  2. I know it can be a real challenge to design something truly original, but have you noticed the similarities between Sherwin Williams design and the Bocom financial towers in Shanghai.
  3. So I mostly visit downtown Cleveland on weekends. It always seems the streets are way over scaled for the little traffic they hold on those visits. Are they ever bumper to bumper during the week?

  5. Could there be a significant number of Air B & B rentals downtown? If apartments are then leased but not actually occupied by the renter it might explain some difference but not 6000 units.

  9. Interesting article on Planetizen comparing average bus stop spacing among cities. Generally, Cleveland bus stops are some of the closest. I wonder if we could maintain service levels but reduce costs by adding an extra 20 meters or so between spaces?     Just finished watching "It's a Sin" on HBO. As a gay man who came of age in the 80s, I thought it was really well done. Had some flashbacks and shed a few tears along the way.

  13. Ohio may be well positioned for real growth as climate migration increases in the coming decades. I work for a company that is based in California. More and more of my CA colleagues are talking about a desire to move out of CA. A big driver seems to be climate change. The water rationing, fires, constant smoke in the air are all taking a toll on people. I've had a number of people ask me about Ohio and is it a good place to live. The first couple conversations I dismissed as one offs. But, it is happening more regularly. And now the fires are spreading in Washington and Oregon too. If you also factor in stronger, more damaging hurricanes, many of the areas that had the highest growth rates in the late 20th century will soon be unlivable.
  14. Agree. Cleveland needs density and height isn't everything. I'd also add that it is amazing that any new office towers are being build right now. With so many companies switching to remote or hybrid work, there could a ton of fresh vacancies coming onto the market My company is getting rid of three buildings in CA, one building on Long Island, and some leased space in Ohio. I believe we own the three in CA and I am dubious that they'll be able to find a buyer.
  15. Maybe we can get an historic parking lot preservation fund established via the State. Seems about right based on the anti-urban tilt of the Ohio General Assembly.

  18. As I recall from the process, a lender may not approve a loan if the sale price is significantly over the appraised market value. It is meant to protect the lender form irrational bidding wars.

I was also thinking that having the shorter building adjacent to Public Square may not be a bad thing, especially if it would be similar in height to the Renaissance or the front section of 200 Public Square. Having the shorter building on the Square can prevent some of the issues noted with the ground level interface of tall imposing buildings. Still, a two story building might look a little odd unless those two stories are tall ones and visually interesting.
