  1. I’m still somewhat surprised the green building the right of Kroger is taking so long to rehab. Strange 3cdc is skipping over the cluster for the time being.

  5. So Amanda Seitze tweeted out that apparently 3cdc isn’t being involved with the banks concert venue because of conflict of interest. Apparently 3cdc Steve Lepper said there are discussions about a new concert venue for OTR. I’m thinking this has to be on the empty sycamore lots right? Can’t think of any venue (I’m assuming it wouldn’t be in NoL) that’s preexisting, unless it’s the emery building? But isn’t that owned by uc and is going no where development wise? If this is for a new construction venue then I imagine only the sycamore lots can fit a concert venue footprint...
  6. Wow this is something that I wanted to see happen for a while! If done right, this could be a huge 3cdc esque project that could really help begin the revitalization efforts for North of Liberty. Hopefully the developer will decide to construct something as dense as the Source 3 project on Elm.

  8. We should hear MLS announcing our bid this week (hopefully)... And with that folks, we take a step forward. Where that step will take us, who knows. That said, I am hopeful that there will be renewed interested in development once again in the West End, and progress will be continued further in OTR and North of Liberty. I know at the very least, we will see an influx of new bars, resturaunts, cafes, and retail that will service the 25,000 fans on gameday, and our street cars will see more service as well. At the very least, on the 20 or so match days throughout the spring/summer/fall our city will be that more vibrant, and have bustling life and energy. Something cincy needs more of. My final, biggest hope, is that these kids who are giant FCC fans, will come down to OTR/West End, and fall in love with the architecture, the vibrancy, the walkable streets, and when they grow up, have a desire to move down to the urban core as well.
  9. 1510 - 1514 Central Ave have been sold to FCC. You guys think these historic cluster of buildings are doomed for the wrecking ball? Or perhaps they might be saved and incorporated into the design of the stadium? I'm not sure what the footprint of the fcc stadium will be, so i'm not sure how the land on central ave will play a role.. Personally speaking, I really hope they aren't demo'd, but I fear they will be.
  10. For those that aren't aware, the stadium design was always going to change based off the neighborhood. Jason Williams tweeted in March how if FCC built there stadium in the West End, the stadium would fit the anesthetics of the neighborhood. From what I recall hearing, it would have an emphasis on brick. Also, like others mentioned, it won't be just a stadium. Part of the land will include other mixed use development. Also, the stadium won't just host matches, but will be a community asset. It will include, "movie night" under the stars during away matches, and other such community activities....Though probably no playing on the field because of the expensive turf. Regardless, this will be a big asset for OTR/West End. Finally, central parkway will look less like an undesirable canyon gap, and will perhaps lead to future growth down the road.
  11. Well it was more in reference to the development that was already occurring. I’m hoping that maybe we will see even more businesses open that will cater to the 25,000 fans in the area on game day and may lead to more retail and more mixed use development
  12. CPS meeting on voting for the proposal has been moved up to this Tuesday and I’m assuming a council vote will be shortly after. This rush is all in lieu of mls board of governor meetings on April 17th, where MLS may finally award FCC a Mls franchise. I’m very curious about how development will proceed in otr/Pendleton/Mt Auburn as the stadium becomes constructed. Will we see more developments? Perhaps those sycamore lots that divide otr and Pendleton will finally be developed?
  13. CPS will have an executive session this Wednesday about WE Stadium, apperantly linked with an incoming cranley announcement in the next day or 2.
  14. Maybe I’m just overly hyped, but am I crazy for thinking that Sam Adams opening up a tap room in otr is a HUGE deal?
  15. Is it possible for 3CDC to be potential 3rd party partner in all of this? I'm not actually what there incentive would be to do so though... Regardless, if a 3rd party partner is truly possible between FCC and City of Cincinnati, then I imagine this will have to be brought up to vote sometime early next week, because time is running out (3/31 deadline fcc has set by MLS).
  16. Well it sounds like cranley was the one who reached out to cps and fcc and included the piece about 3rd party help from the city. Kudos to cranley, because otherwise the west end seemed dead and gone this past weekend.

  18. Not saying it’s not FC related, but wasn’t there a recent article about this building being a new headquarters for Lisnr? Yeah, your right. Lisnr was awarded tax credits for 1523 Central Parkway last winter. Though Lisnr new HQ building was part of FCC original West End site plan...not sure what's going on tbh. I guess it's also worth noting that the listed address is 407 vine st is a ups store, and that kmk law firm is next door to 407 (fcc lawyers).
  19. So the auditor page says this purchase was closed on 3/19/2018. Which makes it this Monday. Yet fcc said they were done with west end this past Friday. I’m so confused why they would be purchasing land, unless this is political posturing at its finest, and the plan was west end regardless.

Mike Moroski of the cps board adding some updates, “To be clear (since ppl keep throwing around hard numbers): CPS will enter into a land exchange if FCC agrees (can have 3rd party support too, like city) to pay 25% of the property taxes owed on whatever their final build-out is worth acc. 2 Auditor. That cld be less than $2mill.” Regarding rumor about 3rd party beinng at the Tabel already: “Nothing solid. I imagine Berding, Lindner, et. al., cld find an interested 3rd party. Why we added it today - help give leverage - try & get to win/win. And, while it appears the city cannot agree on anything right now, they wld be the 3rd party in a normal abatement situation.” Finally about city of Cincinnati involvement; “Yes, they would. They’ve already put forward the CBA (from where we took our lead), so it’s clear they are at the table. And they were ready for Oakley. So. . .not outta the realm of possibility.”
  22. I have to imagine is that most people who visit/work in OTR/CBD are still mostly tourists. They all live up in the suburbs still. Cincinnati is still not considered a desirable place to live compared to the suburbs, yet, at least. An, the city is still not seen as a glamours place like Chicago/NYC/LA/Miami, it's just considered, simply, "downtown" It will eventually change though as OTR continues to gentrify/the cbd continues to see more positive development like the kroger. The biggest shift will be this generation who are currently in middle school/highschool. This gen y group is very tired of the suburbs.
  23. Last point of fcc West End. Might be in the minority, but I would have rather seen the citirama project occur versus the Stargell stadium replacement anyways for that lot. In regards to Oakley cps newport, I’m torn. FCC promised to create an urban entertainment district around the stadium that would be walkable. I know much of Oakley is screwed, but I do think parts of Oakley can still be salvaged. Newport has better views though, and is closer to the urban core. I’m really torn honestly between the two.
  24. Losing this project for the west end sucks, but I'm not to concerned about the future of OTR/West End. It will still gentrify regardless. Only thing that will change is maybe at a slower rate. Also, I'm curious if the liberty street diet would've been shelved in the process because of fcc...On top of that, another concern of mine was that many of the empty lots would be converted to game day 25$ parking, and would be sat on for another 2 decades, rather than be redeveloped.
