  1. Curious why they are sitting on so many properties...maybe they are waiting till north of liberty begins revitalization to work on them?
  2. I’m probably reading too much into this...but subtle hint about the gondola from Rhinegeist?
  3. Rhinegeist purchased that somewhat large w mickmicken lot a few years ago...it was assumed it would be parking for the rhinegrist distribution trucks...clearly that never occurred. I’m not sure what they have planned but I wonder if the lot is large enough for some gondola system?
  4. Whats the planned use for 1684? It looks almost like a school of sorts? I noticed it says, "OTR CTR"..I'm guessing CTR is an abbreviation for Center, so it's probably not residential. I like the look of 506 Dandridge. Looks like a faux industrial building of sorts.
  5. Yeah I'm having similar concerns. At the same time though, OTR is a large neighborhood. It's not like short north in Columbus, where it's predominately 1 major street. That said, you create day time activity...but what about afternoon and night time activity as well? My dream vision for OTR would it for be a neighborhood that's hopping 24/7 and not just predominantly on Friday and Saturday's when suburban folks are off from work. North of Liberty of Vine St is largely intact and hasn't seen much of the wrecking ball to it's historic stock, and have some cool buildings that will hopefully be converted into residential in the near future. Also, 3cdc will eventually rehab the Columbia Building on Walnut to residential, which should fit a nice number of residential units..and of course Fortus efforts on Elm and Liberty, and eventually Logan St should increase the density as well. So I'm not overly concerned.
  6. It might be better for marketing on paper, but I can't imagine how enthused any potential office tenenants will be when they are situated on the un-gentrified side of vine. It might be a tough sell until those remaining clusters are redeveloped along with the Kroger site.
  7. I find East Cleveland so intriguing. Went to Cleveland on vacation with a few buddies, and we decided to casually drive through the area as it was becoming twilight. I thought circa 2001 Over the Rhine was bad...East Cleveland probably surpasses it. I've been to many cities in America and across Europe and what I saw of East Cleveland was probably the most depressing state of a portion of a city I've s seen in my 20 years of traveling. Honestly surprised this doesn't get more nationwide news coverage. Btw, driving at night was absolutely terrifying. Even in our locked up SUV, a homeless man standing at the corner came up and attempted to open the door to the SUV as we were sitting on a red light. Then he began to take some object and bang the windows with said object. There was a small crack but luckily nothing major. Pretty archetecture in some areas for sure of East Cleveland, but many of the structures look like they need to be emergency razed. It's sad, because it seems like East Cleveland could be a stand out neighborhood if it wasn't for the fact it's terrifying.
  8. Preservationists drive me wild at times. There are some legitimate claims for preservation, such as the Dennison Hotel. But other times, preservationists fight battles that are simply not worth fighting for (like the davis furniture building). I've always had the perspective that aesthetic significance should play a role into preservation. When the Terrace Plaza Hotel opened up its design was, "edgy" and, "cool". Now the building looks cold, brutal and harsh on the eyes. It's attractive as the cincinnati library building, which I think is ugly as well. Nothing stops a pedestrian on the street, and makes them look at the Terrace Hotel and go, "wow, what a forward thinking design."
  9. This will hopefully be a great opportunity to revive the cbd portion of main st. It’s so weird to see otr main st act alive and bustling, yet cross Central Park Way and it looks rundown and dead. Otr is truly like a second downtown for cincy.

https://www.wcpo.com/news/local-news/hamilton-county/cincinnati/downtown/homeless-camp-will-move-east-and-a-day-ahead-of-city-s-deadline-advocate-says Homeless camp on 3rd st will nice day earlier on Tuesday. The camp will be relocated to a new designated homeless camping ground on the east side of the city. I say we bring some of the homeless up to mason and west Chester. There are some great parking lots and underpasses and the rich white folks are surely compassionate to give some charity and reprieve to these struggling souls!
  11. Young adults want places to party and have fun. Main St has always been the club epicenter of otr. It’s not a bad thing these rowdy people go to tree house but also spend money at other establishments for food/other clubs and bars...better than te alternative of this being at the banks imo.
  12. So Maize, the new venuezelean Restaurant in the old ZBGB spot on Race recently opened this past Saturday. Opening night was pretty packed. Decor was Pleasant, the food was on the other hand was simply OUTSTANDING. The menu items are also rather affordable as well. The cocktails were a bit pricey, but they were all very unique and were cocktails you couldnt really find anywhere else in OTR. Overall, I would argue it’s probably taken over The Sacred Beast as my top new restaurant in otr. Definitely a must try for the those who have yet to dig in.
  13. Why would you live in an urban environment in the first place? I feel living besides bars/restaurants is what gives urban living it’s appeal
  14. Are any of the other otr streets scheduled to get the same treatment?
  15. https://www.citybeat.com/news/blog/21013935/this-250unit-apartment-complex-providing-affordable-housing-in-the-west-end-could-change-hands-soon Slowly but surely the west end will gentrify thanks in large part to the success of otr, but also because of fcc. I’m supportive of low income housing, but I’m also aware that developers have very little interest in developing neighborhoods that are prodimintley low income...There is still a lot of beautiful historic stock in the old west end. Hopefully that can be salvaged in the next decade.
  16. What are the chances they actually do ground floor retail and apartment units about (for the boys and girls club property)... I know Logan st is mostly residential and the streets are small, but I love the feel of bars and restaurants when they are on narrow streets. Something very European I guess.
  17. I’m wondering about that as well...curious if they are planning to change there plans for that site at all? Or maybe, since the liberty street diet is finalized to occur next year, they would want to wait for that? The lack of movement on that site is curious none the less...

I mean mayor Megan Barry was a pretty horrendous mayor who was forced out, but Nashville still experienced a construction boon regardless. Developers are itching to be in those markets, but why?

So I’ve always been curious about this....I recently visited Nashville and Austin this past week with a few friends for a mini vacation. These 2 cities are seemingly similar to the size of Cincy, but are experiencing way more construction and cranes everywhere. Cincy seems like a much more stronger financial hub. We have (I believe) 9 Fortune 500 companies, which is less compare to what Nashville and Austin have. Corporate giants like P&G/Kroger/Western and Southern/Fifth Third have a really strong corporate presence not just regionally but across America and beyond. My question is, why isn’t Cincy experiencing this same massive boon, that these cities with less of a corporate presence are experiencing? There downtown is full of residences, and the streets are full of life and energy even on weekdays. I feel like are urban core (aside from parts of otr) literally resemble a ghost town during certain hours of the week day. I’m just curious why isn’t there the same level of interest from developers that other cities are experiencing? What is it about Cincy that make out of state developers pass on? I don’t get it...we are located between 2 other states, so we are sort of centrally located, and we have a strong corporate impact. Yet, development always seems about the same year in and year out. I love this city, and think that there are so many things that make Cincy unique and incredible. At the same time, I feel like it’s equivelant to pulling teeth when it comes to actually getting sizeable new residential towers built. While Nashville and Austin seemingly have towers sprouting left and right...I don’t get what Cincy is missing to not attract this level of development in our city?
  20. Great news! https://www.bizjournals.com/cincinnati/news/2018/07/16/exclusive-how-3cdc-flaherty-collins-will-move.html?ana=e_cinci_bn_exclusive&u=YhY%2FQfXAMCgNyFrEjw9v%2Bw0e0d9800&t=1531759127&j=82722351 Whole floor of parking spaces removed.

    That’s the plan!

Great news guys. The city of Cincinnati have posted signs to the homeless camp to vacate the area in 72 hours or be arrested and put in jail. Crews will later and come sanitize the area from all of the homeless residue and trash they left behind. Finally the city doing something right for once.

  24. You just said it yourself, “people are obsessed with parking” so why are we catering to more massive garages and influencing more people to park and not explore by foot? How is a parking garage any waste of space than a surface lot? They both sit there vacant 75% of the time on week days and fill up on weekends. So I’m not really understanding your argument. Aside the developement on that block of race has been doing great with new shops, bars and resturaunts regardless of 3cdc previous plan for that block.
  25. That surface lot being the new 3cdc race street condos are quite small though.
