  1. The renderings threw me since they have the actual building out the window in some of these interior mockups, lol. The units and shared spaces do look great, though. The big square windows are nice. Agreed that the rooftop deck looks awesome but very exposed to the elements. Hoping these units sell well.
  2. Lol, I-95 on the tiniest sliver on the northern fringe of the island and 495 and 478 basically end at the tunnel entrances/exits. So while technically "connected" they do not slice the core of the city like interstates in other urban areas.

    Hard for me to like this since it just seems so crazily overbuilt. With as many cars end up in buildings, all I can picture is cars flying off the bridge and into the Scioto.
  4. April 22 came and went. I really have high hopes for this project. Hoping the surprise decision by the Downtown Commission to delay the demolition needed to proceed hasn't lead to problems that would further delay or jeopardize the project.

  6. I've always liked the work nbbj puts out. Agreed about the balconies, they add a cool dimension to the look of the building. The renderings look great but, based on other projects, my fear is this will get approved with the materials shown yet what's built will end up being different - and not in a good way. I also can't get over going from a 30-40 story proposal to 12. I wish there could be a little variation in height in Franklinton. Even if this building could be in the 15-20 story range it would help.

Not sure which regional carrier it will be, but likely PSA as they have a base in CAK.
  10. Wouldn't that be insanely expensive? I'd imagine it's paneling of some kind. I think that'd be overkill, as there are architraves above each window line in the brick portion. Overall I'm really liking the revisions made to the proposal. If the finished product ends up as presented, that would be a huge win for that portion of the neighborhood.

That's all well and good, but my fear is what one of the city's housing directors mentioned towards the end of the article: "When we have these sort of back and forths (between the city and developers), it is genuinely frustrating and adds cost and time to projects that gets passed down to the renter ultimately," she said. "So as we think about housing affordability, it's not good from that perspective either." At what point does the developer just walk away, and we're stuck with nothing?
  13. This is infuriating. The whole purpose of Zone In was to have a document that set standards which commissions and review boards could refer to and help guide decisions. The fact that these people think they can still usurp the standards adopted city-wide is ludicrous. The commissioners' comments are all over the place, from potential shadow effect, to the aesthetic not feeling right, whatever the heck that means. Obviously these people have never lived in a big, active city where it's plainly obvious that developments like this and those that follow enhance the overall neighborhood environment.

Service, which was founded in 2020 to support restaurant industry workers, plans to convert the former Columbus College of Art & Design building at 145 N. Something akin to CM's Cap City Diner would be fantastic and should be able to fit a lot of what CCAD hopes to achieve with the program.
  15. I honestly think the notion of being able to drive anywhere, anytime, at any age is considered more of a basic human right than healthcare by a lot of people.
  16. I've always loved this building and all the grand dame buildings along East Broad St. It's a shame this one can't seem to find the right developer/market to bring it back to the jewel it's supposed to be. Maybe, hopefully, this time.
  17. I hope that's still in the works! I thought there were some milestone fundraising goals that they had to hit in order for it to move forward...

According to the Business First article, the Broad St. side would include 2,200 sq. ft. of retail space and a third floor "winter garden" (I guess that's the vegetation in the building cutout mimicking Gravity across the street). The State St. side would be the one that contain more resident-focused services, including a fitness center, bike repair area, and co-working space.
  19. Oh, I like the idea of a green wall. It would mesh well with the elevated park running alongside the Gilbert/Pembroke/Quasimodo/Etc.
  20. No joke. That's one spartan balcony. With the concrete floor and metal railing, think this means tenants can put a barbeque on the balcony? It'd be weird walking along Broad and seeing smoke wafting out of the balconies on this building.
  21. Wait, so this is no longer the Gilbert? No matter what name they put on it, the building is still ugly as hell. Though I will admit, those interior shots are quite nice. "It's not what's on the outside, but what's on the inside that counts?" 🤷‍♂️
  22. I was thinking the same. While I like the energy and life the experience park brings, I'm sure it can be replicated on any one of the empty lots that remain around that area of Franklinton, assuming the owner(s) of said lots are amicable to the idea.
