The state of Market Ave and overall state of Market Square park has recently been brought up in multiple block club meetings as well as the Oho City Community meeting from many residents. From the responses given from OCI and the city it sounds like it was an issue with not knowing who was responsible for it. OCI basically said its the city's responsibility and the city said we were not aware it was in such a state and it is now on their radar. I am not sure how to take this but OCI also said that although it is not there responsibility it is now going to probably be their responsibility which I would honestly welcome.

This is very unlikely to happen but okay lets just say this turns out to look exactly like what they showed in the videos. Do you think there would be enough consistent foot traffic to draw additional retail to the region or just poach from Pinecrest and Crocker? With how hard it seems to get any national retail to come downtown I cant imagine they would see any difference in an area with less foot traffic 15 minutes away from downtown with Crocker and Pinecrest both about 20 minutes away as well.

"I don't think that Jimmy World getting built in Brookpark is going to trigger a great migration to that area." I completely agree with you that people wont shift to going to Brookpark more than a handful of times a year. But Isn't this what they are trying to sell us though? That Brookpark will become a huge Crocker/Pinecrest type concept. In order for that to happen there would have to be some sort of population migration and if there's not then none of these concepts they are proposing will ever work so why give all this public money for it.

Though I agree I don't really want another vacancy. I would assume the usual townhall crowd found other businesses in the neighborhood to go to causing an uptick for them. It's not a complete net negative.

According to Osborne Engineering, some repairs/maintenance are needed as with any stadium but the stadium is in pretty good shape for its age. I very well could have just missed it and that's on me. But I haven't seen anywhere that says the Haslams are covering 100% of the ancillary development or any of it really. I have seen that it is supposed to come privately which I thought just meant they are expecting someone else other than the public or them to cover all of the surrounding development . But that is a lot different than the Haslams committing any of their money to the surrounding development in that they are just hoping someone else will see their vision in Brookpark and want to invest. If they are wrong, all we get is a stadium with a roof surrounded by a sea of parking.

Maybe misinformation was the wrong wording but so far the Haslams have only committed $1.2B for the $3.6B project shown in the videos. So to me saying that they are covering any more than $1.2B feels incorrect for anyone to say at the moment.

There is so much misinformation out there on the Brookpark proposal right now. From people saying they heard the Haslams are paying for the entire thing to Daryl on 92.3 this morning saying the Haslams are covering all costs for the surrounding development as well. I think once the true numbers come out and the renderings of what a lakefront renovation could look like get released the public perception will start to sway towards it and the Haslams know that hence why they are taking so long to release them.

He said he is in partnership with OCI on the lot but I am not sure how that ownership structure works. He also mentioned that the development was being done in a way that would not affect GLBC truck traffic.

Yes that's the one but it also includes all the area by Mclean Ct to west 28th street which is where they proposed the car entrance to be.

Dan Whalen presented the concept for a hotel on the West 26th street parking lot at my block club last night. He showed renderings for an 8 story structure that's just shy of 90 ft. He said it will include about 130 rooms (priced below $250 per),2 restaurants (1 interior,1 rooftop), a bar, a rooftop pool and about 80 underground parking spots. Something I found interesting was that the car entrance to the hotel would actually be on West 28th street leaving the ability for the hotel frontage on West 26th as well as Lorain Ave to be completely streetscaped. Overall reaction from the block club was very good aside from the usual parking concerns.

I'm surprised at the lack of renderings we are seeing of what a $1B+ lakefront renovation could look like. It just doesn't seem like a fair fight without it. The agenda for the Ohio City Community meeting on August 20th states that project updates for an apartment building at 2032 W 26th street and hotel at 1960 W 26th Street will be there. I wasn't aware of the apartment building but I have been looking forward to hearing more and hopefully seeing renderings of the hotel.

Correct me if I am wrong but for the full development that was depicted in the Brookpark video to come to fruition there would not only need to be the $1.2B for the stadium and parking lot but a total of $2.4B to come from somewhere else besides the Haslams right?

My guess is if the studies they have done showed any bit of evidence that would help them persuade people towards the Brookpark proposal instead of the Lakefront they would have showed them already.

They dont want to show it because they dont want people to realize we can have the same type of region changing stadium/development on the Lakefront as they are proposing in Brookpark but for cheaper. You dont have to spend all the money to make downtown an attractive destination like they have to in Brookpark because downtown already has all the amenities.

Can someone help me understand how much the Haslams are asking for from the public and where its supposed to be coming from? From what I have read they are only covering $1.2B which would leave $2.4B (1.2B for stadium and 1.2B for other phases) left to get from others. But I would assume Cleveland wont give any, the County said they support a stadium downtown and the state said they dont have it when asked for just $600M. Am I missing something or is it really just noone knows yet?

Muni Lot people you probably lose to this Brookpark site but as you said those people dont contribute much to downtown on gameday anyway other than tailgate aesthetics. To play devils advocate to that though, will those people want to pay what Jimmy wants for a parking spot and wait in traffic while 20k+ cars try to get into Brookpark to tailgate or can Cleveland lure them downtown still with incentives of cheaper or even free parking on gamedays.

I agree with you. I don't think it should be in Brookpark at all. But if that's where it's going I just don't think it's going to magically attract all these people to Brookpark before and after the games.

Because people don't travel to games to see suburbs. They travel to explore the amenities of cities.

I saw it. I just don't believe hotels, retail, entertainment and residents will want to be in Brookpark Ohio wedged in between an airport and a Ford plant no matter how much Jimmy wishes for it.

I think downtown will still be plenty busy on game/event days. Especially when you consider out of towners will still have to stay downtown due to Brookpark not having enough hotels. Also for locals, parking downtown and taking the rapid/uber will be much more convenient and cheaper than trying to cram 20k+ cars into Brookpark paying whatever Jimmy decides he wants to charge on that particular day.
