  1. Does the city own the little courtyard between the cap and this building? I’ve thought for a while that it would make for a great bar/restaurant patio space but never knew who owned that land.

  3. Correct - there will be an additional parking garage to flank the right side of the BHP (essentially mirroring the garage currently flanking the left side) barring any changes to their master plan from 2015/16ish. Source: Wife works for NCH.
  4. Really loving the nearly-finished product here. Keeping that facade proved to be a big win for the project and overall street presence. Now, heres to hoping the office component behind the hotel moves forward. My only hope is a bit more glass as it fronts 670.. hoping for curtain-wall build.

  7. The lots that NCH wants rezoned sit behind the L garage and the RMH building. My guess is that RMH needs to expand their footprint - it used to be the Largest RMH until Cincinnati RMH expanded recently.
  8. I've actually been of the opposite opinion - I feel that this has progressed much quicker than I anticipated for a concrete poured structure.

  11. I have probably mentioned this before but the "organized mess" of a construction site like this is truly fascinating to me.
  12. Interesting... all poured concrete thus far. All of their recent projects (including RB III which this is connecting to and the FOB caddy corner) have been curtain wall with steel framing. I wonder why the change? what an imposing presence along Livingston. I love it.
  13. Looks fantastic and (as mentioned upthread) there really isnt much going on here. Punctured metal panels, cut at angles; glass facade on stairwells; masonry on the lower level concrete. This and the new Wex med garage NEED to set a precedent for garage "masking" standards in the city.

  15. I agree. It does seem out of place. luckily the article points out that the developers are unsure if the 3rd phase will stay as senior housing at this point.
  16. I was going to say it looks like out of town (Franklinton) and Kaufman’s new IBEW proposal had a child.
  17. Question on this: Is poured concrete to be expected all the way to the top? or will this serve as somewhat of a podium before transitioning to steel for the upper floors?
  18. I was hopeful that this would continue. Then they began planning the broad street changes west of the railroad and completely botched it (IMO) by not protecting the bike lanes or introducing plans to slow down the traffic even just a little bit. It should be a boulevard from 70 to the east side with dedicated BRT lanes in the middle and protected bike lanes on the outside. Someone mentioned upthread that broad is a highway running through downtown and I could not agree more. EDIT: Got to my gripe before I finished the thread. My comment basically echoes the image shared by @DTCL11.
  19. Lets hope! Also, maybe my expectations were off, but did anybody else expect first floor retail? I figured a couple bars/restaurants could do well down there especially as some of the plots to the east along NWB are developed with more condos.
  20. The only gripe I have is the surface parking lot behind the building in block B. I think a garage would be better but Im not the one risking my money. :) Otherwise, these look nice.

  22. Alright, it’s officially time to get the utilities buried and improve the streetscape along 4th.
  23. My one true hope is some sort of dynamic lighting on the building.. up the sides of the building for street presence but especially along the top. Make it stand out among the skyline like the leveque.

  25. Glad to see the durable slate building is being demolished. I know there was opposition but that building was falling into a state of disrepair. Additionally, the master plan that lykens proposed with budd dairy in the middle of it all is much more appealing than the durable slate building. As for the second building.. I wouldn't be surprised if it was being used as an "office" by the demolition/site prep team (or for the eventual builder of the apartments by Lykens). Just an assumption though.
