  3. I just have to appreciate how close this actually turned out to the plan/render. I am beyond impressed with Kaufman overall... now gimme that train COTA!
  4. It is also incredibly normal for "lease up" of a new property to take a few years to hit stride. It's not a secret and is quite well-known in the development/rental world. No developer expects a runaway right out of the gates; most developers expect and even plan that it'll take 3 years for a building's lease cycle to normalize. Once that ramp up is done you'll see the more stable scattered leases that maintain roughly 90-95% occupancy, early days will always look more volitile on paper. I am not too thrown by this report, honestly. Downtown/Franklinton absolutely need more time to feel "lived in" but it'll happen and so far the momentum still looks to exist. Investments are what get us there, those are happening and the numbers show no true signs of stagnation.
  5. First and foremost, this looks fantastic. I need them to move on this full speed ahead. Interesting that this seems to show that either Edwards or someone else has their eyes on the parking lot at 3rd & Gay and 36/40 Gay St for a midrise. I would have loved the 3rd & Gay lot to be a structure but I don't hate a "town square" if truly landscaped and activated correctly. Overall, this a. great looking proposal.
  6. The 'single-story patio addition looks overwhelming to the church' while being surrounded by towers. I know why they exist, but these commissions are stifling the growth and development that the city needs. We need to stop treating every proposal in the city like it's Disneyland/Simcity.
  7. Yeah, I don't hate it the overall but I def don't quite love it. The "straps" seem to have no real purpose, but for me, the green glass is the biggest offense here. I have no clue why that choice was made and I need someone from that design team to explain it to me. It's not just an ugly and dated choice from my perspective, but it doesn't match.. why would you not match the tower you're literally connecting to... Insane to me. I'm happy for the scale of this thing but I do have "I really wish they wouldn't have" aspects.
  8. Base on the rednering, no, they're part of the design. Admittedly, I that angle does look suupppeeerrr weird, like its being held together with them like a loaded pallet or something. I don't think they look as out of place on the western face though.
  9. My understanding is that throughout her tenure, her official residence was in Circleville... though wether Circleville or DC, it is probably safe to say she was not a patron of the system. It really is time we demand/require these boards and CEOs be users of the system they run. My favorite was the Chicago CTA board had their pass taps pulled as part of a records request only to discover the eight member board collectively used their unlimited transit taps less than 50 times in two years. Transit boards have to stop being be a springboard for peoples political aspirations and favors. COTA, find a local, find a leader within.
  10. IMHO, this is very exciting news. Frankly, Pinkerton was a meh CEO at very best. If you look at the accomplishments of Pinkerton vs Stitt, it becomes quite apparent she was just trying to pad her resume with no real vision or goals. I know she weathered the pandemic, but there was no real plan even before that and we lost some of the better services/routes under her. She really wasted away all the momentum the agency had when she showed up. I hope the board does better this time, the next 5-10 years will be pretty pivotal as Columbus hits its boom stride. I hope they focus their search on leadership that has a real vision, is connected to the system, and has the know-how to get things done.

    Was looking through some older pictures and found this one that I remember my dad had on the wall in his office growing up. I was always fascinated with it when I got a chance to be in his office. It may seem like we are crawling along sometimes but 30 years really makes a difference.

  13. Crawford Hoying lost me forever with High + Cherry. Every other developer in River South has pulled off their projects and leased them up, yet CH claims it's a rough market that doesn't pencil out. I mean how bad can it really be, LC lost 8 years on their High + Rich towers AND STILL turned around and built Main + Front. Dude then lost his mind when @jon81ohquestioned the garbage spin he was giving on the project to the DT commission and press. Frankly CH doesn't deserve to play downtown anymore, I hope he sells off the land to a dev who actually has a vision and the ability to make things happen. Last thing we need is another bait and switch or some suburban brained project on the most prominent site left on the square. End rant.

  15. Yeah, the views and amenities are great from what I can see.... but ~$3 sq/ft is a wild ask. Some averages for comparison NYC ~$5 sq/ft LA ~$3.50 sq/ft SF ~$4 sq/ft CBUS ~$1.50 sq/ft Markets do obviously vary a lot, but to jump that much outside the norm is rare. To hit targets like that you would want a really unique/spectacular offering. For quick comparison, Hubbard Park Place (often considered a comp breaker) only comes in at ~$2.30 sq/ft. I have no clue how they landed on that high of a pricing model but I think they might struggle at those numbers.

  19. I dont have a ton of faith it would be better though as a solid mass. It is very case by case I know, but I would take the massing breakup of the Nicholas over the flat wall that is Highpoint any day... though... I'd take the wall that is 250 High over the the Nicholas. Materials reign supreme, but if we arent getting materials, I am okay with the U or E on a base approach.
  20. It's really kind of cool to think that 8-10 years ago we would all be drooling over this. Highlights the frequency and quality of projects happening has really set new bars that a fairly clean 7 story building is now just a background project really. Thats awesome! It is very simple and that's okay, not everything needs to be a work of art. Throw some murals and a good mix of commercial and it'll be a win. Hoping for a continued mix as this all develops.

    Some of what you touched on is a very interesting about-face from the past I have been realizing. Ohio legislature used to understand that while the urban areas were more liberal than they likely desired, you just do not bite the hand that feeds you. Yes, politicians always kind of poked at and talked like the cities were these centers of chaos but they knew the reality and not to impact the businesses, education, or healthcare coffers they needed. Increasingly this is changing with legislature just throwing the bird and doing what they want without any regard for the financial and growth impacts. I know this is not solely an Ohio thing, but previously it was not an Ohio thing at all really. Politics have changed, but betraying that institutional trust has a very real chance of derailing the future beyond Intel. Once you destroy the hands off approach Ohio used to live by, you really dont have a ton of runway left.
  22. I am shocked it took so long, seriously sweet green is quiet popular and very much a fit for the SN. Their seasonal menu is really where the magic is.
  23. Personally, I think a lot of my "meh" for him comes when you compare him to Coleman. I am not here saying that Coleman was perfect, but the dude had a vision, and really set Columbus on an amazing path while Ginther kind of just occupies a desk. Its not that Ginther is terrible but when the previous mayor spent 16 years pushing to make Columbus the next big thing, was incredibly visible, and really worked to get things done... it just becomes really hard to be impressed or excited about the guy who just shows up when necessary and feels like he is still riding the wins of his predecessor. Is Ginther bad? No. Would I rather a Republican? No. But is Ginther good? IMHO, not really. He just exists.
  24. Maybe we will get lucky and the original tower concept will come back into play! If they can wait prices out long enough to also have increased demand, it could happen. Maybe I am a forever dreamer.
  25. If it were rail, every news outlet would have pages of stories about how its a massive boondongle and drain on the tax base. But yeah, billions on 2 miles of freeway with 1/4 the life expectancy of rail... looking good!
