  1. IMHO, there is nothing wrong at all with Morgan co-existing in the neighborhood with the new Infill. There is plenty of low-density residential available for redevelopment prior to relocating an employer that still requires employees to report to their physical address.

  3. I would say a regular tower crane will go up fir this. ASAP too. No foundations or sitework obviously needs done. There appears to be zero room for a crawling crane anywhere. So what is this, 9 stories?

  6. It would be great if the city could contract with an outside consultant, particularly an engineering firm, to review plans for them and provide assessment. They could be the developers contact which I believe would be much more fluid for outside development teams working through the process. The speed of the process going from paper to tax generation would out-weigh the subconsultant fee. And it would also remove the black eye that the city is for developers...because it really is.

  9. This is why I think a lot of people were very outspoken with regard to the shut downs. I didn't know where to stand on the issue, however what I did know was, the landscape was going to be vastly different once the pandemic ended. And probably not for the better for large urban cores. And to think that a city could force business' what to do with regard to where their employees work, IMHO, is ridiculous. Places such as DC and other high rent districts could really struggle now. If I was leasing a large footprint right now, and just adapted all of my employees to remote working, not a chance I would continue to pull huge rents out of my PnL. However, money fixes everything, and if cities want to incentivize business to get their employees back to work in the physical location, they can do that through tax breaks I guess. Another blow however.

  12. This site can be developed much easier, and much quicker than TC. Bedrock may be in a more favorable finacial position than Stark with regard to lending and therefore be able to develop this for Starks intrested tenants.
  13. It almost looks like they trying to market to single end users. Versus building tall and looking for big anchor tenants, and waiting for company to backfill the space. Bottom line, these are just concepts to market the development to commercial/retail/hotel operators. They'll all be individual projects with a much different look then we're seeing here.
  14. Yes, Leich Industries built it. They were the company that made all of the souvenir baseball helmets that kids get at games. And that Friendly's would put their Sundaes in.

  17. I assume that Cleveland is a somewhat lucrative market to develop properties in, barring the interest rates are favorable for developers. However, based on what I've read, the ROI on real estate development in Cleveland runs a fine line on profitability, and I'm concerned high interest rates may knock a lot of projects out of play. Sure, the Sunbelt developed with rates at 8%, but the ROI in the Sunbelt is insane.

  19. Right. But I get TotalTransits point. Essentially if done perfect, Scranton Peninsula could be developed into a great Lifestyle Center. That's OK, much better than what it currently is. From perception sake of a resident, the area dosen't comingle with any other neighborhoods. Sure geographically it's close, but a world away.
  20. Those streetview images are remarkable! How soon we forget! I honestly don't remember it looking that bad. Almost had a Youngstown vibe to it.

  22. Not saying I'm for the walkway, but sometimes is moreso for perception versus the concept that it takes weather elements out of the experience. With a walkway, the perception is the center is a bigger contiguous venue with multiple lodging options onsite.
  23. It's pretty basic. Yesterday was a carbon copy of last year. Terrible passing game, phenomenal running game, serviceable defense. The difference, good kicking game. The Browns could've been 11-6, maybe 12-5 last year had we had this kicking game versus a kicker with a 70% hit rate, and under 40% from the 40 yard line. Not saying we shouldn't have moved on from Mayfield, because that was the smart decision. You can't win Superbowls with a crappy QB and a good kicking game, but it may sneak you into the playoffs.
