I agree with everyone else. (Including the part about the railing - hope you find some room in the budget for that) Excellent job overall. I have a bungalow as well - 1927, I think - in the West Boulevard neighborhood. I was looking at the site you referenced in the beginning about different floor plans. How did you figure out exactly which plan was yours?

Cool. I was just friends a few weeks ago about how things used to look before the redid the flats. There used to be access to a tunnel I believe ran under the river to the other side. It was a little to the rght of where the guy in the picture is standing. I used to be so scared in the winter when driving down St. Claire hill that that I would end up in the river.- Cleveland: Crime & Safety Discussion

Adding the Promenade to the PUD would be very good for the district. Even if nothing happened for another ten years, there ic clearly a large waste of space being used by the surface parking and redeveloping this section would add significantly to CP's impact and presence in the region. About ten years ago or so, they tried to pass a rezoning of this corner lot to expand the Promenade, but it lost. IIRC, the buildings then would have not been facing the street. I remember the crowds, too. I thought there were two reasons for the move, although somebody could have just made it up. One was the traffic afterwards was creating a problem for emergency vehicles trying to address "problems" in the adjacent neighborhood.
