  1. I really have high hopes this stadium project will transform the surrounding area at some point. I’m most excited about the prospects that this might be some fans first exposure to over the rhine. It’s not a mystery that a lot of the fcc fan base are from the suburbs in mason/west Chester/Fairfield etc. The sad truth is that many still have skewed perceptions of otr and still think it’s a shooting range drug den. At some point I’m sure they will go to a game and maybe they will see the changes that have occurred and the vibrancy of the new shops and restaurants and finally see that otr HAS indeed changed. I’m not expecting them to all of a sudden drop there soccer mommy vans and sell there mason suburban house and trade it for an urban loft...but my biggest hope is that there young kids will be exposed to otr and perhaps fall in love with the area (as much as we have on urban Ohio) and when they grow up will want to live in otr because of there early exposure to otr and the rest of the urban core. These mason moms and west Chester dads are unfortunately a lost cause to an extent. There memories of otr are of the 2001 bloody violent riots and the decline of the neighborhood to becoming the most crime ridden neighborhood in all of America. There perception of otr is of drugs and prostitution and murders. It’s all very sad and grim.....but I still have hopes they will give otr a chance and maybe go to Taft’s or the eagle or graters and still see the improvements... But the KIDS is what will be the difference maker. There memories will be of vibrant shops and restaurants and crowds of people on a busy game day. They will associate otr with fcc, there favorite sports team...This is what I’m looking forward to. The young generation that will be exposed to otr, for potentially the first time and will associate otr with happy/positive things rather than negative things. This is key to the future of otr. This is what I believe will truly be the 2nd wave that will truly repopulate otr and the urban core in droves. Not now, but I believe we will begin to witness this is 15-20 years time. Even in otr current state, it’s seen as the “go to” place in all of Cincy. And to think that this probably what? 20-30% of otr? Think of connecting the sycamore lots to pendenlton and otr...think of narrowing liberty st and reactivating liberty st as a retail/resturaunt corridor again, and destroying the gap between north and south of liberty. Think of all the gaps that are ripe for infill left in otr. Think of a fully developed north of liberty...a fully developed Mohawk district that connects to otr...it blows my mind how much potential otr has left. If we can replicate this success to all of otr...my god. It just gives me chills thinking about it... And there will be droves of fans from all over the country and Canada traveling down to otr for the first time as well and perhaps a ripple effect can be created there as well. Sorry for the free flow text rant. I know there is some controversy to an extent about this stadium, but I can envision something massive on the cusp for our most beloved neighborhood.

  3. I heard a rumor about Promo West about potentially moving into that site and building there concert venue once the cincy ballet finds a new venue. Not sure how true it is, but that’s what I heard.

Stargell stadium demolition and construction will start in the next month or so. The stadium will be completely redesigned to fit the context of the neighborhood. Goal is potentially 25k, maybe 27k...all depending on costs. Also, I noticed in the image banner where it outlines the site of construction that the tall historic red warehouse structure on central parkway was not part of the present outline. I’m curious if this means the building will be preserved? Perhaps the orientation of the fcc stadium will be positioned in such a way that the red building will not be affected. Fingers crossed!

  8. I wonder who owns that adjacent lot across from the new Kroger tower with the Charlie’s Harper mural. Would love to see that one get redeveloped at some point as well.
  9. Even if it’s infill, there is something beautiful about the streets finally feeling whole and complete again. Really adds to the coheviness of otr and it’s exciting to think this is the only the tip of the iceberg.
  10. OTR home tour from 12-4pm Saturday..I know I can’t personally afford to live in otr, but I guess those who can and are interested this might be an interesting tour to see an various collection of units at one time.

  13. 4th and race is still on 3cdc page? Wonder what happened. I mean I could see 3cdc having there hands full. Is it that hard to get outside investors and developers to build in the urban core.
  14. It's lazily designed. Looks like they ripped off the one in front of the Public Library. We all know how great that one is... It appears from the rendering the historic grey 1 story building will be preserved..which I guess is nice? The milhaus proposal was going to demolish that structure. Also, Cincy Public Radio said this design was subject to redesign, doesn't seem like it would be final. Last point, if we are concerned about adding density, there is a nearby lot right next to city on 274 W 9th St. It's a really sizeable lot, and right adjacent to city hall. Why doesn't 3cdc purcahse that parking lot, and build a 12 story residential tower with ground floor retail? I mean, a quick glance on google maps shows that there are plenty of opportunities everywhere in the cbd to add density. Not sure why this project is a do or die for that.
  15. Do you know if the Columbia building is tied into historic tax credits? And if so did 3cdc receive the tax credits needed to rehab the Columbia building? I’m just trying to figure out if the work done earlier in the year was for stabilizing purposes or if something else?

  17. I just can't see Bracket Village continuing to stand in 20-30 years time. Granted, it's hardly a priority now. That said, eventually when the rest of OTR gets infilled, including the giant lots like the Sycamore Lots, and stretches of Liberty St, this will be the last remaining large scale project that can occur in OTR in my mind. 2 blocks of non contributing buildings in prime otr real estate will definitely garner attention from developers at some point in the future. Right now though the focus should be on the Columbia building. Huge building, and it's still boarded up. I brought it up a few pages ago, but I'm confused about this project. During the late winter/early spring I saw 3cdc doing extenstive work on that building. Then everything completely stopped, and the building is still boarded up. Anyone know what the plans are by 3cdc regarding the Columbia building?
  18. I read on here that those infill faux historic units on walnut that take up 2 blocks could theoretically be demolished around 2030 or so...I forgot what the forementioned contract was. I have to imagine at some point, some developer will want to tear down that entire 2 block and build denser mixed use infill with ground floor retail/office space and luxury condo/apartment units.

I’m guessing the red warehouse structure will be demolished and replaced with a garage....I’m wondering if on the walnut st facing side if 3cdc will be adding mixed used infill as well? Walnut st needs the help tbh. Still lagging behind. The streets are still darkly lit for whatever reason...The Columbia building is still sitting boarded up vacant. You will get pedestrian traffic from 16 bit and Che but it’s easily still the most lagging street development wise compared to all the other streets.

  21. As an aside I’m curious how difficult it will be to move the crossroads health building. I’m guessing 3cdc could perhaps build a new state of the art facility in the west end, but I’m sure that would cause an uproar. On the other hand that site is probably the last vital site in efforts to reconnect south of liberty and the future of north of liberty revitalization efforts.
  22. That’s great news. I’m still hoping that maybe one of these larger lots could allow for the construction of a new theater, maybe a boutique movie theater/comedy club...

Public Radio proposal seems to have won the city lot next to city hall...apperantly the milhaus proposal would have been low quality material and the developer doesn’t want to combine the 2 proposals together because they don’t want to pay the extra costs to build the structure with steel instead of wood. Also Cincy Public Radio stated they had no other site options in the cbd, and losing the site would risk them being able to stay downtown.

  25. Goodfellas is a bit more expensive but the dough they use is so good, plus the single slices are so large that it’s worth the 4 bucks. Regarding, Chilli parlors...there used to be a gold star, skyline and blue ash Chilli right side by side to each other. These suburbs just have to many nice amenities!
