  1. In Ohio, developers can only clear trees between October 1 and March 31 unrestricted. Developers working on projects with federal funding or wetlands are subject to restrictions, limiting their ability to clear trees from April 1 through September 30 (a popular time for construction). If not considered early in a project, tree clearing regulations can often delay projects or result in unanticipated costs. These restrictions exist because the Indiana Bat and the Northern Long-Eared Bat have special protection in Ohio. Tree clearing restrictions help protect maternal colonies and promote species growth. The Indiana Bat and Northern Long-Eared Bat hibernate in caves in the winter, making October 1 to March 31 an ideal time to clear trees without harming the bats. Because bats roost in trees in the Spring and Summer, cutting down trees could harm their habitat and endanger survival.

  3. Well, I personally have been onsite in the last year, collected samples myself, and have seen the lab analysis. It's my field of expertise and I would disagree. It wouldn't be the first time costs escalated because of "differing site conditions" from the due diligence. Watch the change orders or use of contingency money after they break ground... And it won't be to protect the site's end-users, it will be to protect the Cuyahoga River from the continuous toxic soup that leaches off that site.

While the site may be an ideal location, it is an environmental nightmare that I'm sure the owner would love to pass on to a sucker buyer...if that is the County, watch the site preparation costs skyrocket once they get into that ground. The historical contamination/pollutants continuously find their way into the Kingsbury Run storm culvert and make their way into the Cuyahoga River. Ohio EPA is aware and has been actively looking at this site recently. It will be a very expensive fix.
  5. Based on the number of frac tanks staged on site, it looks like they are about to get into the ground and that they are expecting to encounter a lot of groundwater.
  6. There are a lot of environmental issues with that land along Transport Road. It was once the site of John D. Rockefeller's Standard Oil Refinery. But I'm not willing to bet against you!

I'm hearing SW wants to have plans before the Brecksville Planning Committee in the next month and shovels in the ground starting with underground utilities before the end of the year...one might speculate the preliminary plans for the downtown HQ could be on a similar timetable, at least in regard to to initial design plans.

  16. The plans for the peninsula were an expansion of the brewery (essentially a second brewery). Back in February I heard that those plans were on hold and GLBC wasn't actively planning an expansion and wouldn't likely revisit that for a year...that was pre-Covid.

  23. I'm hearing from a very reliable source that Breckville's Valor Acres is still very much in the running for the R&D portion. Don't rule that out just yet.
