Went exploring a little bit yesterday. Rode from Carter Rd + Scranton into tremont, hung on left on Fairfield, then down Jefferson to the lake link extension work. Nice view of the Ferry Cap & Screw project View from Jefferson heading towards Literary And finally the lookout point on Literary and University

Yes, something needs to be done for the flim festival. I cannot believe how long its been held at the crappy tower city cinema. It's way over due for an upgrade, so since tower city are dragging their feet, why not move it to the flats? Way better backdrop for parties and hangouts IMO

How do I find the presale costs? Back in the market with a budget of $300. But I anticipate these are well out of our price range... Heard through my realtor that prices are around $650k and buyer needs to customize with developer.

And directly adjacent to "Thunderbird" is a newly proposed development currently in presale http://www.hortonharper.com/work/carter-road/ I'm loving the concepts for what do with the west bank and also wondering if/when the financing will be secured? I mean, before any grand ideas of parks on the bend, the hill still needs to be stabilized at around $28M of which $13M is currently allocated and another $9M in grants being sought (https://www.cleveland.com/cuyahoga-county/index.ssf/2018/04/cuyahoga_county_to_provide_land_for_proposed_irishtown_bend_park.html) And then another $50-60M on top of that for a total of $90M? Not sure how this factors in other recent developments, but sounds like a lot for CLE.

I've been touring the new townhome developments around tremont, duck island and battery park and can confirm market saturation. Also, smaller units will be a nice addition because all of each I've toured are entirely way too much space, unless you're moving from an already furnished, 3-4 bdrm home. Most of the current projects appear to target empty nesters, and the market is definitely in need of a scaled down version.
