There are, and will continue to be, plenty of people who don't live within Factory 52 that will go there for entertainment. You make it sound like it is a gated community that only residents of the development will want to frequent the establishments. I'm also not understanding the Summit Park comparisons. Factory 52 is a mixed use development with a park in the middle. Summit Park is a large park with some mixed use that has slowly been built next to it. They are not the same. The people from Norwood that I've talked to about it are excited for it and they should be. I fully expect more development to happen around there as PLK completes the other phases of Factory 52

They would be on the eastern side of the park area if I'm not mistaken. I need to visit the city building department to see if they have renderings or site plans

For those unaware, this is the industrial building directly south of Factory 52. From what was being said in the meeting, it would be very hard to make it residential for a variety of reasons

Amendments for development on former site of Willie’s Sports Cafe approved The Kenton County Planning Commission approved three measures allowing for the development of townhouses on the former site of Willie’s Sports Cafe in Covington. The measures were approved at a meeting Thursday night in the face of mixed opinions from people in the surrounding area. The property is located on Crescent Avenue atop a hill overlooking the city. The land is mostly vacant with only a parking lot and the skeleton of Willie’s Sports Cafe, which closed in 2014, occupying the space. I'm aware. Peebles is my hometown and I go out there on a regular basis. I would love for the line to have passenger service. Peebles was founded because of the rail line so it would be great for the historic connection. From what I've heard, the bridges in the section between Peebles and Portsmouth are falling apart.- Cincinnati Southern Railway

So I think the boutique hotel project at 312 Main St may still have a chance of happening. I was under the impression that the space was going to become part of the Pure Romance HQ but now I'm thinking that is not the case. There was a permit issued July 21, 22 for "NEW ADDITION AT REAR OF BLDG/ NEW GUEST ROOMS, FITNESS, MEETING ROOMS A 1ST FLOOR BAR, AND A ROOF TOP BAR" at 312 Main St to Fort Wash Hills LLC. That sounds very much like a hotel to me. Also, if you go off the renderings that I pulled from the Business Courier, there is a clear split between the projects. I could've sworn there were detailed renderings of the hotel project but I can't seem to find them now. So far, my Google searches haven't produced anything useful.- Norwood: Development and News

Norwood desperately needs to reestablish a "downtown" area and this is a great place to start. Cincinnati developer PLK Communities acquires former hotel site in Norwood PLK Communities has acquired a 3.5-acre former hotel site on Montgomery Road in Norwood with the intent to repurpose it into a residential and commercial development. The Sycamore Township-based developer acquired the former Quality Inn property at 4747 Montgomery Rd. for an undisclosed amount. Proposed zone change on Woodburn. Some of the houses on those lots are beautiful. It's a shame they'll be demolished. It's set to go before the Planning Commission August 5th.- Cincinnati: Pleasant Ridge / Kennedy Heights: Development and News
