The Denny's on the corner of Euclid and Som Center Rd will become a new Swensons. Demolition started over a week ago. The old car dealership on Vine St at State Rout 2 became the Marous Brothers Corporate Headquarters. They just moved into the new building last week. became: Also: NOPEC grant to enhance gateway into Willoughby that will use money to replace lighting on the Mentor Ave. bridge over the Chagrin River.   8. Can someone explain Ohio House Bill 312? It is a Crowdfunding bill for fiscal 2021 to allow three projects to proceed to the Ohio Controlling Board: Sherwin Williams Co., Cleveland, $35 million. Columbus Crew SC, Columbus, $25 million. Origin Malt, Marysville, $10 million. "Only Ohio residents can purchase securities, and an investor is typically limited to a $10,000 contribution per year" Does it mean I could invest in a project? Or is there some voodoo witchcraft involved? From the article: Robinson lives nearby at Bohn Tower. (with pics) "Phase one is complete, but this project will take 4 years to be all the way done." " and the parapet at the top of the building will need to be replaced." I didn't think the parapet was in that bad of shape, so i would rather it said "rebuilt" instead of "replaced", but maybe it's referring to the stuff above the deep decorative cornice? Either way, i'm not worried, CBR seems to pay attention to detail.

Height aside, I need a little help with the floor size speculation math:๐Ÿ™‚ The One Campus Martius building in Detroit is just over a million square feet in 16 floors and a whole city block, built in 2000 and just recently expanded. The expansion turned the building into a large box with a central atrium that doesn't let in a lot of natural light. SW said they want to maximize natural light, and speculating 2 buildings at 25 and 20 floors, how big are these floor plates going to have to be to fit a million square feet? Does this new floor count information sound plausible?

  17. I agree, but the plaza needs to exist where it is to preserve the original subway ticket booth that they want to retain. They could shift the building over to have plazas on both sides of the building, but that creates less usable spaces. What would be cool is if they constructed the building similar to the Lausche State Office building on the West 6th side to have the plaza exist under the building but also command a strong street wall. This also provides a handy place to wait for buses to arrive, but it isn't my money being spent.

I know this is Stark, and unlikely, but assume that Stark doesn't apply for any tax credits, so there are none of the stipulations you mentioned, can the latest rendering of the Herold building addition be built, or are there already limits to alterations because of the historic district or some other form based code? All i can find is that it isn't breaching a height limit, and it's in a historic district, but idk if that means anything? I see, that makes sense.

Hi, most of this conversation is exciting, and I love to read it, but i think TMUD's should have it's own thread I wanted to create a new "Ohio Transformational Mixed-Use Development Projects" thread so we can all discuss potential projects before any are granted a TMUD credit, but I figured that @KJP should have the honor since he has been following and updating the rest of us on this bill for years. Then someone can create the same topic for each of the regional construction threads and pin it so it appears at the top so we can post pics of the Cleveland projects in the other regions and brag๐Ÿ˜. Speculation aside and ignoring stipulations from any forms of financing, what codes and stipulations are actively in effect and enforceable on the Herold building, and what would Stark have to change in the design to get it too pass landmarks, design review or city council? Or, what are the building code differences between Cleveland and Columbus that allows vertical additions to historic structures there? or are those buildings not land-marked or in historic districts?
