  1. Seems like this means that $60M+ of the sale needs to be kept as cash in this trust fund. Also meaning less $ benefit than originally anticipated since it's just sitting on the sidelines.
  2. That's why I explicitly stated that it's okay to have a gap. The severity of that gap is the issue.
  3. Technically, they'll be sued if something happened. Will they lose? In all likelihood, no. There's some expense there in proving you're not party to the claim, and the letter to the editor here leaves out that it's pocket-change.
  4. This is where the issue is for me. Some people are born into situations where they can try and fail a million times with no real consequences. Others are born in zip codes that could mean you get a few trials and errors, but they set you back and could ruin you. It's okay to have a gap, just not one that is as severe as it is today.
  5. I agree it will wear out its welcome quickly, but with all that parking, there's plenty of potential for adaptive re-use. Especially if they are building out a sports park behind the development. The gas station could become a huge EV charging station in 20 years and the sports park/event center could be driving lots of outside traffic. It could die out, but if the event center and sports park get lots of use, this development will evolve with the times to stay attractive.
  6. I know we're all panning this development, but it's basically as good as it's going to get for that plot of land. It's on the wrong side of the I-75 exit... in Middletown... There's no sidewalks that connect downtown Middletown to this area, and even if there were, no one would use them.
  7. And if they don't the "safety net" of being able to go back to what daddy does is absolutely a factor in generational wealth-building. You can take risks and be bailed out by your family. You can keep rising. The poor don't have "safety nets" here in the US, and often-times are working 60 hour weeks at two jobs. Throw in kids and there is zero time to get sleep AND earn a degree for upward mobility. Even without kids, you're getting beat-down on a 60hr work week, feeling like there's no where else to go. Of course, this is talking in generalities, of course you'll have the bootstrappers that are able to overcome the odds, but those are the exceptions.

Most Americans aren't financially literate and a mortgage payment being "forced savings" is an important way Americans build wealth. Whether or not there were "official" redlining maps is irrelevant.   9. Agree with the above. The abortion rights group will just push for votes on two referendums in Ohio. I'm not going to get complacent, but I'm confident (right now) that the August special ballot fails.
  10. I agree that this is the vision, it's completely unrealistic to even hope for an NBA or NHL team here, it isn't happening. Best case scenario is we are a 33rd or 34th team for the NBA, but they aren't going to add 33+ teams and I highly doubt we're the best option even after Seattle and LV are added. I don't know enough about the NHL, but I'm sure they feel they have Ohio covered via CBJ. I need to look into some other examples of ad-hoc events venues and see if it comes close to breaking even. Building one adjacent to the Convention center certainly could kill 2 birds with one stone here. We get a gigantic convention space when needed, or arena when needed.
  11. Agreed. The uptown improvements are a game-changer for transit mobility there. North of that though, it's all on executing signal priority. Which is probably fine most of the time (there's rarely gridlock traffic north of UC on arterials), but does introduce higher probability of disruptions.

  13. On option #2: Section 1: OTR: I'd route this on 12th, where the streetcar is already going West. In green, the likely redevelopment spots. CET is already looking to redevelop that block, but may increase scope of residential if it's along a new line. Freestore is highlighted in yellow (less likely), but potential $$$ may be too good to pass up. Section 2: Linn St: Here's where I disagree. Yes, the Laurel Park lots are SFH, but that's still 30-ish more units downtown that is more likely to happen if a streetcar connected them to OTR. But the real get here is activating Linn St. I count 4 properties within a block or two of the stop that would be ripe for mixed-use. The library branch can and should be rebuilt with housing on top. Segment 3: Union Terminal: Obviously the lots could be parking garages +mixed-use, but those are huge swaths of land and that would be a gigantic development and almost makes the route worth it on it's own. There's also a few outer lots that could sell.

The article doesn't say anything we haven't already discussed here, but John's top expansion picks are interesting. 1: Politically difficult, but obviously the best choice. 2: My favorite option if we get 4 daily Chicago trains plus 3C+D. I'm going to breakdown this route because I'm not sure I agree that development potential is that limited. 3: Would be nice, but yeah development is limited here. 4: Completely agree with the assessment, this route is a sleeper option. 5: We'll have "BRT" rolling through here every 7 minutes, makes this a tough sell.
  15. Less height, but they're going to remove the parking garage and add more apartment units? That's a scope reduction I can get behind! I'd be curious to see if this is a possibility because of the paused parking minimums downtown. That'd be awesome.

  17. A couple things as a Xavier alum. In addition to the Dana Ave space, there's the big open space next to the baseball field that could suit a new med school building or football field. As for hospital partners, they already have a Tri-Health facility on campus, and Xavier's sports medicine staff are Tri-Health employees (not XU). I imagine it would be affiliated with them if they were to have a specialty program.
  18. I'm not endorsing the new proposal, but there's likely a much larger demand for single-family homes that are sub $300k, even if they are attached. At some point, people that live in apartments usually want to branch out and try the home-ownership thing, depending on where they are in life. I can see why the developer went this direction. I bet they fill up quickly despite being right next to the I-71 and a one-way drag strip.

This is exactly how this should be developed. 3C+D on its own won't be enough to initiate any of it, but if our council and mayor look at a streetcar extension, I think the prospect of 3C+D (plus lower cost compared to UC or Covington) may give this extension the advantage. IF that happens and we get an extension, you'll see development happen pretty quickly along Ezzard Charles and Linn St. , including the parking garages + mixed use at CUT.
  20. It's in a zoned industrial park on the outskirts of Madisonville. This thing will be nowhere near the main residential areas. Traffic can be pretty heavy around Red Bank Road, but this development won't make any noticeable difference. The traffic will grow regardless as long as the east side of the city continues to grow, not just Madisonville.
  21. I'm in the exact same boat. I'm going to get everything priced out with IRA subsidies and see if we can afford to move off of gas. I wanted to do this before the Russia-Ukraine war/COVID shocks/Gas Stove nonsense BTW.
  22. I would hope so. But given the private event spaces and and brewing operation expansion, I feel like they're running out of space. If they were going to keep the lanes, it seems like a home run to go ahead and state that it will have bowling as well.
  23. If the streetcar is extended westward down Ezzard Charles, it may be a reality. Then we could replace one of the parking lots with a garage with street-frontage and have the other be mixed use.
  24. Given the Ohio Supreme Court elections, keeping the maps the same is a "least-worst" solution available to Ohio. I just hope that the moderate House speaker means they approve the status-quo maps and don't make them worse.
