Old Brooklyn CDC Picks Desmone for Memphis & Pearl Revitalization Project Dec. 21, 2022 – Architecture and Development firm Desmone was selected by the Old Brooklyn Community Development Corporation to revitalize the corner of Memphis and Pearl. Now, the two groups and other stakeholders will work together in the first quarter of 2023 to turn the proposal into an actionable project. The OBCDC board evaluated two quality proposals from development groups after receiving input from over 275 community members through an online survey and in-person community meeting. “We were so pleased to have two strong plans submitted for consideration. We also are especially pleased that so many neighbors gave their feedback about those proposals and what they want to see happen in Old Brooklyn’s main street district,” says Lucas Reeve, executive director of Old Brooklyn CDC.   7. Thanks for this comment. I've talked to people who deal with the administration on the daily and they're definitely frustrated w/all these press releases and photo ops and little/no action being seen (and glaring inexperience of some of his ppl). Its like he goes to these conferences, gets a press release/buzzwords and then comes back with a neat presentation and no steps or proven steps to achieve that. His press team is good at prepping him for higher office. I'm being very critical, but I've seen such little action (but plenty of photos!) from the man who declared "people over cars". All this said, there's definitely a ton of red tape in government but idk why we need to study speed tables to see if they reduce car speeds? In pgh the mayor was known as Bike Lane Billy because so much bike infra went in and he pushed through the bs - I really thought that was what we were getting with Bibb. And lastly Bike Cleveland will be pushing for quick easy wins like what you mentioned, we'll see what comes of it.

  14. Really hoping AJ's isn't in trouble or anything they've been working on that space forever! Just looked they still have plywood covering the second floor window. They were bringing things via that a year ago.

This site is right across from downtown, right down the street from a major bar/amenity district and off to the right you have a bunch of storefronts, also you're right off a bike path that connects you to Whiskey Island (Wendy Park) and Detroit Shoreway. People always lived in Ohio City, it just wasn't the right demographic for developers. I wasn't here when W. 25/OC was what it used to be, but some developers made a bet (McNulty, George) and it paid off. Long story short, it seems like a developer should be able to make this corner work and charge rents that would cover the project based on location alone. The ROI might not come as quickly as it would with $5M in TMUD monies but $5M seems like a drop in the bucket when it comes to such a massive project.

  18. Pretty sure this is a loan, at least if it's the one I'm thinking of. Pretty much a setup unique to Cleveland but it's a way to use CDBG funding based on jobs created, retained, etc. - almost positive it's a low interest loan so not quite the city giving them money. If I'm talking about the wrong project my bad!
  19. I hear ya. Not saying they're the most gorgeous buildings (brutalism) but there'll come a time when people will regret tearing them all down. They're also terribly energy inefficient and mostly falling apart but between this and the JC, it seems like this one would have a better chance of standing. FWIW, an image of the Schofield with it's cladding came out a while back and a bunch of Gen Z commenters preferred the 70's clad over the restored version. Kind of took me aback.
