JDD941, I think I remeber part of the streetscape plans for the Aven District to include overhead street signage. i think that's a great idea and more districts and neighborhoods should do this.

A common Clevelander probably doesn't know where Fairfax and other neighborhoods are in this area. I do like the "upper and lower" idea though. This is like saying, I'm working/living downtown. Well, someone might be living in the Avenue District neighborhood, but at the end of the day, it's still downtown. Same goes for this midtown idea.

MyTwoSense, I have heard some talk about making everything between Downtown and Universisty Circle known as Midtown, especially now that University Circle is trying to coin the "uptown" phrase... It would make neighborhoods a lot easier to pin point this way.

MyTwoSense, I don't think there's going to be much retail at the Avenue District right? I would guess that they're going to try to help repopulate the Galleria. That's going to be an interesting process to watch if I'm assuming correctly.

I noticed on there website that they are going to auction off a street name to someone. I've never heard of that, but it's awesome. Doesn't the city have something to do with street naming though?

That map is pretty interesting. It would be interesting if they added pictures or kept adding features to it. I'm guesssing this is more for out of towners to learn about what's in downtown.

If things start rolling for this project as fast as they seem, when would it actually be inhabitable? It seems that the Avenue District and even the Flats have a chance at having cranes in the area a heck of a lot faster than this project.

Do you think this is going to be upscale condos or apartments? The Avenue District is truly starting to shape up as a true Downtown district.

Thanks for the links. Very cool interviews on downtown living. I also noticed a link on one of their pages to this: http://www.wcpn.org/mc/vault/radio_features/images/downtown/avenue.pdf It's an older, but very comprehensive packet of info on the Avenue District. The lower corner dates it from 2005.

I heard that a chain of Irish pubs is coming to the Playhouse Square area. There name is Molly Brannigan's. They're from Erie, PA. I've been there before and think it'll be a great addition to the neighborhood. Hopefully a new restaurant opening up will bring more people into the area.

Is anyone a member at the CAC? I was there years ago and it seemed like a cool place, but haven't been in or heard anything about it in years. Anything new with this project? I've seen more advertising from them, so it looks like they're ramping up.

what will all this development to do the already insanely busy Mayfield Rd through Little Italy? I LOVE little italy, but would really like to see it expand a bit so that it's not so confined along that little strip of road. Is there any talk about what CIA can bring to MOCA?

Priemer is actually building a brand new building in MidTown.... when's the last time that happened?? Haviland is an excellent cheerleader, but what has really happened there? The Midtown tech center that was hyped for so long still sit vacant. I'd love to see all this become a reality, but it's going to take A LONG time.

I was told by an insider at DDR that the e.bank has nothing to do with them and that its a "Wolstein only" project. Maybe this was known, but I thought the money of DDR would be behind it. Will this effect the project?

It said on that post by Zaremba that New Urban News is an international publication... I've never heard of it. If that's true, that's pretty cool that Cleveland development got coverage in an international magazine.

anyone heard if they've secured any retailers yet? I'm guessing they'd have a better shot getting local retailers to take a chance on them than convincing a national group.

this is too cool. Think other neighborhoods will follow suit downtown? The city should force all of the new developments to get in on this as well. I heard that there's a group trying to brand cleveland as the Green city on the blue lake. Stuff like this surely helps that.

More news from Ave. District, they just sent out their floorplans in there weekly email. http://www.theavenuedistrict.com/newlayout/articles/avenue-district-exterior-renderings.asp Wasn't sure what to expect, but they look pretty sharp. I would like to see them in a larger format on their web site though.

Cleveland housing tax abatement
I agree with Wimwar that we need to have more momentum going before they cut the legs off of the momentum that is building. No one is going to move anywhere just because of an abatement, but it sure can have a secondary effect on making a decision. Why isn't a sliding scale introduced? If this is really a draw for a lot of people, then more people will get on board earlier to get the discount. As the years go on, less is offered, so perhaps it would spur interest as a lot of these projects (Avenue District, E. Bank, Battery Park, etc.) in their early stages.

I think that there's a lot of old money and a rising group with new money in town, it's just that Clevelanders don't flash it around like in other cities. I've been following this topic on the Avenue District and was recently in NYC where I read an article about some rehabbed condos in SOHO going for around $2,000 per sq ft. MY GOD! I know, I know, it's a different marketplace, etc.... but 2k a sq ft... woah. Has anyone gone to the sales office in the Galleria to ask them what kind of demographic(s) are showing interest? (instead of all of us guessing)
