Glad they are looking into some more permanent solutions in this area. People drive very aggressively down this part of Elm speeding through crosswalks and a lot of cutting in and out of lanes.

Once the remodel is complete it would be great to re-purpose the north building site. No need for the library to carry the costs of that building if it isnt used or needed long term and upgrading that block would go a long way towards connecting CBD and OTR via the vine/court street corridor.

It does look good and I think it will be a huge positive to bring additional people to the area for concerts and other events, especially in the slower winter months. Getting that pad south of Taste of Belgium developed and creating a continuous grid will make it feel much more complete... A second hotel somewhere seems to make a lot of sense. The AC Hotel that is down there seems successful and it is not very large. I am curious how the outdoor concerts will work. I get that the 'lawn' area is where most of the crowd will be but where are the musicians? Are they outside as well on some sort of temporary stage on the street podium overlooking the lawn? Or are they somehow tapping into the audio/visual from the interior?

They will likely object to it because of some strawman argument like 'its not 100% affordable housing' (which they know is likely not financially realistic) to stall/oppose it.

It seems like that group will now just oppose anything for the sake of opposition. This proposal is only 3 stories tall (and should be taller considering it is on a very wide street). If you try hard enough to find reasons to oppose things you will always find something.

Has to be something with western & southern. They basically own everything in that area. Hopefully not a parking lot for the foreseeable future.

It would be great if they could incorporate enough garage parking to eliminate the need for both of those garages north of the Convention Center and re-use that space for residential.

Not to mention - it is at the corner of an intersection at the bottom of the hill. It is not like it has beautiful views and people use it for social gatherings... it is just a patch of grass people let their dog use. (Not to mention it is privately owned and not a 'public' asset). Local media giving anyone who complains a platform to 'voice their point of view' only encourages more of this nonsense.

I have wondered this same thing. Not to mention - the tiny percentage of people that are adamantly against it are willing to put in vastly more time opposing anything than the 99% of people that are for it or have no opinion.

When they first put the fence posts up I thought “there is no way they actually put chain link fence up”. And the lack of any lights on the path is very noticeable in mornings/evenings. Especially considering a large section of it is under tree canopy blocking and natural light.

I wish the opposite on Madison would happen. Especially between the railroad over-pass is by Madtree through the Ridge/Madison intersection. That stretch is a mess and extremely wide.

I believe that is related to emergency repairs on the facade, not the renovation / conversion. Hopefully this project is still in the works.

With the two hotels opening at 7/Race they could have arrangements to be the valet parking garage for hotel guests.

I am pretty sure Macy's no longer owns the garage... it looks like it was sold to an outside investor in late 2017 for $8.4M.... hence the improvements since then.

Based off what I have read most of the opposition is *traffic* and *green space*... mind you we are talking about six houses on land that is currently vacant and is not used for green space.

Ingalls building is going to be a relatively small hotel as well once you factor in the space for elevator bays/stairwells/hallways etc.. could have something to do with what brand would be profitable? Just speculating. I am hoping an inter-continental/JW/Loew's for the convention center hotel if/when that happens.

I wonder how many employees Kroger has in Blue Ash?... Fountain Place as it sits today is over 200,000 square feet so you could fit quite a few people in there. I would hope if they made the current base office they could build out a tower on top with residential or hotel etc.

It seems to me that another 150ish room hotel would be a layup to bookend down by PBS and add more people dining out in the area.

That would make sense as they have their temporary ATM setup slightly south on Vine. And i guess it could fill the space with some offices for some of their personal wealth team. From the landlords perspective BofA guaranteed lease makes more sense than a restaurant.

It looks like permits were issued for 441 Vine (same address as Boi Na Braza) for "change of use from restaurant into a bank". Which is kind of interesting...that space is way too big for a regular bank branch. And also interesting if that would be the preference of the ownership of the building?
