  1. I hope they save this house as well you can see it from I90 it looks like it will be zoned commercial, and that worries me...
  2. Another article about the Bolton property and it's relationship to the New Cleveland Clinic Mentor Hospital The first article mentions a lot about conservation of natural areas and sustainable landscaping as well as "maintaining the Bolton family’s stone home located on the property." It is nice to see property developed in a way that doesn't start with clearing the entire property then waiting for funding to start construction.
  3. I haven't seen this posted anywhere, but I may be blind. Cleveland Q1 2019 map Berkadia Some projects on this are new to me, and some of them I thought have been canceled, but this is at least a half year old. Boy, the totals on those last 3 pages really show how much progress is happening, as well as how much is in the works. I know we aren't going to get everything on the list, but it's still exciting to see how many projects have moved from "prospective" and "planned" to "CONSTUCTION" within the year.?
  4. I agree, That mall is not in bad shape, it is just kind of empty. Strange that they are replacing the core of the mall with an outdoor version of the mall with apartments above... why not just keep the core so it has a roof, but then again it's not my money. They mention keeping the Cubesmart and movie theatre, but how about the Planet Fitness? That seems like a selling feature to want to live near to me? I have faith in their plan.
  5. I agree, but that is part of the parking lot for the University Church of Christ at 89th and Chester and the developer presumably could not obtain the lot. I love this project for it's design, density, location, underground parking, # of units, variations in colors and textures. That being said, this looks like it will be an expensive address to call home and my only wish is for these developments, coupled by the Opportunity Corridors "New Economy District" just down E105th to help raise the residents in these neighborhoods rather than push them away. Dozens of interior doors had been removed from those old apartment buildings on E90th in September and I though the buildings were getting remodeled, but I drove by there a week ago and didn't realize how many windows were missing and the state of decay the buildings were in. Now I guess what I was seeing was a salvaging campaign prepping the site for demolition for (hopefully) this development. At least the larger buildings on E93rd and E97th are inhabited and most likely not in any danger.
  6. I found this a while back and posted it in the University Circle thread since this thread didn't exist yet. While I don't believe "luxury apartments" are going to work between 3 public housing developments, it shows there was at least 1 company dreaming about this project. Does anyone know how structurally sound that building is? It has been open to the elements for over a decade and the Dixons Market next door has almost fully collapsed into itself.

Uniontown and Hartville Ohio just South of Akron have installed 3 traffic circles recently along 619 at Myersville Rd, Kaufman Ave, King Church Ave. They look really nice and help ease traffic out of the Hartville flea market/kitchen/hardware. My only frustration with them are that their circumference is too tight on a country road with a 45mph speed limit, so you have to drop your speed in half. I know this is a lot less urban than Ohio City, but 2 of the roundabouts are only about a hundred yards apart and it seems to work.
  9. They are more than 4 stories and some units have balconies, and there is no vinyl siding, so I am satisfied. This is the first project for people to live on the peninsula, so it is a cautious test. Keep in mind it will be next to an industrial brewery, and it is not riverfront property. This peninsula is also river silt and depending on how far down bedrock is, that limits height and weight of the buildings and effects the cost of the foundations. That being said, that parking garage is near the center of the peninsula and could be an awesome future phase if built similar to the 515 Euclid garage being able to support up to 10 floors above could make this project a great centerpiece! If the plan for the peninsula is carried out in a tasteful manner, I can see this being the most exclusive neighborhood in Ohio because the people who decide to call this peninsula home never want to move out.

Youtube video rendering My only wish would be for the residential buildings to have covered and hidden garage parking, but this is the suburbs and construction costs for that are most likely the reason. I love all of the parkland and trails the developer is incorporating into the site, and that central plaza area will be really cool for the city. There is also plenty of developable area left on the mall site and across Richmond Road for the future if this project fills up. This is HUGE for Richmond Heights, and I'm really excited about this project! Over 360 new apartments and some new retail! YAY!?

I like the mass of this first new build piece of the project, and I think this design blends alright between the Cleveland Clinic buildings and the more traditional and Antique structures in the area. My only concern is the balcony corner. I understand every other floor getting a balcony to keep with the grid design, but even that's not what's happening in this rendering? The building is already losing that corner area as livable square footage, so why not supply more corner units with balconies to charge more rent? Either way the uneven-ness bothers me... but I'm not the one paying for it.
  12. I don't know how old the rendering was I found, but it was part of a powerpoint presentation created around the time the article below was published. Both renderings are finished looking, unlike the rendering below for the new Neurological building, and each render is vastly different from the other for a Cole Eye expansion, so I don't know which is favored. These are clearly in the same place, but are obviously not the same design... At least this rendering matches the overall plan pictured above The Clinc isn't planning to start construction on either of these until after London opens in a couple years for the Clinic's anniversary, so I'm sure the plans and designs will be altered within the nest year or so.

  15. I wish people would stop saying these large tax abatements are going to hurt the schools. It clearly states in the article: "That proposal would have granted 100 percent abatement for 30 years on new taxes generated by the project." This project with a 100% tax abatement will not harm anything, it also will not directly financially benefit either. What it does is supply jobs and taxable wages and spending that this project will produce. You will also gain/retain payroll taxes to the businesses and companies that will locate here as well as the few hundred residents. This project will also allow the city to raise property values on neighboring properties after the neighborhood is "improved" with this project. These large projects are a stimulus to the neighborhoods they are built in. I personally feel 30 years is a bit much, I also would like the abatement to be only beneficial to the company that originally constructs a project , so a non transferable abatement, to encourage the builder to construct a product that will withstand the test of time, since they cannot sell the property with an enticing abatement to profit from. This could keep builders from constructing some of the poor quality projects that are falling apart in some of the pre-recession projects around the city. I love this project, I understand the various thoughts and feelings but even with the abatement, nobody is being negatively effected by this project.

  17. The bridge on the right already exists. It connects the Q building thru the Intercontinental Hotel to the C building... also to the 100th street garage and the CA building I thought the same thing when I saw it ? The East Mount Zion Baptist Church built the A. Charles Bowie Education Building a few years ago, so it would be a shame to tear it down, and although the Church itself needs some extensive repairs, That congregation will never give up that church. I only wish the Cleveland Clinic did more to incorporate the church and the surrounding neighborhood into it's master plan.

  19. Shoreway at MLK is going to start construction tomorrow and finish up sometime next May. I will be glad when this project is over. This NOACA article gives more information about the project specifics ?

This 2 story building and the large parking garage behind it will be demolished for Nucleus This building below is on a different block is also endangered, but for reasons not made clear (for active construction parking for Nucleus/possible phase 2) The second pic is the building people are more upset about because it doesn't need to be torn down for the Nucleus project. Now we should all be on the same page...?
  22. I'm interested to know what those phantom office buildings will be in the rendering, Nearly that entire block has been cleared of structures. Is all of this supposed to kick-start the Fairfax New Economy District around the Opportunity Corridor and the IBM building across E.105th?
  23. A new USL stadium near Chattanooga for the Red Wolves is creating a whole campus around it for a $125 million investment. Hopefully as the sport grows in popularity, Cleveland can jump in with a stadium village of our own!

    The City of Cleveland currently owns and operates their airports, would it cost more or save us money to have a company manage the airport on the publics behalf, such as the Hilton Convention Center Hotel, and The push for Cleveland to give up managing the West Side Market. I am also an optimist, and although my opinions really mean nothing, I firmly believe this airport will be of more use as aviation technology progresses. Vertical take off planes have existed for years, just not on passenger flight scale. Other companies are pursuing drone travel for people, which also doesn't require runways, and if you really want to sound crazy, eventually interplanetary flight won't be exclusive to Florida. Until the hyperloop dream comes to fruition, proximity to launch pads and runways will be important to some people. If sea levels keep rising, there will be more need for higher elevation airports. But technology could also progress to be able to launch and land more transportation vehicles on water. Who knows? Closing this airport opens up land for development, but we would lose all of the federal dollars that fund the airports operation. This may save Cleveland money, but a larger benefit would be lost if the airport closes. Federal funds would most likely just be routed to another airport, but it would be unlikely that these funds would even stay in Ohio. If there is enough momentum to close any airport, it would not take 10 years as many imply. Until it makes sense to do so, it is not going to happen. Not in Cleveland, not anywhere. Until the land is physically needed for another purpose, no government office will seriously consider using Burke's property for anything other that what it is currently used for. Getting upset about this is a waste of everyone's energy. Either become a billionaire, Run for a government position, or get over it. Closing and developing the Burke property now or before towering building take up the rest of the developable land inside the current borders of Cleveland's downtown would result in the entire property being developed by mistake after major mistake. Again, I am an optimist, If it ain't broke, don't fix it, but we do need to utilize it to more of it's potential outside of airshows and private jet parking for playoff games. If security could be maintained, a ring park around the airport property would appease some of us.
