  3. Hopefully they resume tours to the top after COVID clears up. I distinctly remember being up there on a Valentines Night as a storm was blowing in, pretty much the only thing you could see on one side of the building were the lights amidst a snow squall. Pretty cool seeing all the LED's doing their thing when they have the display 'dancing'. They don't do it often enough (maybe they do, idk) - I had to explain to my boss that they've had this tech for a while they just rarely use it.

  6. Thanks for the perspective, I appreciate it. Skepticism about who pays is nothing new and I'm definitely a huge skeptic of the Haslams (or future owners) eating a chunk of the cost, but I don't want to derail the convo into that. I'll have to look into your examples - it also speaks volumes that ATL and MPS are newer builds and are integrated. Trust me, I think it'd be awesome to have it down there and know there's the room, if done right it'd be fantastic!

Also worth mentioning that we don't need to be building a Cowboys-esque Stadium, it'll still be close to $1BN (!!!) but Lucas Oil Stadium in Indy is pretty nice and it was built in 2005 for ~$850M in today dollars. I think it's definitely wasted real estate on the waterfront but I think a sea of parking garages and lots in SP would be a bigger waste. Sure they'd have ground level retail and RTA access but I'd hope something more inspiring could be built down there. I don't think Tower City/Gateway/Baseball Stadium Overflow parking could handle the amount of cars. Also, it would be 1BN+ after you factor in the infrastructure improvements that would be necessary. Its early, I need more coffee, but I'm not seeing it make sense (as much as it'd be awesome to get it down there).

  9. After perusing twitter and seeing most folks up in arms about this talk what's the best way to get through to the commission? Also would it be worth a FOIA request to see just how many of the public are concerned with the setbacks? Stuff like this is so frustrating, I'm really concerned we'll lose a cool concept/scene over one person's (two if you're generous) objections. I was mentioning to @urbanetics_on twitter how biking from hingetown to the bridge feels awesome and like being in a city with the corridor of buildings and storefronts. My friends always dig at Cleveland's hulking streets and how they're about 4 lanes too wide everywhere, since the city isn't keen on removing lanes (or even narrowing them) the only way to make things feel closer is to bring the buildings closer.... Also @mack34has a great point. Landmarks needs to stay in their lane.
  10. Wow, this is a lot. They liked the overall design of the building but had objections on size and of course parking. Trott suggested 'flipping' the layout so St. Malachi's isn't blocked and yes, complained about how there wasn't parking for every tenant to have a space. The parking comment is what irked me- it's literally across the way from downtown and is within walking distance of anything you need (and a bus ride if you really need to get anywhere). Parking minimums really need to die a quick death imo, y'all might have other feelings but I really can't get over how that could (being dramatic here) cut into a really awesome project. Maybe Ms. Trott will come to, but again, being NEO I have my doubts. We'll lose some cool element because they had to devote money to a garage or something....bah humbug lol
  11. heeeeey are you talking about my NYC based LLC type landlord? lol this hits close. Scumbags bought houses out of foreclosure and then turned to Holton-Wise to get them churning (it's since changed mgmt. companies a few times), but I had to deal with Cle Water shutting off water bc he didn't pay (now I pay water), and other issues caused by a crap LL. But without getting too far into the weeds about what I've mapped and data I've seen from other places bulk buyers are a real drag. Holton Wise and it's ilk hopped on the 'hood and their shady people are loving it. When evictions were allowed, those types don't hesitate to boot folks. The CDC breaks up the neighborhood by pockets (microneighborhoods if you will, think County Appraiser neighborhoods) and it's definitely interesting how an area like the South Hills has fared YOY compared to some other Cleveland Double lined streets. OB made it out of 2008 pretty well, but still, anyone who's selling is getting bought up almost immediately by bulk/commercial folks and turned into rentals. It's a shame, especially as someone who would like to actually buy and set roots down in this neighborhood. But alas, this isn't about me! lol you really nailed my experience though. And last thing from me - once mgmt companies changed from HW, I was talking with the new company and it sounds like when companies take over from HW it's a real mess- shoddy work, lack of care, etc. but that's for another thread but I'll never hesitate to drag Holton Wise.
  12. Yep, I'd say anything around the 'downtown' area really is in a good position. They're talking about redoing the area around the old Deaconess Hospital, and the CDC (I believe) owns the church on the corner (which through folks, I've heard would take about 1M to stabilize so that's not looking too great for survival.). Take a bike ride around the hood someday and you'll get a good feel for what works and what's meh.

I've done some pro-bono mapping for the CDC regarding real estate (helping visualize trends, % bulk buyer, etc.) and in the few years I've been doing it, you can definitely see the change. That said, OB is probably one of the largest neighborhoods in Cleveland- certain areas are ready to pop and other parts are waaaay out there in nomans land and are 1950's Parma-lite.
  14. FWIW a couple years ago I was hanging at OB Cheese and speaking with Michael and he had hinted at some big transformative plans/restaurants, like big (he was really excited hah). Either way, he was tight lipped about it and I doubt he was talking about Irie (no offense to them). I'll see if I can do some sleuthing haha.
  15. Also worth noting, the Emerald Alliance XI building (former YMCA location) looks to have some folks moved in. Was at the crappy (but cheap) gas station across the way the other night and lights were on and looked like folks were in there.

  18. For some reason I can't find some documents that solidify this but I'm almost positive that last time I looked this up what RTA is saying was true. I want to say last time this was in the mix was a year and some ago when folks saw renderings of another building potentially being put on that lot (736-10-011). Hopefully I'll be able to dig something up, until then I trust the RTA haha

  20. Relevant esp with Barley House, but if you're out and about and see some type of violation (PPE, Social Distancing, Hand Sanitizer, etc.) report it here. It gets circulated around powers that be in the county, and hopefully if some enforcement teeth come in from DeWine, it can have even more bite.   21. I'm impressed they've kept with it. This attention to detail can't be cheap. Sure it wouldn't look as grand without the full clean, but surely could've been a 'return to later' project. Still can't believe it was plastic floating in the wind/musty smell emanating only a short while ago. And across the street the CAC alcove smelling of pee lol and abandonment. Woo Cleveland!

  24. To add to this @jbee1982, SHW recently acquired Valspar and that will also increase the SHW worker footprint. I know it was a discussion way back speculating about those workers in MSP, but judging by all other impressions of SHW the leaders don't really like having a divided/WFH-esque workforce so I'd imagine those folks will be moving east.
  25. Perhaps a D2 or D3 tourney. But definitely not D1. But I'm in team redevelop. With the highway right there it could add to the gateway to that area. Same goes for those stupid parking lots on E. 14 behind PHQ.
