  1. Any insight on the retail tenants? I know a Bank of America branch was confirmed.. was a pharmacy (Walgreens?) mentioned? I could see a nicer Starbucks Reserve going in here -- Starbucks surprisingly does not have a location in Ohio City yet.
  2. KJP, thanks for the great summary. I didn't realize the University Circle area and the immediate vicinity was so active. A couple questions... 1) What do new build apartments in the area cost on a price per square foot basis? How does that compare to other Cleveland neighborhoods like downtown, Ohio City, Tremont, DS, etc.? 2) Why isn't downtown seeing the same amount of activity (from what we know of/been announced)? Is it because the land acquisition costs are higher, therefore impact investor returns? Or are the rents not there yet?

  6. Magellan is very big in Chicago and they've done some great projects there. This is really exciting and huge news. However, I'm not thrilled with plans to demolish historic buildings. Too much of this city has been destroyed and we need to preserve what little is left. On this point, I hope the planning committee steps in. There's no reason why those buildings can't be incorporated into the development, even if it means just preserving the facades.
  7. Their design is very suburban in nature... You can find those houses in any suburb in Cleveland or across the country. And the built form is atrocious with an attached garage in the very front, being the focal point of the home.
  8. Thank you! I love public spaces and they are obviously immensely important to cities and the people that live there. I do think that for a city the size of Cleveland, there is too much public space for the density and population of the city, which leads to very few of the spaces being fully utilized, and we continue to add more. I'm sure I'm in the minority here, but I would rather have fewer, higher quality, more utilized and vibrant spaces than the opposite, just to have public spaces for the sake of having public spaces.
  9. The shot with The Dexter and Church&State in the same view -- very cool. These are incredible projects.
  10. I love the density and scope of this project, and the design isn't bad either. It seems like a lot of parking though, given numerous transportation options in the area, and I hate how the garages are so visible. @KJP Is the plaza between the new library/Library Lofts and the Manor meant to be temporary or permanent? It almost seems like an afterthought with it being sandwiched between the two buildings, and a bit silly given all the open/park space in the immediate area.

  13. Does anyone have current population figures for neighborhoods like Ohio City, Detroit Shoreway, Tremont, Little Italy, etc.? Would be interesting to compare to 2010 with all the construction and infill.
  14. Incredible shots! This one building really does have a huge impact on the skyline and area. There's still sooooo many parking lots and garages in the E 14th St/PHS area ripe for development like this...

  16. The addition of Church+State and The Quarter had dramatically changed Detroit, especially when coming from the east. It's incredible. There is so much potential and opportunity to recreate Detroit all the west.
  17. Would love to see more highrises along the lake between downtown and Lakewood, something akin to Lake Shore Drive in Chicago.

  20. For all you Sketchup masters out there... what would be the impact of a ~8 story building at 25th and Detroit and these two 20 story towers?
  21. Hey KJP -- in the marketing video you linked to in your article for the 1250 Riverbed site, the hotel is a brand by Dream Hotel Group. I think you've also reported in the past they were interested in a hotel in the Warehouse District. Can you confirm -- is Dream Hotel Group looking for two hotels in Cleveland, or is one at the expense of the other?

  23. I didn't hate the original design, but the revision is definitely an improvement.
  24. I like the tweaks to the Kenect design, and I really like the look of the new restaurant buildings--it adds some much needed diversity to the architecture in the area. I think the design could use some tweaking though, and the materials used should be more high-quality.
  25. I'm not sure the fake lake is necessary, as there is a river and real lake a hop, skip, and jump away...
