Columbus: Downtown: Arena District Developments and News
DevolsDance replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionCompletely agree! Bury them all, especially in a city with weather that can take power out at any moment. Fun story, German Village has actively fought the city to keep the overhead lines for the 3rd St rebuild claiming historical character and significance. My eyes were about to roll into space during those meetings.

Columbus: Short North Developments and News
DevolsDance replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionStrangely enough, I don't believe Kaufman has ever used a tower crane until recently with Gravity 2. I really do not know why but neither 250 High nor 80 on the Commons used tower cranes, they both used crawlers. Kind of interesting.

Columbus: OSU / University Area Developments and News
DevolsDance replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionThey are a little bland but no real complaints, not every building needs to be a star. I wish the commission luck in trying to pushback/argue against these considering the OSU dorms across the street are virtually identical in height and design.

Columbus: Downtown: Discovery District / Warehouse District / CSCC / CCAD Developments and News
DevolsDance replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionI think they were legit trying to match the parking garage behind it.... It's basically the same structure with windows. Elevator cores on the front face, a curved corner at the very top, and super linear facade breaks; I cannot piece together any other reason a new build would be designed like this. It is a choice, that much is for sure 🥴 https://kephart.com/take-a-tour-195-east-broad-street/

Cedar Point
DevolsDance replied to buildingcincinnati's post in a topic in Restaurants, Local Events, & EntertainmentNever a fatality but sadly there was a pretty intense injury to someone who was standing in line during the malfunction. The guest was hit by a piece of steel that shredded off the launch fins during a run, ultimately being placed in a medically induced coma and will have long term complications. Overall Cedar Point was not found guilty of any operations negligence or deferred maintenance but I think it led them to take a serious look at the ride which really has always been plagued by issues. Doesn't sound like the ride is gone gone gone but it will resemble a very different form or thrill once they "reimagine" it.

Columbus: Downtown: RiverSouth Developments and News
DevolsDance replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionCH presented a design, got approval, demo'd the property THEN sat for 2 years and did nothing. Once they finally returned the project was watered down to a suburban stick build with no engagement. After Columbus Navigator for wrote an article that called out and questioned their bait and switch on this project CH tried to intimidate Columbus Navigator to have the article removed.... so nah, sorry I am sticking with what I said.

DevolsDance replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionAlways happy to see more hotel options but I would never stay or rent here because Crawford Hoying is garbage and I am petty. Good luck Mint, hopefully you can bring some life to this bait and switch building.

Columbus: Ohio Expo Center Developments and News
DevolsDance replied to ColDayMan's post in a topic in Central & Southeast Ohio Projects & ConstructionI think it really is tunnel vision overall. The state/expo center really make or break their year with Quarter Horse, that is their Arnold. My guess is that they simply aren't willing to "risk" the possible blowback from the congress when they have something right now that works... even further is they see lots as a crucial piece of their offerings while they look around and see parks everywhere. Yes, the complex is more than a park, but I would guess in their eyes it really is just a fancy park. While solutions exist (parking over stables, custom garages, more efficient site plans), someone would have to pay and the expo center has to handle the blowback from extended construction and reorg the site. Truly, its not an impossible fix, but you have two sides with their heels dug in and I just do not see that changing. It's really unfortunate because the fairgrounds could be quite impressive with a serious master plan and the will to move forward on it, but everyone is too stubborn and likely too scared to take a risk with such large stakes... so here we are and here we will probably stay.

Columbus: Ohio Expo Center Developments and News
DevolsDance replied to ColDayMan's post in a topic in Central & Southeast Ohio Projects & ConstructionI actually remember this being mentioned somewhere that the team and city offered to finance a garage but the Expo Center/State shot back that a garage was not a feasible option because of trailers and trucks that use the parking during the Quarter Horse. Do I buy that there was no way to build a garage capable of this? Not really, but I do buy the Expo Center/State wanting to just keep the excuses going or the city/team weren't willing to pay for a special designed garage.

Columbus: Downtown: Hilton Columbus Downtown Tower II
I will never understand why they didn't just replicate the Goodale garage. Is it a masterpiece? No, but it matches the CC so much better and is a lot more polished/interesting than the disaster the 3rd St garage turned out to be. Anyway, there is so much long term potential with the 3rd St lots and the Drury Inn. I personally feel the Hilton has shown that with a little work we can find ways to complement the CC pretty beautifully with new structures.

Columbus: Downtown: Hilton Columbus Downtown Tower II
I think our most likely high rise future will be in the form of mixed use with a heavy lean towards residential. If you look at recent booms in Austin, Nashville, Toronto, Miami, etc. the signature and tall towers they are getting are overwhelmingly residential. While I think office will always be around, WFH may have a hidden perk of helping diversify the uses of downtown. I would say look to 250 High and 80 On The Commons for how development will probably look moving forward (not in height but in mix); 10% commercial, 20-40% office, 50-70% residential.

Columbus: Old North Columbus Developments and News
DevolsDance replied to Columbusite's post in a topic in Central & Southeast Ohio Projects & ConstructionIt's still so wild/insane that Clintonville is so unwilling to negotiate on this. If I had to guess, this building is likely taller than it would be if they could build uniform on the whole lot. Clintonville would've ended up with something WAY more in line with their preferences but instead they get a parking lot and a 6 story building literally at the property line. Man, that commission really stuck it to the developer huh. Smh

Columbus: Downtown: Merchant Building
DevolsDance replied to Toddguy's post in a topic in Central & Southeast Ohio Projects & ConstructionTrue, but even the Vine Street Garage has something on it. There are a few commercial spaces long Vine and leaving the garage facade exposed makes it feel like they are treating it as a "back alley". Vine is a functional street and nobody is asking them to brick the whole garage, just give it something other than exposed pancake levels. Does it ruin the project? No but it is a missed opportunity to create something nice.... details are important, no matter how little.

Grandview Heights: Grandview Yard
DevolsDance replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionIt's wild how stark the difference is between Gowdy Field and Grandview Yard literally just across the railroad tracks. While GV Yard isn't the most exciting development, I appreciate what NRI has done with what was literally nothing. I have always wondered if NRI is holding back a few of these plots for some taller (maybe 7-10 stories) condo buildings to capitalize on the skyline views. Seems like such an easy sell, but time will tell.

Columbus: Downtown: Arena District Developments and News
DevolsDance replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionNRI is truly my biggest love/hate. Quality material, lackluster vision. I get it, the OG arena district red brick box still looks good (dare I say better) 22 years later, but Columbus has changed so why can't NRI. I honestly think their latest stuff is somehow worse than the early AD projects. The original projects along McPherson had ornamental details and an old urban feel to them, this and the Chipotle offices just look like a regurgitate Grandview Yard projects. NRI doesn't even need to go bold, just mix it up... heck, even 5-7 story version of Parks Edge would add some diversity and life to the area but they just keep going down this bland road.

John Glenn Columbus International Airport
I will forever dream. I do remember one of the early press releases saying they were designing the new terminal with the ability to support a rail stop. Basically it said if the city/cota ever pulls their sh*te together and manages to build rail, the airport will be ready to provide access/space for an airport stop on the line. Basically the airport is putting more effort into rail than cota at this point.

Columbus: Weinland Park Developments and News
DevolsDance replied to JohnOSU99's post in a topic in Central & Southeast Ohio Projects & ConstructionUgh, I love the original design so much but it was changed prior to the groundbreaking and got re-approved from my understanding. Here is the updated design, it slipped past under the media radar mostly.
