  7. Like the titles says, anyone ever dealt with these builders or know anything about them? Looking into buying one of their homes, I just want to know something about them and their history, and google and the BBB wasn't much help. O, they are a Cleveland area builder out of Brecksville...

A buddy of mind just bought a duplex from FM. Needed some work, about 10 thousand, but paid $35,000 for the building. Nice house on a very nice street in OB.
  9. That isn't true at all, There are numerous schools in the CMSD that are exceptional. Max Hay's vo ed school, The Cleveland school of nursing, which out of the 65 graduates last year 63 went on to college and the Cleveland school of business has the same numbers. These are only High Schools examples, there is a blue ribbon elementary school in Ohio City, AND per the numbers, the district is on pace with its suburban counterparts in testing until the 6th grade. Junior High seems to be the troubled spots in the district right now... My neighbor even told me, who is vary anti school-school levies, that we would now vote for a levy because he thinks the new CEO is making strides in the district. I was shocked when he said that... I think the district is going in the right direction...
  10. Again, I don't know if this is technically OB, but the old WVIZ building has a pending sign in the front...Anyone know what is happening there? I always liked this building... Anyone going to the meeting tonight?
  11. I didn't see anyone mention it, but one of the gas stations in Parma, on State right before the 480 ramp, is converting to Ethanol pumps... It is right across from the "Cowards Dentist" and European Delights, home to the best Pirogies in Parma...
  12. Those houses are not ugly, just run down...Personally, I like the Dallas & Philly houses...I have always had a soft spot in my heart for A-Frames... Neat idea, but architecturally and aesthetically, these houses are no different than a million others...

There are a couple of things that happen when the bank takes over, Generally it goes as follows: The bank takes ownership of a property before it goes through forecloser...Remember they get kicked out before it goes through the courts, which typically takes around a year in NE Ohio...While that house is in the court system, legally there isn't much they can do with a house...Each bank keeps there own foreclosers, but it usually defaults to the underwriter or collateral of the loan to do the work, and around here that is Fannie Mae...Most of the boarded up and vacant properties are owned by them, I would say 90%...So even though, for example, Key Bank might have approved a loan, Fannie generally is the one putting the money for these secondary loans... Once the property is sitting, Fannie goes in and either puts some money into a rehab, which it hardly does in the city, or boards it up and does bare minimum maintenance (Cleans up garbage, cuts the grass)...Boarded up houses can go as cheap as 2-3 grand (No Kidding), but more typically go in the 15-25 range...They still go through a Realtor, but they are working for Fannie and deal directly with them... Sometimes if a property sits long enough, they go to an auction, but another bank typically buys it up at and just lets it sit...The try to flip them making a couple hundred dollars each, multiply that times a couple houses it starts to add up...Again, the same house can go into forecloser more than once, depending on the loans and such...   16. I know it's technically not O.B., but does anyone know what are they building on the corner of Biddulph and Ridge? I don't see any signs, but they do have a rather large hole... On a completely unrelated note, I am want to look into how start a business in O.B., what would be the best way to go about this and the best place to find information?

I was just in the house next door to it the other day...It was poorly converted into a four apartment house, large and beautiful beauty that has fallen into despair...Had one of the nicest front doors I have ever seen... Of course, all the plumbing was stolen... The only room left in tact in the house... And across the street: I really like Franklin Blvd...Lot of nice homes that just need a little TLC...

It won't happen, the money isn't there...They are 120 million short on completing their building updates and they truly need to focus the money they have on the students their now...Is it a great idea? Yes it is...BUT, unless some civic leaders stand up and find a way to get the money donated, it won't happen... All the public will see is a district with a failing report card that is over-budget on everything that is building a multi-million dollars schools for a 100 students...More of the city is run by idiots argument that the burbs' make alllllll the time... For the record, I like the idea, education is about exposure to all types of ideas, not just the ones that have been done for a 100 years or in fancy text books...I would like them to reopen the flight school, I think that would be cheaper and a better use for the building other than a homeless shelter...

The article has a lot of truth to it...I am the first to call out the news for taking the low road on Cleveland, but the story really isn't "ragging" on us, it was a look on how screwed up things got type of article...There was mention of a couple of towns, SV was just the focal point to bring it into prospective...Honestly, SV has a lot of problems...Have you been down there lately? The houses are not only abanonded, but stripped to the bone (Sinks, piping, siding, doors) you name it...I have been in a lot of abanonded houses in my day, SV has some of the worst...Unfortunatly, you look and still see the resembalance of a nice house, but they are just to far gone...I said a while back that either they need to demo the houses, blocks, whatever (which they are doing now) or sell them to imigrates (or anyone that wants to move into Cleveland) with a contract to fix them up in a certain time frame...(like the homestead act of Baltimore as mention by KJP some time ago)...
