurant pad (across from yard house?). Is it because they can't find any restaurant tenant that wants to locate there? Or is it just not a priority right now?
  25. Liberty Diet is still happening...Last I heard it was still on track to begin next year. In regards to the Ballet building, on one hand a parking garage replacing that site is truly a waste. On the other hand, a premier modern ballet facility in a downtown location (the empty lot Walnut St next to the downtown library would be a great spot) would both enhance the programs mission in recruiting top talent, but also become more visible to the public eye.
