  1. Exactly. Plenty of affordability in every neighborhood near downtown, but west of 75. Northside is the only one that is out of reach for many. If you want desirable neighborhoods that are also close to our desirable downtown that are also affordable, you should be rooting for "dense" multifamily developments like this that help increase the number of housing units in said neighborhood. Oakley's Graphite and Three Oaks + this development are a thousand units in this immediate area. Also, Walnut Hills is still affordable and very near downtown.. AND east of 75
  2. The article mentions that upgrades will cost $500M over the next decade, but it seems like the naming rights dollars go to the Bengals even though its the county's stadium? This can't be right... right? If it's the Bengals' money, none of the naming rights will go towards the $500M

  4. when it's all you know, how could you think any other way. It's maddening. There was a lot of consternation around just reducing Springfield Pike in Wyoming from 2-2 to a 1-1-1 a few years ago. "Just because we have federal/state grants doesn't mean they can come in here and tell us what the safest road pattern for our neighborhood is!" "The traffic will use Winton Rd instead and completely bypass all our businesses" "I travel this every day and this will slow me down significantly" Even a councilmember said: "We can just re-paint it after a year according to our contract" Fast forward 2 years and I have yet to see a crash on there (eye test, I know), and traffic is noticeably better flowing and potentially faster. And the councilman that claimed we would just repaint is gone. Change is possible, and given Reading is 100% in the City of Cincinnati and is along the route with the highest bus ridership, we'll see it chosen first. It's an easy win for the program and hopefully can lead to a quick choice to greenlight route #2. I also have 0 clue what happened to that study after council approved it 2 years ago...

    It's an incredibly difficult needle to thread. He has to maintain the blue advantage from 2020 in the cities, while increasing the margins in exurbs and rural Ohio. It can work if he's Beto style storming every county and spreading his anti-Pelosi message where it will be well received. If he can't make noise in the Obama-Trump counties, I'm convinced Sherrod is toast in 2024 as well and Ohio isn't going to be competitive for 25+ years.
  6. It's a spectrum. 1. Are you mad enough that you'd shoot someone in a dark alley? 2. Are you mad/desperate/suicidal enough in that moment to shoot someone with cops and eyewitnesses around? More people in an area helps reduce #1. Solving #2 requires solving the growing depression/suicide problem in the US as a whole.

    I work on expense and staffing planning for a 1,000 person department at my company. That department is 50/50 hybrid remote and they cannot get any experienced talent to save their lives, and in fact we're losing our talent. Plenty of entry level spots get filled, but our 10-20 year vets with tons of industry knowledge are getting poached with large bonuses and permanent WFH arrangements. Maybe it's a bait and switch, but WFH may be here to stay for highly valuable positions.

    Spot-on. There will be less commuters and office workers, but more residents and "play" destinations. The issue is, these places will be marketed towards $200k+ households in nearby suburbia as a destination. Those households don't "take the bus." And only in cities where transit is ever-present (basically the East Coast and Chicago), will those people take non-bus transit in any large numbers.
  9. I'm more optimistic on the economy than you, but 5% interest rates aren't going to noticeably slow development. In 1-3 years supply chains will be under control again, so I'm not concerned about inflation. The real tell will be Liberty and Elm. If that project can withstand endless lawsuits and the high cost of labor and materials right now (It still technically hasn't been cancelled, right?), anything can get built here. If it gets cancelled, I'd be prompted to pay more attention. If costs are an issue, council needs to loosen our zoning laws that make development more expensive and drawn out. Hyde Park got an apartment building along Wasson Way announced and built in 1.5 years because it didn't have to file any variances. Loosen some of these laws and you'll see out of town developers start to push the development more here. Word travels. The more developers we have competing in this market, the more likely it is that a lower margin development gets built.
  10. It seems to be a 3CDC priority, but honestly Vine north of Liberty (Findlay Park and 5points) and the 7th to Court areas are what I would prefer to see. They're along the streetcar route, but complete dead-zones. Also, the plans for the convention center area could completely change depending on the final look of the BSB project and we're no longer tied to short timelines due to the World Cup decision.

    Oddly enough I was at that intersection this past weekend (I've only ever been to NYC three times). One of my favorite things to do in cities I visit is go on a long run and explore. I ran through central park, through Morningside park and then over to the Apollo and down. It's not dangerous at all, but you might see the same kind of buffoonery that you'll occasionally come across in any urban setting.
  12. I usually drive up Main on my way home from Reds games. We went on Friday last week and in my 5 minute drive I could tell this is exactly how it always is. I was worried I'd hit someone crossing at any minute. But my takeaway isn't that the crowds are too rowdy, it was that visibility isn't great. The parked cars before the bump-outs usually block my view into whether someone is trying to cross. So I'm left waiting until I'm at the crosswalk to determine whether i need to stop or not. It's just not a great setup with the parking. Of course, businesses won't give that parking up though, so here we are.
  13. yep. we rode last night and the signage inside the streetcar has the new logo and maps with the different color scheme. Seems like they're just running with "Connector" as the name for now.
  14. In this case you would know more than me, but I was speaking more so on the basis that another year of < 1% growth probably means they get pushed off by other high growth companies. Almost every company from 470-550 is growing at a double-digit rate. Doing some napkin math, it'll be close, but if the growth rates from this past year hold, they'll be 480-500ish
  15. Given the state of the workplace nowadays, Cintas will almost certainly drop out of the top 500 next year and the next closest companies in Cincy are in the 900's, so we will be at 6 next year.

    This is what Ryan hammered as soon as it was announced that Vance won the primary. And for the last few months the Tim Ryan ads I see are literally just "China bad." He's winning the early game messaging, hopefully he's got a great ground game as well. SEO might see the facebook ads, but they're much more likely to vote for the "real and honest" candidate if he's out there knocking on doors.

    Agreed. 2016 Trump would have written him off completely. He clearly has some people tempering his anger and making slightly more strategic decisions for him now. EDIT: And/Or Vance apologizing for his prior missteps and kissing the ring is one of Trump's kinks.

    He'll never admit it, but I think he realizes his endorsement is not a guarantee of a win and this is a high profile race. If Trump picks Vance and he doesn't win the R primary, that's embarrassing. He's going to back the horse that has the highest odds to win the primary and try and save the embarrassment. He's tried too many times to pick the best bootlicker and hasn't had a good enough winning percentage with that strategy.
  19. I'm really hoping that this is the route they go. Having our stadium downtown is a huge draw and is somewhat unique across the NFL. Also, I may be alone in this, but I really like the way PBS looks on the outside. I think it's a beautiful stadium with a relatively small footprint (barely any parking lots). If they can continue investing and overhauling the guts of it and leave the rest of the building alone, I think that's a huge win. I find both SoFi and Allegiant Stadium unattractive.
  20. Is that official? Last I recall there were options presented for the road diet, but feedback from neighbors seemed to be that they don't understand the need for a bike lane (protected or not).

    Awesome, thanks for doing that. Could you add another column for the % point increase in white population from 2000-2020? For example, Madisonville would be (35.7 - 50.8) = 15.1% pt change. Same thing for black % as well, i'd be curious where exactly their migration is to. So while they appear to be one of our most diverse neighborhoods right now (and their rank increase is green), the trend indicates that 2020 compared to 2030 will be red.

    I'd be curious to the the 2010 to 2020 trend over that time frame, because it seems like EWH/Evanston are quickly trending white, Madisonville too. In 2030, Walnut Hills will probably be near the top of this list, but it will also be quickly trending white-majority like EWH and Madisonville are now.
  23. What's interesting about this is that adding 273 units would be a game-changer (or life-saver) for Liberty Center's commercial tenants. That's 400+ people living on-premises, likely spending money there weekly.

  25. To move this discussion in a more productive direction... We're getting a 4 year map, we have 4 years to fix this process... Are the FairDistricts people going to sponsor another signature drive to get a ballot measure so the voters can close the loopholes (and eliminate the 4 year map option) before we go through this disgusting process again? At this point, I care more about making sure this headache never happens again. And yes, I'll be voting for whatever Democratic candidate is running for OH supreme court for O'Conner's seat next year. What the R justices have done to ignore the will of 70% of their voters is despicable.
