Relevant to the topic the average price of a home in South Euclid went up more than 25% from 95k to 120k. Definitely can't all be from flips and slum lords. Overall positive increases essentially everywhere (I'm sure very similar to the rest of the country as well given the pandemic).

From 2019-2020 Cleveland median home - $47,500 to $56,550 (up 19.1%) Neighborhoods where the median is over 200k - Downtown, Tremont, Ohio City (up 63.5% from $156,250 to $255,500), University Circle, and Detroit Shoreway. Neighborhoods that increase 20% or more in median price YoY- Riverside, Edgewater, Brooklyn Center, Ohio City, Clark Fulton, Industrial Valley, Fairfax, Kinsman, Buckeye Shaker, Mt. Pleasant, St. Clair Superior, Grenville, South Collinwood, and Forest Hills.

Honestly besides our game versus Clemson this is more how Ohio State has played all year. We just couldn't replace our defensive backs like we did in the past. Also, we can't underestimate the difference losing Sermon made. Teague is the worst starting running back Ohio State has had since Brandon Saine. Having Tyreke Smith and Tommy Togiai out too killed our ability to get pressure. I think Fields stock had to have taken a hit as well. In games where he is under pressure he does not look great.

I forgot about that requirement so that is fair but I think my point is that you don’t need to worry about tons of huge skyscrapers for it to feel like a major urban city.

Updated it to include more height categories. Also added Philadelphia and Kansas City (couldn't get a list of at least 300 plus buildings in Philadelphia because I am not a paying member of sky scrapers or any group like that). To me the striking difference between us and Philadelphia (a top 10 US city in urbanity) is not the number of really tall buildings (although they have us beat) but the fact that they have 47 buildings that are at least 400ft, while we only have 10. Again, it starts with density and SHW is going to go a long way in helping with that density!

I think some are missing the point. I've walked around Detroit and Pittsburgh on several occasions. What makes them feel more impressive as a downtown is not their supertalls or even 500+ ft buildings. It is how many more buildings that they have in the 300-500ft range and that they don't have the amount of parking craters that we have (more so Pittsburgh). Why does Euclid Ave feel like such a great stretch? It's definitely not because there are tons of really tall buildings to look up at. It's because there is a lack of parking lots coupled by a few buildings in the 250-400 range. If this project really does interact well with the street level, then I will take this over just one tall skyscraper. The amount of parking craters taken up and having two buildings in the 300-500 range makes it preferable. I don't think we can underestimate if this project is done well how much more dense and urban downtown will feel starting at Public Square then going down to the Warehouse District.

Looking at comparable cities in the Midwest, I think it is important to note that we are doing just fine in the really tall buildings category. What we need more of if we want to have a denser downtown like Detroit or Pittsburgh is just a lot more buildings that are at least 300ft. So gaining a building that could be close to 500ft and another that is at least 300ft will go a long way in helping density. Also, there probably is a reason why there are so few really tall building in comparable cities that have large fortune 500 companies, one being cost.

Any idea why they are not pursuing the TMUD? Since they are shorter than 15 stories they don't qualify and this seems like a great project to pursue for the new tax credit.

The Fidelity/Baker Building won $2 million in state tax credits (in exchange for the previous 1.7mil). The article says the buyer who purchased this building in January has ties to Walmart's Walton family.
