Cleveland: Case Western Reserve University News & Info
I think the bigger worry compared to safety is CWRU's scholarship system. If you move off campus as an upperclassman, Case takes away a sizable chunk of your financial aid. I imagine that won't actually end up being an issue though for one of two possibilities: 1. CWRU will acquire/build more housing. 2. or CWRU will allow people to live off campus without losing financial aid.

Rally House, a sports themed clothing store, will be opening a location at 812 Huron Rd, the Caxton Building. I thought it might just be temporary for the game, but I just saw a new permit for an estimated $125,000 in renovations for the space. It's always nice to have a new clothing shop downtown.

Regarding the Landmarks meeting today: 12404 Mayfield Rd - Currently 5 apartments. WXZ hopes to convert this to 2 condo residences and one ground floor office condo. 12408 Mayfield Rd - Currently 4 apartments. To be converted to 1 condo residence and one ground floor office condo. 12405 Fairview Ct - Currently 3 family structure. To be demolished and replaced by 2 condo residences over a garage with 5 parking spaces (1 for each total residence).

I don't believe these are new renderings. These same ones have been on the marketing for Thunderbird on CBRE and Loopnet since NRP gave up on the site. I'm definitely curious to see if these will remain the plan or if NRP is considering changing something.

Just toured Intro earlier today. Such an amazing property. There's only 11 two-bedroom units left even though construction will be another two months. They definitely underestimated demand for larger units, but hopefully that just means phase 2 will be coming sooner.

Person who uses street parking here, and I strongly echo that sentiment. We need to encourage people to use their cars less and consider getting rid of them. Anyone who chooses to live in a city should understand that it means dealing with parking issues. I've gotten used to just parking a few blocks away, and not complaining about stupid things like that. And the only way we're going to transform Cleveland into a real city is by making it harder and less convenient to have a car. That's how you increase transit ridership and bike usage.

To each their own, but I'm pretty conflicted about this one. Love the wine bar, love condos, love the large units, and love the building size. But the architecture is not my cup of tea. It doesn't fit in the neighborhood at all. Hopefully the commission convinces them to make some changes.

Just finished watching the meeting today and got some screenshots for Casa d'Angolo (Primo Vino development) 5 stories tall. 7 for sale condos around 2,200-2,400 SF except for the penthouse which will be 4,800 SF. Ground floor will be a wine bar with small plates.

I'm a huge fan of the plan. I just worry about the feasibility that it will actually happen. Before this article, I assumed the project was dead since it had been a few years since I'd heard anything about it. All I can do now is hope for the best!

Yep. It may require a lot of money, but it is definitely doable. But for the developers of this project, it's just a lot smarter and safer of an investment not to bother. The site is big enough for surface parking, and their target demographic is not the luxury market that will pay an extra $300/month for their parking to be underground with amenities on top. Hopefully someday culture will change, transit will improve, and we won't even need to bother adding that many spaces.- Cleveland: Little Italy: Development and News
I would agree.... IF it was only 2%. Underground parking spaces are not that cheap. They've always been expensive to build, and a bit more now considering current material costs and Cleveland's construction costs. For a one-story deep lot (it gets more expensive, the deeper you go), you're looking at maybe $35,000 to 40,000 per space. Woodhill has 80 surface parking spaces. At an estimated $37,500 per space, that's $3,000,000. The estimate KJP gave for the whole project is $15,000,000 (including townhomes which have their own parking garages). It'd be closer to 20%, maybe even more. And don't forget that building a park or some other amenities on top would be additional costs on top of everything.- Cleveland: Retail News
