I was just saying the other day that this spot would be perfect for 50 West to expand downtown. They have such an empire set up out there but they'd be hugely popular downtown as well. And they'd only be about 1,000 feet from US 50 haha.

It's a chicken or the egg situation though. Why is Ohio more sprawling than France? Well, partly because they invested in train travel and we didn't. And now we're saying investing in train travel is "putting the cart before the horse" because we're so sprawling. An major in investment in trains would help move us toward more density.

It's not the prettiest thing out there, but it's a really rough block with lots of vacant houses and Knowlton Tavern right across the street. I'd say it is a win. And I honestly don't hate it.

We have an update! Looks like three townhomes. The one on the right looks like it is going to be pretty darn big. I'd like to see them build more of this throughout the neighborhood.

We have a store in the neighborhood (5 minute walk) that is devoted to local/Ohio craft beer. I regularly go there for a six pack of Jackie O's Mystic Mama, the best IPA on planet earth. We also have two great breweries that are less than a 10 minute walk that have takeout beer available, so we've been supporting them too. I don't think I've spent anywhere close to $450 in the past month though. Maybe $200.

I appreciate your experience, but nine person households who need 6,000 square feet are much rarer than one person households who are fine in 300 square feet. My old apartment was 500 square feet when I was single and I had room to spare. I also had a pool, a gym, and a rooftop terrace I could use. And I was with a couple blocks of multiple parks. A small apartment doesn't mean you are confined to that space all the time, even during a pandemic. You can still take walks and go to parks.

My house is like 2000 square feet, but I've spent most of my time in just a couple rooms. Work in the dining room, watch tv in the den, cook in the kitchen, sleep in my room. The guest bedrooms and extra bathroom don't really change my experience since I'm not going to be in them ever anyway. I would probably have the same experience in half the space. More important to my mental health during this time has been that I live in a dense neighborhood with lots of sidewalks, multiple parks, and businesses I can walk to. I don't need to drive to Kroger to get a loaf of bread or a six pack of beer. It's saved me a TON of stress.

Nope, I considered that. If you add up all the people commuting from Bracken to Campbell, Kenton, Boone, Clermont, Hamilton, Warren, and Butler it still doesn't hit 25%. And if you add all the people commuting from all those counties to Bracken, it's not even close to 25% either.

Awesome, thanks! So Summit and Cuyahoga don't meet the threshold. But also, Bracken County, KY shouldn't be in the Cincy MSA either, yet it is. Clear as mud haha.

Right, but the transit systems aren't going to do that. To go back to my Philly/Wilmington analogy, within the Philly MSA you have SEPTA, PATCO, NJ Transit, and DART. Four transit systems for one metro. Merging transit systems is A LOT harder than adding counties to an MSA.

According to LEHD data, 19% of Summit County commuters work in Cuyahoga County. And 4.7% of Cuyahoga County commuters work in Summit. I'm not sure 25% is the number though. That's been said here, but I haven't seen any documentation. I found some old Census documentation that says 15%, but I don't know if the formula has been changed? Also, Bracken County, KY is in the Cincinnati MSA despite having very little commuting flow to any of the core MSA counties. Edit to tag @westakron1 so they see this.

Just curious, is this a finished basement? Is the discoloration on dry wall? Or are we talking discoloration of the stone? If we're talking a 100 plus year old house (like mine) then your basement was probably designed to "leak." Those stone walls are supposed to let water pass through. You shouldn't really paint them and you definitely don't want to water proof them.
