Cleveland: Scranton Peninsula: Development and News
Scranton Peninsula is a complete blank slate - there is a huge opportunity to create a vibrant and dense urban neighborhood. Unfortunately what's been approved so far is anti-urban and really nothing more than suburban apartment complexes plopped in a big city. Minimal to no ground level retail, buildings not built up to the street, massive parking. What are the height limits in this area? Are both the Silverhills and NRP projects building to the max allowed?

Is the historic building near the SW corner of Prospect and E 4th also being sold to Bedrock, or is Stark retaining that to renovate himself as was his original plan?

Interesting spot for a W Hotel, in Erieview. Not the most exciting part of downtown and definitely a little dead outside of 9-5.

They sell some of their products at Whole Foods here in NYC.- that's pretty major. I've only had their salad dressings, some of which are vegan/plant-based - it's a great product and now my go to.

CLEVELAND - More observations
Great photos! It really is incredible how much undeveloped land there is around the city and even surrounding downtown, and how much potential there is - Warehouse District, Flats East, Flats West, Ohio City, Tremont, east side of downtown, Asiatown. It's an exciting time to be in Cleveland.

I don't love the glass box at the corner of 25th and Lorain, but I'm glad this project really is succeeding and not having issues finding tenants for the retail spaces.

Cleveland: Detroit-Shoreway: Westinghouse Redevelopment
Interesting spot for a hotel. I really feel like the tower would be better suited for apartments, but this area could and should be mixed use. I think residents in the area are going to complain about the hotel portion because of traffic, Uber/Lyft drop offs and pick ups, etc. I wonder what brand they have in mind... I could see an Ace Hotel here. They are opening in smaller markets and do locate in non-downtown areas that are hip and trendy. The shorter building with the vaulted ceiling would make for a cool market type use or beer hall.

Downtown really needs a movie theater, and one landing at the old Tower City Cinemas spot would be ideal. I think something more unique though - such as one of those dine-in theaters, something that's more of a destination - would be better than an AMC or Cinemark. Someone mentioned a coworking space, that would also be a great idea, but can downtown sustain more than one with the plans for coworking space in the building on E 9th? (Just curious too if anyone has heard of WeWork trying to enter the Cleveland market? I believe they have a space in Columbus now and several other Midwest cities). They should turn part of Tower City into a food hall, similar to Van Aken and some of the food halls you are seeing in Chicago and New York like Time Out Market, etc.

Cleveland: Downtown: 55 Public Square Restoration
This is a great project. That rooftop restaurant space will have good views of the square. I wonder what restauranteur they are in negotiations with. I love the addition of the billboard/mural too. Interesting that they are doing apartments on the bottom and office space up top - you think it would be reversed. Does anyone know if the windows are being replaced or the exterior worked on, or is it just the interiors?

Agreed X. It looks like there is plenty of room to put a building (or tower) or two or three on various sides. Is the Greyhound facility a landmark? Hoping that art deco beauty can't be torn down.

Cleveland: Downtown: Justice Center Complex Replacement
Unpopular opinion here but downtown, at least this part of downtown, does NOT need more greenspace, especially with Public Square and the Mall are literally each a block away. The Mall is super underutilized as it is. Let's focus on making better use of the large amount of greenspace we already have. I doubt anyone actually uses Fort Huntington Park, it's super isolated. I love the idea of putting the courthouse tower where the park is located, but I don't think the park has to be replaced. I don't like that they would be breaking up the street grid either (or at least it appears that way from the diagrams).

Cleveland: Ohio City: Bridgeworks Development
While I like the increased height, I think this is a huge step back design-wise. The disjointed design looks funny and never ages well, and what happened to the cool arches on the ground floor? Also not a fan of moving the parking from invisible and underground to visible and aboveground. Any chance the parking structure would be built to accommodate a future building on top?

Lots of disappointing details... HQ won't have any retail, the Center of Excellence on Public Square won't be open to the public, and Frankfort will be treated like an alley. I wish Sherwin would give up the PS lot to some other developer. It'd be nice to see residential and/or hotel on the square, which are more lively and active outside of M-F 9-5. Is there any chance the land on the superblocks that aren't part of Sherwin's new headquarters, the parts fronting W 6th and St Clair, get developed first? Or is that not possible? I can't remember if Sherwin was going to use that land for staging.

Not a fan of skywalks, but i'm sure those are nonnegotiable. And it seems like our chances of a 500 footer are slim. But I'm glad that there is ample amount of land for other developers to step in and that at some point in time W 6th and St Clair will be reactivated with multiple uses.

@KJPSuppose your latest post is correct and the HQ will be going on the eastern side of the super block on top of a large parking deck. What are the possibilities that the western side of the parking deck would be built in a way that it could, in the future, support another tower, whether it be office or residential? Does no one find it highly suspect that in less than a week's time we went from learning that we'll be getting two 20 something story buildings to now one 600 foot building on the superblock and a museum on the Jacobs lot, all because of people complaining on a forum? It's weird. I highly doubt SW is planning their new, multi-hundred million dollar headquarters on the wants of us and not the needs of their operations and employees. Lastly, I think some of you are overplaying the millennial and talent acquisition argument. Yes, it's been shown through studies that the younger generation prefers to both live and work in urban, vibrant, cosmopolitan settings. I doubt most people care whether they work in a 10, 20 or 60 story building. I am a millennial and while working in the downtown of a major metropolitan city is non=negotiable for me, I could not care less if I was in a low rise or a high rise or on the second floor or the 40th floor. The young people just want to be close to bars, restaurants and transit.

While densifying downtown and developing the superblocks are most important and not the number of tall buildings the city has, man will it be disappointing if we don't get at least a 500 footer out of this. @KJP What are the chances that the massive amount of parking in the superblock will be underground? There is so much parking involved in this project, I'd hate to see 8-10 floors of visible, aboveground parking. Alternatively, is there any chance that aboveground parking could be wrapped by other uses, such as office space or hotel rooms? Lastly, do you know if there are plans to have groundfloor retail on both blocks?

Cleveland: Population Trends
There was an article in the WSJ a few weeks back with some data on movement between cities during Covid, and the data was not favorable for Cleveland. For every person moving out of the Cleveland metropolitan area during April 2020 through October 2020, only 0.9 persons were moving in. They sourced the data from LinkedIn. The data was for the metropolitan areas and not city populations, but it does seem to contradict some of the anecdotal evidence posted here -- that Cleveland is gaining population and that a majority of the growth is people moving in from out of state.
