  1. I am kind of nervous about Stark putting a huge development in the city. Although I would hardly say I'm glad he dropped out, I fear that he will basically build a crocker park in the city. Mixed use development is is what the city sorely needs, but I dont want mixed use projects to have the artificial feel of crocker park.
  2. This is a little off topic, but does anyone know the fully story behind the progessive tower downtown? More specifically, why was it never built?
  3. I believe they are just expanding the 6th floor. Floor 2-5 have 8 units each, and intially floors 6-8 were to have 5 each, but the 6th floor will now be similar to the lower levels. The penthouse level in the 9th floor with 8 units.
  4. This was posted on the website today. It looks like interest in the project remains very strong. Dear Friends, Thanks to your positive response and feedback to our new elegant loft floor plans, we''''re adding 3 more units to Building 1 at The Avenue District. The 6th floor will replicate floors Two through Five giving the corner of East 12th and St. Clair 58 premium lofts. Below you will find our updated pricing for the 6th Floor.
  5. What ever happened to the sale of the May Co. building? The article was in crains last fall, but no news since?
  6. Does anyone know where these 2 proposed casinos would be? At least one would be close to tower city I would imagine since Forest City is involved. Rehabbing both the Higbee and May co. buildings would be pretty nice, but new construction would be great. The huge parking lot on east 4th and prospect would be a nice location for new construction.
  7. I'm surprised, but happy, that all 26 units of phase 1 have sold. This development is certainly for urban pioneers. On a somewhat related note, how are sales at the other 2 ameri-con west side developments, puritas park and longmead village?
  8. The banner is on the floor by the window. I assumed that they were going to hang it up since it appeared there after the building was sold, however since net 11 went under I suspect that the banner was already in the building and the new owners just threw it in that corner.
  9. I live across the street and always wondered what that building was originally. This leaves me a little confused however. On the ground of the building there is a banner which says "future home of net 11", it has been there for about a month now. Does anyone know what net 11 is?
  10. I tend to disagree with your theory that downtown residential development "steals" the few urban minded residents away from adjacent neighborhoods. My experience has been (in Cleveland) that many people downtown, including myself, grew up in the surrounding suburbs. Therefore, these people are entirely new to urban living. Even though Cleveland's urban neighborhoods do compete for residents to a certain extent, you really cannot lump all the urban neighborhoods together in one group. Downtown living is an entirely unique option since single family homes are not available and the majority of residences are large apartment buildings. Since single family homes are not an option, downtowns appeal to a younger demographic. If you have any questions about Cleveland urban living I'm more than happy to answer them (even though most people who post here are a lot more knowledgeable than me!)
  11. Is CSU doing anything to Marshall Law School. It's seems to be in pretty good shape but I heard they were considering an expansion/rennovation.
  12. That's interesting about the Times article, I would have hoped that they would get basic facts right.
  13. "The BP building, one of the city's three skyscrapers (and only one of two Class A commercial properties)" Ny Times 9/28/05 "Cleveland Pulls Back From the Edge" I would assume the other one is the key tower. What other buildings do you think are class A? I've heard that class determinations can be subjective, so maybe the Times is wrong.
  14. I'm glad office space is included in the project, the lack of class A office space downtown will make it difficult to attract/retain tenants. Right now, I think the key building is the only class A building.
  15. New Project on Fulton near St. Rocco's Townhouses bring slice of Italy to area Thursday, February 16, 2006 By DAVID PLATA West Side Sun News
  16. This project apears to moving along, albeit very slowly. I drove by the site a couple of days ago and noticed that work has begun on about 5 or 6 new townhouses. The website says that phase one is sold out, but I'm not exactly sure how large phase 1 is.
  17. K & D is also converting at least one floor of reserve square into condos. Having affordable condos on east 12th will definitely help solidify that neighborhood.
  18. Is the 668 rehab dependent upon Ferchill landing UH? I read a while back that Goldberg was getting historic tax credits to make it into apartments. Given the glut of downtown office space on the market, I would prefer to see more housing. It would make more sense for UH to occupy the Higbee or May Co. Building.
  19. I think that's the the Johsua Hall Building, it's the small building next to the bottoms up bar. It is 2 condos with a construction company occupying the street level office. The project has been going on for a while now so I think it should be done soon.
  20. I was walking by the Frangos property and noticed that renovations have begun. The front side facing prospect looks untouched, but if you go around the back you can see that the building has been cleared out and the back glass has been removed. East 9th and Huron is becoming a solid residential area. Also, I heard guys working in there on a Sunday which kind of surprised me.

I wish the service ran on weekends as well. Not having service on weekends feeds the perception that downtown is only alive during the week. It doesnt make sense to have a tourist trolly that stops at 7 PM on weekdays and doesnt even run on the weekends. I thought the original plan called for service until midnight.
  22. The building used to be reads jewelers which is now down the street next to the boneyard. I hope they actually clear the rubble. I don't get why there is still a huge pile of rubble next to Flannery's.
  23. Does anyone know what the amenities in the new neighborhood are? I checked out the website and it talks about creating a new neighborhood, but it doesn't give any specifics. I think that if they landed some retailers ahead of construction it would boost pre-sales.
  24. I really hope that this helps clean up Public Square. All the garbage there is a disgrace, especially considering the wonderful architecture in that part of downtown. Also, I wonder if these safety ambassadors will enforce the anti-panhandling law.

I grew up on the west side, went to college on the east side (John Carroll) and currently live downtown. My experience has been that the people on the east side tend to be more educated but kind of unfriendly at times. However, the architecture (especially in the heights) is a definite plus. The west side has more of a cookie cutter suburbia feel to it (except Lakewood), but it’s where I grew up so I still like it!
