    Do you feel like he can appeal to people outside Columbus? I know a bit about him but I'm very into politics. I don't think most Ohioans have ever heard of him.

  4. Not just NYC. Philly, Boston, Baltimore, New Jersey. I lived in a fifth floor walk-up in West Philly. They're pretty ubiquitous. It had radiator heat and no A/C of course. In the winter it would get so hot you'd have to keep your windows open.
  5. Oh for sure. That's its biggest draw. But despite that, housing was relatively cheap there for a long time. That's been changing.

  7. I see your point, but I do think you are underestimating its appeal. The current environment of rising rents didn't appear over night. The changes have been coming for years. It's just hit an inflection point where people are noticing it. And there is enormous demand to live in Oakley, Hyde Park, Madeira, and Mariemont and those places haven't been building enough housing for years either, so the spillover effect is huge. Fairfax is seeing large rent and home value increases too and they've had no large scale development to create an amenity effect. At least that's my take on it.
  8. Right. But building these new buildings isn't making the rent go up faster. It's making it go up slower. They are absorbing some of the demand to live in Madisonville. The average rent in the neighborhood will go up because of all the new high dollar units, but the existing stock would've risen in price faster without the new construction. Without the new buildings her rent might've went up $300 a month because there'd be more market pressure. People see these big apartment developments as symbols of gentrification, but the real symbol of gentrification are single family homes that are fixed up and converted from rentals to owner-occupied. My house used to be a rental. The previous owner saw an opportunity with rising values to make some money, so he fixed it up and sold it to us. Our household income is probably 3 to 5 times higher than the family we replaced. That's the real gentrification.
  9. The question is, if the new development wouldn't have happened would the Family Dollar have remained open? I doubt it.

    The fact that she was a registered Democrat and had campaigned for Obama amplified the hatred she receive from the anti-maskers.
  11. That's extremely regressive. If I'm buying $500 worth of stock it's a much higher percentage of the transaction than somebody buying $10,000.

    Last thing I'll say, so we can get back on topic. He may have been a bad party leader but I don't think Ohio is comparable to Michigan, PA, and WI. They all have either a higher weighted density, higher non-white population, or higher number of folks with bachelor's degrees--or some combination of those three. Demographics are destiny.

    Did Pepper turn the state Red or did demographics? Ohio is older, whiter, and less educated than the country as a whole. And that disparity has gotten wider during the past several years. Not sure anyone could've made Ohio turn Blue.

  16. At the VERY least the parking needs to be made 24/7 like Hamilton Avenue. It's amazing how the city gets these small details wrong so often. Hamilton Avenue would've never happened if it wasn't for the community screaming for it and OKI helping out with the traffic study.

  19. The stream/park only occupies the southern half of the blocks. There's a clear delineation that makes it look like they intend to develop the northern half. This should be super dense residential/mixed use.
  20. It seems like those are parcels to be developed on. And it would be a travesty if they aren't. I walked the length of it the other day and it is NICE. This could have the potential to be one of the nicest parks in the region if it is paired with significant development and road diets for Queen City and Westwood Aves.

  22. Brigid Kelly also uses shamrocks. Of course, she didn't have an opponent this year. FWIW, there is a positive correlation between Ohio Supreme Court race performance and having an Irish or Scottish surname. So maybe there is something to the shamrocks.

  25. The Northside Community Council is pretty good. I get annoyed with some of the voices but, for the most part, it's pretty fair. There's a productive conversation going on with PLK for the Blue Rock and Hamilton lot right now and the council supported the rezoning for the Scholar House on Dane.
