Tbh, I kinda like Pen West better. It sounds more authentic. Confluence Village sounds like a shopping center or gated community.

So I was at the presentation this morning. A few points: 1. They will return in the future with signage and lighting to review. So assume that there will be tons of branding elements that are not present in these renderings. 2. There was significant discussion of materials at the presentation. 3. The renderings are some of the best quality I've ever seen so...¯\_(ツ)_/¯

"the project will start with a 130,000-square-foot building at the corner of Vine and Neil, which would be completed by the end of 2021. The developer estimates the full build-out could have as much as 500,000 square feet of new commercial office space." So it's a 500k sq ft project, the first building of which will be 130k sq ft.

When smaller stores have opened in the urban core (Oats & Barley, Hills) they've struggled with complaints of high prices and lack of selection and the challenging sales that follow. It ended up closing Oats & Barley and Hills survives but I don't think they're thriving (I could be wrong). Unfortunately, higher prices and limited selection is part and parcel of a smaller, urban store unless it's run by a major chain that can still leverage wholesale efficiencies. Maybe something like the Target on campus or a Trader Joe's could work but we still just flat out need more density and more residents to really attract that level of retail downtown. We're just not building enough units fast enough. It'll happen, but it might be another decade. I hope it doesn't take that long.

They really should only be red (for new builds) or blue (for renovations). I'm not sure why some show as white. I have to remind myself that the public view is actually different from my view as an editor. They don't appear white on my end, but I can see that they do on the public view. I'll have to look at that. If I was starting it from scratch, I'm not sure I would do anything that different. I might track budgets and developers along with each project. They're in the links, obv, but it might be nice to be able to, say, sort by developer. My only suggestions for someone attempting a similar map would be to hone in on a few reliable sources (I use CU, Biz First, and Dispatch) and a defined area (I really only track the city center since that's the area I live and work in and have the most interest in.) Glad you're enjoying it!
