  2. Fifty West will be at the Wilkins side of the project. Pins is going where Building "C" is located.

  5. Pretty sure you are correct, the only other master lease I can recall are the storefronts at 1321-1325 Vine. It's not a bad idea for 3CDC to master lease some of the first floor spaces on Main that aren't controlled by Urban Sites. Sign a 40 yr master lease with 3CDC so they can finance the improvements to attract new tenants. It's great that Main has a different feel to it than Vine but businesses still need to make money and until there is more money being spent on Main the businesses are going to continue to turnover there. Obviously, there are businesses that have had success on Main but I know for a fact that a couple of businesses that have relocated to Vine Street from Main have had dramatic increases in sales.
  6. I've heard it over and over again that we need more contiguous space to attract larger convention events. This doesn't look like it adds space. Maybe we're just going for the unique design to attract conventions instead?
  7. The reason they (16-Bit/Pins) charge for pinball is because those machines are much more expensive to maintain.

  9. We can do better than Panera and Arby's. They are looking for more of a sit-down dining concept here, hopefully chef driven. It would be nice to get another quality restaurant to bolster the square.

  11. I’m in commercial real estate and I can tell you first hand that is not always the case. The commercial rates in OTR haven’t changed drastically. The cost of construction has gone up quite a bit which has an impact on your total investment into a project. The deals in OTR vary so much from street to street and landlord to landlord.
  12. OTR is not as desirable as it was in 2015-2019. I think it will build back up quickly but it still hasn't recovered from the COVID era.
  13. I heard March First Brewing is going into the Rockbottom space. I can't remember if they were taking the whole thing or just a portion of it.
