Pretty sure you are correct, the only other master lease I can recall are the storefronts at 1321-1325 Vine. It's not a bad idea for 3CDC to master lease some of the first floor spaces on Main that aren't controlled by Urban Sites. Sign a 40 yr master lease with 3CDC so they can finance the improvements to attract new tenants. It's great that Main has a different feel to it than Vine but businesses still need to make money and until there is more money being spent on Main the businesses are going to continue to turnover there. Obviously, there are businesses that have had success on Main but I know for a fact that a couple of businesses that have relocated to Vine Street from Main have had dramatic increases in sales.

I've heard it over and over again that we need more contiguous space to attract larger convention events. This doesn't look like it adds space. Maybe we're just going for the unique design to attract conventions instead?

I’m in commercial real estate and I can tell you first hand that is not always the case. The commercial rates in OTR haven’t changed drastically. The cost of construction has gone up quite a bit which has an impact on your total investment into a project. The deals in OTR vary so much from street to street and landlord to landlord.

OTR is not as desirable as it was in 2015-2019. I think it will build back up quickly but it still hasn't recovered from the COVID era.

The subject property is described as Warren County Sidwell Parcel Number 16322750020 located east of Wilkens Boulevard and south of Parkway Drive in Deerfield Township, Warren County, Ohio. Continued in Progress from the July 11, 2022 Zoning Commission meeting.

If we want businesses to remain viable in the neighborhood, OTR needs the tourism traffic. Those businesses just aren't going to make it on OTR residents alone. At this point OTR has to be one of the largest tourist destinations in all of Cincinnati. I think there is a stat that Washington Park gets like 3 Million+ visitors/year.

Urban Sites has a contract on the parking lot going in on the WDC LLC site. 3CDC looked to purchase that land from M. Scripps so they could build a garage but that didn't happen. Now Urban Sites has swooped in to build another surface lot. Unfortunately, this land isn't going to be infilled anytime soon.

Native One is a permanent move. Kaze's old bar on 14th, the kitchen, and the patio are going to be combined with 1408-1410 Vine Street (Wielert's Cafe). It will all be one new business, from what I have heard.

There used to be a barbershop in the Washington Building at 12th & Race. Urban Sites owned the building and terminated the lease with the barbershop (which had been there 40 years). 3CDC built them a brand new barbershop at 1339 Walnut Street. Unfortunately, the owner passed away but it has been taken over by a new operator.

Unfortunately, there is no chance we're going to be seeing an Apple Store Downtown any time soon. I bet we would see one on Vine in OTR before we would see one on Fountain Square. I do agree however it would fit nice with the design.

There is not currently a tenant for Wielert's. The plan is to finish the storefronts on Vine to upgrade the look of the street. Wielert's will have a small outdoor space on the backside but nothing close to what it was originally. The land on the backside of Wielert's is needed for future development.

"Claiming".......those are cold hard facts. There is constant drug activity in that parking lot. I'm going to have to agree with 3CDC on this, the sooner that cell phone store is gone, the better.

This is correct, the units of affordable housing have been moved from this property into the the 3CDC/Model/OTRCH affordable housing developments. I think the idea here is to get rid of a very small, non-historic building and replace it with something that can add some vibrancy to Woodward Street and the activity in Ziegler Park. I'm sure the budget did not make sense to rehab this building due to the small size and number of units they would be able fit. Again, this is a non-historic building so there is an opportunity to build something more attractive on the site.

Relocate Crossroad Health Center to another location in the neighborhood and you have the perfect spot for a new hotel development. In my mind, 12th & Vine is too small for a hotel development. The issue with the the hotel site at 210-212 W 12th Street is even with the two buildings to the West added on to it, you could only build about 44 rooms. Most boutique hotel developers are looking for 90+ rooms minimum.

From what I have heard.... Panino was not making the rent. The word is they're moving up to Findlay Market into a Model Group space. Panino's food is killer but they had a huge bar in that space that always sat empty and it's in such a prime spot. 3CDC works on percentage rent deals with a floor base rent. Basically, 3CDC says, hey we'll put a lot more money into the buildout of your space than a typical landlord but we get 7% of your sales over an agreed upon sales threshold. The tenant pays a base rent but if they perform well and sales are over the threshold, 3CDC gets 7% of the amount over the threshold. I work in commercial real estate, happy to explain percent rent in more detail if you'd like. I've also worked on a 3CDC deal before.
