  1. Besides the Carew Tower getting their full $10 Million TMUD request.OTR cleans up again getting by my count 17 of the 48 projects the state approved. https://development.ohio.gov/home/news-and-events/all-news/2023-1221-governor-dewine-announces-state-support-of-46-historic-rehabilitation-projects?fbclid=IwAR196prLqhWEncdghZgXfqDWV7GVVThPrgTbf6Qw5IganFYpsm1La4I6hpI
  2. I don't recall every seeing a complete list of projects that apply for the historic tax credit only those awarded. There is a score sheet spreadsheet on the awarded projects that's all I am aware of though. http://www.historicaltaxcredits.com/news/tax-credit-awards.php
  3. Ohio Historic Tax Credits Round 31 are announced at 11 am tommorow.Cincinnati always does very well in that I mean OTR.
  4. Built specifically to house doctors offices. https://en.m.wikipedia.org/wiki/Doctors'_Building_(Cincinnati,_Ohio)#:~:text=The Doctors' Building is a,Late Gothic Revival commercial buildings.
  5. The Doctors building at 19 Garfield Place is a new potential project for me anyways.11 stories 114k square feet pretty substantial project.
  6. Sweet Jesus weeps.I guess If they incorporate Sunlite pool into this development ok but if not start the petition drive immediately....
  7. Every non profit has to list their assets publically for tax filing time.Yeah the foundation could cover the $50 million but that's extremely doubtful it did and it would be listed in next year's tax returns. That kind of money is a living alumni high likely making the donation. https://www.instrumentl.com/990-report/marge-charles-j-schott-foundation

Eh lot of windbags from the Republicans in both the Ohio House and Senate making noise with clipped wings.Issue 2 will become law and go into effect December 9 as was written without any government overides.A emergency attachment to any late bill changing this law needs 2/3 majority in both the Ohio Senate and Ohio to pass and take effect. They simply do not have the numbers to pass any changing legislation. "An emergency clause would mean the bill would require a two-thirds vote instead of a simple majority to pass."
  9. Nah this site is Convention Place Mall which was held up in a lawsuit between 3CDC and Kingsley Corp over air rights ownership.Kinglsey lost and 3CDC is tearing it down.No redevelopment plans have been announced but a $100 mil mixed used development was proposed before 3CDC bought the property.
  10. I would hazard a guess the exterior is tucked and refitted in it's original facade but new windows will be along every side of the building added which can be done even with historical status. Its potentiallt 120-150 new residents downtown in a building that has been used as a warehouse in the 1990s.You take the win and hope the end product looks good IMHO.
  11. I have no doubt it comes down to cost.A gut rehab of a structurally sound 12 story building with 100 plus unit apartments is less than half the cost of a new build 12 story or more apartment building including demolition.Add in the cities pot of incentives for workforce housing and state historic tax credits. This a easy business decision for developers of a building this size and location.
  12. 310 Race Street has plans in the works. Two developers plan to rehabilitate a former department store service building downtown and are seeking to get the building designated as a historic structure so they can land tax credits for the project. ABC Realty Advisors LLC and Maryland-based Saul Urban plan to convert the former H&S Pogue Department store’s 12-story service building at 310 Race St. into a 106-unit apartment building. https://www.bizjournals.com/cincinnati/news/2023/11/30/310-race-street-rehabilitation.html
  13. Going for Historic Designation from the HCB board Dec 4 packet.Id guess conversion to resendential units.4 floors 15k square feet building. https://www.loopnet.com/Listing/2569-Saint-Leo-Pl-Cincinnati-OH/27295924/
  14. New development in the works from 3CDC at 7th and Vine lot.6 stories 70 apartments.5k square ft of commerical space https://www.downtowncincinnati.com/about/downtown-cincinnati-improvement-district-dcid/
  15. What planet or reality are you living in? FC Cincinnati ownership wants a new arena near their West End holdings that is pretty obviously is going to be in the lot next to city hall. They will form some sort of arena ownership group that is already loosely formed to fiance it.They will demand infrastructure kickbacks and a new parking garage for such.
  16. The new investments on the part of New York-based theater and music venue operator Nederlander and Los Angeles-based sports and live entertainment operator Anschutz come as talk heats up about the need for a new arena in Cincinnati. “We’ve been part of those conversations and have said we support it wholeheartedly,” Ropp said. The Cyclones owners are interested in financing part of the project and being part of the ownership group for the facility, Ropp said. “We’re certainly willing to be part of it and said we would shoulder part of it,” Ropp said. “With that, we would want to manage the facility and we would move the Cyclones there.” Details haven’t been determined but recent discussion among city leaders has pushed the much-needed project closer to reality. “There’s a lot that needs to happen to get there, obviously,” Ropp said. “Namely identifying the right space for a 20,000-seat venue and parking for an additional 5,000 vehicles.
  17. https://www.commercialcafe.com/commercial-property/us/oh/cincinnati/4575-eastern-avenue/ Looks like a 5.5 acre lot with the original building and a clock tower on site being repurposed in the complex with 3 new build apartment buildings.Damn ambitious plan
  18. Lot to unpack here. From the old pogues store 310 race street seeking historic status for redevelopment.271 apartment planned in repurposed factory site in Linwood.New build office headstart complex in East Price Hill planned on a 5 acre site. https://www.cincinnati-oh.gov/planning/planning-projects-and-studies/active-ongoing/

It very well might be worth more than 1.6 billion or pretty close that price. The city cashed out on a century plus long asset that no other city in the United States had. They better get a nice return on investment and continue to build upon this 1.6 billion cash out or heads will roll.
  20. Only what Google gives up as information but it usually pretty good at such.So the May '21 minutes of East Walnut Hills community council.2 3 story apartment building with 48 units total.Demo of the current building was proposed. https://eastwalnuthills.org/wp-content/uploads/2021/06/EWHA-Assembly-Minutes-May-2021-Website.pdf .

  22. Sure but FC ownership is one of only a handful of ownership groups with budgets plans and property ownership and actively working to make this a reality.
  23. FC ownership group endgame is too have a work live and play fiefdom bookended by 2 sports arena and stadium. They have drawn up plans and timelines for all of it.The CES site is far and away their preference. The casino site is #2.
  24. I think the #1 most important reason is having a few billionaires wanting to bring another franchise to their metro area. The Lindners brought MLS to the City there is a track record for it.They want a NHL or NBA franchise in a new arena they are willing to build. Now this is a long term goal but a goal.
