But is it really? What similarly sized areas are you using for your comparison between the 3 C's? And how many bars and/or restaurants are going into new spaces vs closed businesses? I think this would give a better picture of how things are.

So good on hype, not so good on construction. Look I hope they do well and it could be quite the game changer for that area but hype people tend to get bored easily and move on to the next project. Especially when non bar people realize that running a bar takes a crazy amount of personal involvement.

Not sure who it was that was doing the conversion back to apartments but it totally doesn't surprise me that it blew up in their face. I use to walk by fairly regularly when construction was starting and there were a lot of give aways that they were not ready to handle such a job.

And while the Shell station is for sure a place with a lot of issues its not like these same issues don't occur all over the neighborhood anyway. Yes you might see some crazy things go down there but you might see that anywhere else in the neighborhood, outside of a few blocks of Vine.

I feel like I saw posts from a few people who had tried to buy it and it was close to a mil just to get stabilized.

If you live down here you likely a. don't drive that much or b. commute and get gas somewhere else. I agree its not great but if really wanted to change things just dont go.

Also you can't just wave a magic wand and have decent construction workers appear. There is a fairly decent labor shortage in the construction labor marketer currently.
