  1. But really though... is there actually a need for the 2 curb cuts that make for the "entry way" component of the two buildings when each parking lot is easily accessible via the road that separates the two?
  2. Knowing that under that brick is simple plywood -- total loss is my guess. Cant remember -- was there any form of concrete podium to this? if so, it would be relatively quick to get back to this phase once the old materials are cleared from the site down to just the podium.

  4. I agree -- my guess is that in order to land office tenants they needed to have some form of parking. Sometimes those small gripes that I have are one of the main reasons the project was (or is projected to be) feasible. Pavers or some sort of higher-end treatment would have made for a nice compromise. Ive been thinking this same thing about 4th since living in the area -- Eliminate the street parking on one side, keep two lanes for vehicular traffic and do a permanent (protected with concrete divider) bike lane. Toronto neighborhoods do something very similar in regard to eliminating parking on one side of a one way street in order to have a bike lane(s). There is not alot of real estate to work with along that stretch.
  5. That makes sense. Hoping it was a building/structural quirk as opposed to lack of cooperation; however, the old planters and trash bins make me think otherwise. Such an ugly patch on an otherwise great project.
  6. The former Columbus Electrical Works Building (777 N 4th) site has seen recent action with both buildings now gutted and all windows opened. Question Regarding the Street Scape Progress: Now over a year removed from the completion of the previous phase, there is still a remaining piece of old sidewalk (including outdated concrete planters) in front of the building that sits where Buttles dead ends into High Street (next to shake shack). Does anyone on here have thoughts or insight as to why the city would complete a work *around* that old concrete while not actually replacing it? its odd to me every time I walk that stretch. The concrete needs replaced not only due to condition but also to match the work that this investment has completed thus far.   8. Not sure if this has been called out on here so I apologize if I am being redundant... The consumer loan cashing place in the short north is officially OUT. Signage has been removed so now it sits awaiting more desirable development circumstances. All that time complaining and we just needed a global pandemic to finally see progress ? Heres to hoping for improved economic conditions and a development proposal of 12+ Stories ?

  11. So true — the section north of the pool has very high quality finish work and *mysteriously* no dryer vents? Am I missing them?
  12. i can’t unsee the dryer vents that are stuck halfway between the cornice and the masonry.... causing them to protrude from the masonry
  13. This is tough. So tough to see -- what took so long to get to this point, gone in the matter of hours. I also hope they find the ability to rebuild. The master plan for the area is so needed and once the masonry work was completed, it looked great.
  14. Ive noticed this as well. There was a period of about two weeks where it was operating at full capacity until the performance started degrading until it was shut off completely.
  15. I have shared this thought almost exactly. Especially the piece about winterfest and even hoping that CBJ's winter park which has since been discontinued (always arriving too late in the season IMO) would be the push needed. So, after giving it thought, the one issue I always come back to is location -- Cleveland has a public square now, Cincy has fountain square (not sure if this is where they host their public ice rink) -- outside of the commons, we lack that public square element in our downtown. However, as I kick the tires on this, the COSI Pavilion (Genoa Park) continues to arrive top of my list of desired areas -- right up there with the commons; however, given that this is atop an underground garage, I am not sure about weight limits etc.. In my thought, either the upper or lower portion of Genoa Park could host this and drive attendance to winter fest, the scioto lights and even the Columbus commons lights as it is a quick 10 minute or so walk from the riverfront to the commons. Just some dreary Monday thoughts during a conference call ?

  18. This is great. Design is a bit bland so I hope they dress it up with LED lighting accents of some sort. hopefully this paves the way for another pedestrian bridge from North Bank park into franklinton/Scioto peninsula.
  19. Great point. I didn't even think about the implications this could have on future development in that lot. 11 stories is a great way to set the precedent.
  20. This spot has long intrigued me. Its such a deep building and that little plot between the Cap and this parcel has so much potential. Very underutilized at this point.

  23. Wow -- need some info on the materials. Kinda reminded of the paneling used on "rustic" looking northern corner of the Gay and High project (name escapes me). Overall, such a downgrade and I do hope this is a spite project. Edit: Overall* not Overally

To expand a bit on the completely accurate points mentioned by DevolsDance: - R&R has an on site gym and a heated pool - Gravity does not have either (for now at least, I have heard rumblings that they may add an on site gym in Gravity 1 or 2) - R&R has a variety of floor-plans including townhomes, flats, and traditional apartments (The townhomes and flats have optional 1 car garages - huge draw that close to downtown) - Regarding location: this is the main factor here. Yes, R&R is in the more trendy area; however, It goes further. Gravity has heard complaints directly related to the proximity of 3-4 heavily utilized freight rail lines which squeak, squeal and rumble VERY loudly. R&R has a few buildings in close proximity to those same tracks; however, not nearly as close as the entire gravity building. Essentially, 2 of 4 sides of Gravity 1Apartments are within feet of the tracks. IMO, they should have flipped the layout to put the office component closer to the tracks but even that may not have solved the issue. - Additionally on location, R&R has the benefit of free street parking due to its location. I park in franklinton near R&R or often near the Idea Foundry and walk to the office quite a bit when I do not work remotely so I have noticed this benefit personally. - Furthermore, the occupancy has been stalled around 40-50% due to the fact that kaufman decided to push the airbnb approach. He is paying people a percentage of revenue to manage furnished apartments as short term rentals. (Source: two friends of mine manage a handful of listings within Gravity 1) The worry I have is that the trains are not going anywhere so will Kaufman manage to build sound dampening walls to help alleviate the noise? or take another approach with building materials that help to alleviate this? Im no expert by any means but there must be some option for him.
