  5. Disagree here. Even though it is rapidly increasing now the Lakewood Market has been increasing for years now (https://www.zillow.com/lakewood-oh/home-values/)

Yeah and the bummer is with place like Lakewood and especially UH/CH one might get priced out not because they can’t afford the down payment or even the actual mortgage payment (interest/principle), but if the house gets reassessed by the city the property tax might become one that they can’t afford. For instance, a house that was $175k in UH four years ago now often is going for $250k. We are talking about an additional 3k a year in property taxes alone.

I could see a variety of people 1) Younger people from NYC and other areas where they could have accumulated good money and the cleveland area would be relatively cheap to them. 2) Older people who would have accumulated money of their lifetime 3) People taking loans against their 401k and other assets (I hope this is not the case). 4. People borrowing from their parents
  8. With the workforce housing at Centennial and the micro units with Rockefeller and City Club we are talking about over 1000 units available to people who may not have been able to afford it previously. Great to see!
  9. Yeah with deaths likely outweighing births (due to COVID) I think we will see a loss of around 2k overall.

Yeah the data I think also shows that if Millennials and Gen Z were having kids at the same rate as say the Baby Boomers or even Gen X the population of the county and especially Cleveland would be going up. I know several Millennials who don't want to have kids or if they do have kids it's two max. Larger families are a thing of the past amongst young professionals due to things like the number of women in the workforce and the desire to not settle or slow down.

  12. When can an owner get fined and cited for having a building in disrepair or that is just a flat out eye sore? Do they do that in Cleveland?
  13. Should this go back into the Van Aken thread :)? I was trying to refresh myself on what the development looked like and the initial discussion on it was and realized that the original posts about the project where in the other thread.

  15. Yeah but it's not like it's just one or a couple of houses with bidding wars. It's the entire market experiencing this and dictating the increase in values. So it's not like an appraiser can really say that this house isn't worth this amount of money when literally everything (price of other houses being sold, scarcity of houses, the amount of cash offers, and all of the bidding wars) is pointing to the value being accurate.
  16. This is a big deal. The developers stated in the article that they are going to make renovations before finding a tenant and that they aren't going to wait for someone to come to them. They are going to be very proactive.

  25. Yeah. Best case scenario their is new ownership and management. That is one of the few hotels I did not want to try out downtown because I read the reviews through the Marriot Bonvoy app and they were awful for that hotel.
