And you still have NIMBY's on Facebook complaining that they're replacing the bar there that hasn't been open for 20+ years with housing. This is objectively one of MyPlace's better designs and fills a big void. Hope this is the start to it getting built, built.

Some redevelopment/restaurant news: Gaby Holzer (of Thyme x Table) is opening her own spot at 4732 Lorain Ave (a former daycare). Tyler Brummett is the owner of the building (he rehabbed the building at the corner and a few houses on W 48th St). He's also been actively pursuing the Byright property. They've already underpinned the basement which will serve as a speakeasy of sorts and the first floor will be a high-er end restaurant. Gaby is a rising star on the scene, especially with cocktails so whatever concept it is, it will be a good one. Lorain Ave continues it's renaissance.

Cleveland: I-X Center
Although the car/rv/boat shows won't translate well or even be compatible with Huntington Convention Center, everything else from the IX center should fit or be able to work over a few days. With 40-50 events per year and 1.5-2 million visitors each year, it'll certainly bring more people downtown. I think this is great news, overall.

With a complete Irish Town Bend, lot infill on W 25th, continued development within Hingetown, reimagined Lorain Ave with continued development all the way down to West 65th... we've got a world class urban area with a hotel! Finally, we don't need to host all family or force them into an Airbnb or downtown hotel. Development team made a great point on how a hotel will reduce the demand for Airbnb's which means more full time residents in those houses.

Ohio City Hotel at Landmarks today for schematic. Announced it'll be a Marriott Tribute Portfolio hotel and it's formal name is Ohio City Hotel. This project is so exciting and we are lucky to have Dan in Cleveland and this neighborhood. Edit: It received resounding positive feedback from all other than comments about the top of the building needing some "love"... Michele Anderson was again the most "negative" asking for red/orange brick and concerned about the massing and parking (like always).

Well said. You've got KANSAS CITY (a much less dense city) installing a 7 mile long street cart system, yet we have people on a forum about development denying TOD because "we're not europe". They've either never left Ohio or are incapable of imagining something that is foreign to them but has been so successful in other places. When I leave Cleveland to travel, I'm ALWAYS using public transit– I want the same amenities here in my neighborhood.

That is how I understand the law/process as well– there are grandfathered rights (which exists to protect non-conforming uses after changes) and vested rights (protects owners with in progress/active applications started before the new zoning took place) which serve to buffer widespread ramifications when zoning changes. Zoning approved days ago doesn’t apply to a previously applied project as far as I’m aware. It’s also not landmarks place to speak about zoning issues, that’s BZA. They approved it on the grounds that materially, the reuse of the building fit the needs of the historic area and community.

Holding my breath during this Landmarks Meeting over 2061 Gehring Ave... they approved 7-2. Drive through was the sticking point. Tom Gillespie did drop an interesting tidbit that Harbor Bay was trying to purchase the building for a 6 story build out there and said that his use was far less burdensome to traffic than the alternative.

I am a little suspect of this developer. Their project on Lorain was ordered to stop work I believe for work without permits and has been in progress the last 4+ years for a very small building. Unsure they have the ability to finance and complete a new build of this size, even if it's relatively small. We shall see!
