Woah, those are pretty grim... The basic site plan could be much better if they incorporated more townhomes to create a neighborhood feel. They could have some alleyways to create more intimate spaces, etc., rather than it just being two big apartment buildings surrounded by parking.

That's my view as well. It would be great to see people living in that area, paired with some things common in actual communities (like schools, stores, placed to work, etc.) and this does a lot of those things in a potentially deliverable package. Keeping the buildings low-rise makes construction much cheaper.

I'm also not a big fan of this, although in trying to see the positive: (1) this is just an abandoned field, so several hundred residents is better; (2) this hopefully spurs some mixed use development on the other plots; and (3) the parking is largely shielded from street view and lines the train tracks.

It wouldn't be my top location for downtown, but a vertical residential building would have great views of the river/flats, and potentially into Progressive Field. It would also be the shortest walk/bike ride from downtown into Ohio City.

Assuming it was built in a way that the entrance was onto Ontario or Eagle, I could see a first floor sports bar, with residential above, doing very well in that location.

Totally agree. A big reason why that stretch of road feels so uninviting is that it is so car focused. It would also be great if they could find a way to reconnect the neighborhoods along W 25th south of I-90 with Tremont. They are so geographically close, but I-71 completely divides the two areas. Even just reconnecting some of the cut-off streets would go a long way.

Wow, that's a huge number. And if a lot of those people are younger, they may be more inclined to look for housing in the city.

I doubt the city would be willing to make that loan because the rest of the project wouldn't pay a prevailing wage. It seems a matter of principle for the city. I find it hard to believe there isn't some other source of a few million dollars of funding for such a large project.

I agree. People who think these areas are getting "too hot" or have self-sustaining development need to spend some time in cities that are actually seeing growth. We are just now seeing the benefits of these programs and pulling the cord on them would be seriously short-sighted. The massive amount of new housing being built in the suburbs v. the tiny amount in Cleveland proper pretty clearly depicts how any benefits to building in Cleveland shouldn't be taken away any time soon.
