  1. But the new parking garage is going to have many more spots than the lots provided. So it's still a net gain. And to continue to grow and succeed the market needs more people living nearby. Put a bunch of apartments on those lots and all of a sudden you have hundreds of new customers who can keep the merchants busy during the week when people are not driving in from Blue Ash and Montgomery.
  2. But hear me out. You should move back and help change the culture. That's what I did. And while there have been lots of disappointments, I haven't regretted it yet. I found an awesome progressive community and I've gotten involved. It's been much easier to make an impact at the neighborhood and city level than it was in bigger cities on the coast.

    Yep. Along with Elmwood Place, it is surrounded by Cincinnati. On this map the red line is the Cincinnati boundary.

    The streetscape improvements and road diet have helped a lot in making their downtown look fresh. That happened in the last five years. There is also a brewery there now. It's still rare to see anyone actually walking around though. With the new development hopefully that changes. I would like to see the town prosper into a diverse, vibrant community.

    It does have a restrictive zoning code, one that is rooted in racism. There are some books I found at the main branch of the library downtown that talk about it. They didn't want the small multifamily buildings you find next door in North Avondale because those were viewed as housing for Black people. The redevelopment of the strip mall is the first modern mixed-use development that I know of, so there seems to be a change in mindset. It has been becoming more diverse in the last ten years or so anyway.

    This is incredibly stupid. I live in Northside, one of the places to be for "hip" young couples, and coincidentally I live on the same block as someone who owns their own lawncare business, a general contractor, and a janitor. They are all wonderful neighbors and we have amazing block parties. Stop buying into stereotypes.
  7. If you add together all the counties in the old Connecticut Western Reserve, plus the Canton metro area, Biden won it by only 2 points. Hillary won it by 4. So it's, unfortunately, moving right. If you group the Cincinnati, Dayton, Springfield, and Columbus metro areas, Trump won by 4 points in 2016. It was tied in 2020. Moving left. But both groupings are pretty close to 50/50 D vs. R. It's really the remaining counties in the Northwest and Southeast that sink us. Northwest Ohio went for Trump by 27 points in 2016 and by 29 points in 2020. Southeast Ohio went for Trump by 40 points in 2016 and by 44 points in 2020.

    Across Mitchell Avenue from St. Bernard you have North Avondale, which has always been the Black neighborhood. If you look at the demographic map there's a stark divide. Originally, the folks in St. Bernard didn't want to be a part of Cincinnati because they wanted to keep their own (very white) school district. Nowadays, Cincinnati is the cool place to be and St. Bernard isn't doing so hot. I know several young folks who were looking to buy homes and immediately eliminated it since it wasn't a part of the city, even though it's surrounded by Cincinnati. However, I think the growth that Cincinnati is seeing will spill over into St. Bernard soon. They did some nice streetscaping in their business district and they are working on redeveloping a tired old strip mall into a mixed-use development.

  12. Yea, it's a little disheartening to see the "crime is soaring" rhetoric used as an excuse on an urbanist website of all places. Crime is not soaring. It might be up over the last year and a half in some categories but it is down in others. There's also the fact that we are still in the middle of a pandemic that is distorting the trend, which is that crime has been falling for decades and is still near historic lows. We should all be hesitant to spread the crime panic narrative.
  13. I think it is actually that there are people who view them as a nuisance, especially when people ride them on crowded sidewalks. They know that "we're banning scooters because they are annoying" isn't a winning argument so they landed on "they're dangerous because people use them to commit crimes."
  14. Across the country, homicides are up but many other crime categories have fallen. That's why I expressed doubt. The other thing is that crime is usually very clustered in just a few neighborhoods. I believe that crime is up in Columbus overall, but I think the likelihood of being a victim of a crime in the Short North was, and still is, very very small.
  15. I was in the Short North this weekend. It was lively. Lots of people riding scooters. A few on the sidewalks were annoying since they are not supposed to ride on the sidewalk and the sidewalks were generally packed with pedestrians. But I never felt unsafe. Not sure how prohibiting scooters is supposed to help with a rise in violent crime? And also, is there really a rise in violent crime? I actually doubt that.

  17. Sorry I somehow missed it. Now that I've seen it I'm even more bummed. IMO, the original proposal was worlds better. It actually addressed the street and I love the mansard roofs. Looks like it was part of the community instead of a gated enclave. Why is it disingenuous? Don't we aspire for Columbus to be compared to the best cities in the country from an urbanist standpoint? We have ample evidence that large apartment buildings can coexist with single-family homes, so what is the actual issue? Heck, we don't even have to travel that far. There are plenty of examples in Cincinnati in neighborhoods like Hyde Park, Avondale, Northside, Clifton, etc. I'm sure there are examples in Cbus too. Again, "ugly" is subjective. I find the original proposal to be A LOT more attractive. But I would agree that building density on the commercial corridor is also important. The whole neighborhood would be better served by more density given its central location. The no-setbacks thing is a plus for me, not a negative. Setbacks in urban neighborhoods just create wasted space, and while they may have their place, they are generally too large. The best urban neighborhoods generally have very small or no setbacks. I lived in a 5-story pre-war walk up building in West Philly that was right next to single-family homes on both sides. Zero setback. Everyone coexisted very well and walking around that neighborhood was a wonderful experience. Of course, like I said--no hostility meant. Just expressing my opinion and trying to understand yours better. That's why we're all here. I respect your opinion even if I disagree.

  19. I didn't see the rendering. Got a link? "We are not those cities" isn't really a good argument in my opinion. I'd like to see Columbus become every bit as relevant as those cities and density is needed for that to happen. Plus, aesthetics are in the eye of the beholder. I don't personally like the inward facing townhomes with a gate and outward facing garages at all. Gated communities are never good neighbors. And of course we're all entitled to our own opinions. Not trying to be hostile to yours, just curious about your thought process.
  20. I don't see why? In lots of cities large apartment buildings next to 2 story homes is completely normal. Go to NYC, Philly, DC, Boston, Chicago, etc. and you see this in lots of neighborhoods.
  21. Newport is on the record in support of an extension across the river. It is in OKI's long range plan. I would like to see an extension up Spring Grove Avenue through Camp Washington and on to Northside and Spring Grove Village. Lots of flat, underdeveloped land ripe for redevelopment. An established ridership in Northside and tie-in to the transit center is possible. And you could have dedicated lanes up the middle of Spring Grove as there is more capacity than necessary for autos. Basically your extension but keep going up Spring Grove instead of crossing the viaduct.
  22. I think I'm weird in that I really like the design. I wish there was retail along McMillan though. And less parking.
  23. I think it's just the economics of a one-story building (mandated one-story) on such an expensive piece of land. If they had put out a request for a mid-rise mixed-use building they would've had tons of takers and the ground floor spots would fill up in no time.
  24. The roundabout at the end of the bridge has been there for awhile and there were no issues until the BSB and Roebling closed.
