  1. A deck with street level retail or? Maybe that'll change pending the success of phase 3.
  2. This has been a long project with many moving parts and various proposed plans. Were there any plans for the lot between FWD and Margaritaville? For example, I don't think that Margaritaville was the original intention for that space. I think that if Phase 3 is completed, other FEB parking lots should be filled. It would make for a really great, and complete space.
  3. As a Downtown resident, I appreciate that they're there. I'm sure that although they get a lot of Downtown residents much of their business is from daytime workers, and other visitors. We need more stores with a draw. Victoria's Secret is good to have. I wonder what will become of the mall, especially the cinema space.
  4. The smaller building is going on the riverfront between Alley Cat and FWD. The large multi use complex will be going on the large parking lot in the middle area.

  6. There's a lot going on with that area behind the scenes. Yeah, definitely. I worked with Campus District Inc. as part of my undergrad for my capstone project. The area has made great strides. Even though its technically part of the Downtown neighborhood, many people don't consider it to be as its outside of the "CBD". There's a lot of good building stock similar to the Warehouse District that could be built up. With One University Circle and the Lumen I've wondered if there will be more tower type structures outside of the CBD. Rhodes tower is kind of lonely. As MidTown builds up I wonder if there'd ever be any highrise apartments / offices in the Campus District or MidTown. Although much of the development has been townhomes, and lower rise buildings.

  9. That's what I was getting at. Something else needs to pop up, a theater, amenities, whatever. Downtown Cleveland doesn't have a ton of amenities for residents.
  10. This is cool. I wonder whatever happened to the proposals for Erieview and the ATT building? Also the FEB historic buildings. There's East End, the brewery, a couple offices? That yellow-ish building seems prime for redevelopment. Would be cool for some apartments there. Maybe a little building on that parking lot that mimics the height of the others. It would also be interesting to see more development in the northern Campus District area in those abandoned buildings. GBX owns a slew of buildings. I'm hoping something happens over there.   12. I really like these. A bit small, but not bad for waterfront. This for the grassy spot between FWD and Alley Cat, correct? Does anyone remember these renderings? There are a lot of old ones floating around. Is this the most up-to-date rendering for what's going on the parking lot? Or? It's not as tall as I'd like.
  13. With CAC, the May Co. building, and 55PS conversions, 925 Euclid has to be the last major office building in town not to be repurposed for residential use. There's so much square footage in that building, though, that it may take awhile for it to act as a tipping point for ground-up construction. If/when that building fills up with apartments, it may be enough to push downtown rents upward enough where financing for new residential construction is available. That's what I was thinking. Most of the remaining office buildings have been spoken for. Euclid Avenue is pretty much fully developed with projects being worked on, finished, or at least in pre-development. Really all that's left is Northern Campus district and the swaths of parking lots. I know that the ATT/Ohio Bell building and Erieview were mentioned for redevelopment, but briefly?! Could the Beacon, once finished, help with getting Nucleus off the ground?
  14. ^ I'm sure it'll get built up eventually like the Warehouse District. Save for a massive economic down turn, and if we keep our current momentum, Downtown should see some more buildings popping up. How many more historic buildings are left to be flipped that aren't being worked on now or are slated for development in the near future? The Beacon and Lumen give me hope for Cleveland to be a thriving city.
  15. With the Beacon going up, it made me realize how badly the surface parking lot next to the city club building needs to be developed. There’s been a “for sale for development sign” on the fence for a while. It seems like a good spot to build and it already has a parking garage. The prospect side could be developed too.

  17. Is that the lot between Tower City and 55? We really need a tower there. Always thought that the Nucleus would be good anchoring Public Square and the Warehouse District.
  18. Yeah, there's a few good buildings that have been done there. Recently, the Standard. My friend purchased a condo with their fiance in the Park Building last year. Its a cool space. Once Public Square fills up in the next couple years it'll be a big motivation for the Warehouse District lots. The Warehouse District has been vital to Downtown.
  19. Yes, I agree with the sentiment. I just think that FEB needs something in addition to the bars and restaurants. I love Punch Bowl because all of the activities, bowling, billiards, etc. are really fun. There's lots to do. Was just there last night playing ping pong while we had drinks. I party in the Warehouse District/FEB almost every weekend, but that's not everyone's shtick - haha. The FEB lot is a lot bigger than the Lumen lot. Just a quick google maps measurement: the Lumen is being built on a space about 220x200. FEB lot is about 400x200. And The Lumen tower is only being built on what, half the space? With the garage on the other half? Its a fairly narrow tower. The Phase 2 development is going to be 11+ stories on a bigger space?
  20. I think that the conversions on Public Square are really going to help give a push to developing the empty lots. There's what. 4 buildings being developed/going to be developed? 55 Public Square, 75 Public Square, Terminal Tower, and May Co.
  21. As far as I know the cinema is part of the Avenue. The Tower City location shines during the Cleveland International Film Festival. Even with the sad state of retail in Tower City the venue has been a great location with record crowds to show for it. I'm usually on the west side of town so I could take the RTA and waterfront line to a FEB theater. Truth is it would be a lot less time consuming driving to Westlake. The Avenue needs a complete overhaul. I'm not sure if or when Tower City could be an attraction - besides the film fest and Casino. I'm not sure if the film festival would want to be located in the FEB? However, making the development a regional draw is important. There's not many good cinemas around. Shaker and Euclid's are both terrible. Valley View, Richmond Hts, Mayfield, Ridge Park, and Rocky River all have decent cinemas. Pulling people who live between these cinemas and Downtown to the FEB could result in higher traffic for the bars and restaurants. It could have a wider suburban draw too. Watching a movie is generally accompanied with dinners. Having a cinema combined with Margaritaville and Rascall Flatts FEB could have a wider draw than the largely younger crowd that the FEB seemingly draws.
  22. Last semester in my real estate development class (I'm a MUPD student at CSU), we had a guest speaker from Weston. He stated that they've been focusing on other projects, but that they're still pursuing this development project. They do a lot of industrial/warehouse development.
  23. I'm not as high on the cinema idea. I'd rather see Tower City get renovated. The hassle with getting down into the Flats on a weekend night could be a deterrent. I hate missing the coming attractions lol. Anyhow, looking forward to some renderings we can all critique! Is the cinema part of the Avenue, and if so would Bedrock want to redevelop the cinema? The flats really isn't too difficult to get down to with the trolley running until 11 and there's plenty of parking + ride share. For better or worse Margaritville and Rascal Flatts should draw in some suburban $. I've never been in an empty Punch Bowl, Beerhead, etc. on the weekend. The current tenants seem to be doing well.
  24. It's hard to tell in the low-res renderings, but they will cut a courtyard through the middle of the building to provide windows for interior apartments. I figured that was what would happen. Will the courtyard be accessible or used for utilities? The one in my apartment complex isn't accessible by anyone, but has AC units and such.
