Proof is going into the old Nick's Diner spot which is 4116 Lorain. They're almost ready to open. I don't want to argue with the greatest of all time but technically I broke that news in this thread a few months back 😉 Do tell on the new restaurant on W 25th, though.

Aside from the flyover shots that would suck, this is exactly my concern. I think this is a pressure tactic but if not, it's a nightmare if it actually comes true. Although potential options that exist without it are interesting, the likely scenario is an unused decrepit stadium taking up space for a decade or more.

Adapt like any other business should. Offer carry to car service, work with city or neighborhood to have a designated pickup zone, etc. You don't need to park right in front of the store to be able to pull up to a storefront, throw on your hazards and load in an item. That said, if they think that is a barrier to sales, so be it.

Maybe prior to 41st/44st stretch becoming active/revitalized. I am all for this plan and wish it started this year like it was supposed to but my comment is in support of some minor tweaks but not getting hung up on parking being a lot different. Could the current iteration use some tweaks? Definitely. It'd be great to find budget for a public parking garage/lot, too. Lorain Ave is a hellscape. Walk down Lorain once a week at different times. Sure, during a dinner rush hard to find parking between W 41st and W 44th, a morning coffee/donut run, too but the rest of the time, plenty of spaces. This street has the most upside of any in Cleveland. It deserves a drastic change– one that will certainly make a lot of people scared. If your business is good enough, it will survive. I wish I had the time to do a survey and count the amount of cars parked at various hours of the day over a month span or lack thereof.

In no way is this not an acceptable use of this lot and then to disapprove after they forced large design changes. I hope they come back with the original design for approval at the committees and Joyce sits in to make sure each member is objective in their feedback. This is just another of example of why community input is needed but can't be 100% followed to build a diverse and growing neighborhood. The loudest critics are usually the ones who don't want to compromise, they just want it to be a single family house instead or to keep their easy parking.

One thing to call out is the recent statement from CPC which seems to point to leadership coming down on the committees to stop forcing design/development changes based on all feedback received by public/advisory boards/block clubs/etc.

Cleveland: Flats East Bank
It wouldn't make sense to force one location to have a public boardwalk while allowing Lindey's, Collision Bend and 1330 private access. I'm in support of public access but it would be a worse experience for the public having one little piece and the rest disconnected (also unfair to this redevelopment and I am someone who boycotts George's establishments). What would be a great pedestrian experience is to allow this, and clean up the portion of Old River Rd, redevelop Samsel, Odeon and old Hooters to be more public/pedestrian friendly. Then one day consider having this stretch be another street that gets closed off to parking OR vehicle's in the future to allow for parklets/outdoor dining/etc. String lights up, make it fun and inviting and you've got yourself an awesome new addition to the East Bank experience.

They received some pushback during the meeting. The most interesting one was a woman demanding the local Chipotle representatives that they better keep their employees in check as she's seen how they've treated people on the news and it's not accepted around these parts. I've only seen employees get assaulted in the news, not employees assaulting patrons. Regardless, I really hope to see this rehab come to fruition, especially with the park across the street. The Chipotle design representative said they expect a mid 2025 completion.

He said he's planning to renovate the 13-story building, which will be rebranded as the Tiffany Glass Building after the City Club leaves. The name is a nod to the decorative Tiffany & Co. inlays that once adorned the building's walls, door frames and columns. That glass, hidden from view today, will be displayed again, with descriptive plaques lining the building's corridors, said Bishoff, president of Columbus-based E.V. Bishoff Co. In addition to replacing the elevator equipment, Bishoff plans to update all of the bathrooms and common areas. Renovations could start in late 2023 or early 2024, said Bishoff, who would not discuss the cost of the project. Data provider CoStar Group Inc. says the property is 77% leased, a figure that Bishoff said "is probably accurate." If so, the building will be about 70% full after the City Club and Rivchun depart. Most of the tenants are small firms, occupying a few hundred to a few thousand square feet. Real estate brokers view the building as a potential candidate for a residential conversion, amid steady demand for downtown housing and a soft office market. But Bishoff, who acquired the property in 2001, has no plans to change the use. The City Club's space, which fills the second floor, will become a venue called the Tiffany Glass Event Center, he said. And he's confident that Rivchun's longtime shop and offices, where the jeweler has made considerable investments, will be marketable.

A good tidbit of information from today's BOZA meeting. Dave Ferrante of Visible Voice Books bought two buildings on Lorain Ave last year (4517 and 4601 Lorain Ave). He recently bought 2022 W 45th and applied to change it's use from residential to office. This was approved to support office duties for the management of both Lorain locations. It was noted that 4517 Lorain Ave would become a guitar store (Guitar Riot) and 4601 Lorain Ave is where Visible Voice Books will move. Sidenote: both rehab projects have qualified for historical tax credits
