I like that building especially from street level with the giant clock. It reminds me of the wonderful post modern PPG Place in Pittsburgh by Philip Johnson.

I think 200 Public Square wanted to be taller than TT initially but was prevented from doing so if my memory serves me correctly. Man I feel old!

Those windows that becomes narrower the further up you go makes the building look taller than it actually is. Its play with perspective makes it a very unusual building indeed!

I agree the building should be at least 40 stories for the Public Square site, but if the height is more modest at at 25 to 30 stories it would look better by the river's edge site because it wouldn't obscure the TT from the west. I would actually prefer a low rising building there. Also at Public Square SW HQ shouldn't exceed the Key Tower in my opinion due to the pyramidal shape of its crown makes it an appropriate peak for the city's skyline.

Perhaps, but I think it has more to do with the company staying true to its roots in a very literal way by building its HQ and the site it was founded some 150 yrs prior. Thee is something to be said about that for nostalgic and sentimental reasons. I'm not saying its their primary motivating factor but rather a part of their subconscious leanings.

Not to veer off topic but the purpose of the blimp is for people to look up and notice it and not the other way around during the few event days out of the year that it is seen there.

Much like the current headquarters it would be tucked away in a back corner alley of downtown Cleveland that gets very little visibility from non employee pedestrian traffic. In terms of publicity and showcasing its brand you can't beat the Public Square location . Not many people are even aware that SW is headquartered at the Landmark office building due to its poor location. That part of Huron road is a dismal drive thru area.

What I'm most concerned about is how a tall building will interact with the terminal tower from the rivers edge. The public square site guarantees a proper spacing as it does with the Key and Huntington towers. The Terminal Tower's prominence depends depends more on this spacing than its actual height. Some of the best unobstructed views of the TT are from the west side of the river as well as from public square. Also its more important that the warehouse district, that is already developed, be linked up with the rest of the city than some undeveloped proposal called Thunderbird that may or may not be fully developed.

Problem is most of these are rental properties which means that if the economy turns south the tenants can quickly give their 30 day notice and leave. With condos the property owner is pretty much stuck there because they can't sell until the economy rebounds again. Cities with more condos are a much more stable market. Here it will be more volatile, at least in the short term, because the general trend is for people to work and live in the city center.

The Lumen also complements The 9 in terms of height and being on the south side of Euclid. Creates a nice balance that wasn't there before.

Never noticed the pink bars until someone here pointed it out and I struggled to find them in person. I don't think they are such a big deal or the garage interface. Its part of the eclectic (or eccentric) quality of the building that I find so interesting. There's an off center, paradigm shift setting theme that runs throughout the exterior of the building.

I think its too early to say. There should be an official grand opening before its even considered complete. Even the Athlon is still have some work done to it after its recent opening.

This never would happen if the theaters were demolished rather than restored. Smart that they diversified into real estate. Great long term vision that is paying off with huge dividends now.
